Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

Developers called me today to say we had authority to exchange from Help to Buy. Now I'm waiting for my solicitors to send me over the contracts so I sign them and get it witnessed. Solicitors are saying should definitely be ready by Friday but I'm really trying to push them faster. They think they have more time now because though 14th October is date I was told reservation ends, it's actually 23rd because that's when solicitors had 28 days from instruction to.

No such luck here sadly, apparently one of the banks hasn't processed the deposit payment fast enough so we are now looking at tomorrow for exchange. Another sleepless night for us!

Hi all. Not been here for a while. Things are moving here slowly. Accepted offer on our place & sale agreed on new build 2 months ago. Build completion estimated Dec/Jan. We were supposed to exchange after 28 days on the new build but the developer is fine about it because the delays are not our fault. Our buyers are incredibly pushy & demanding, insisting we confirm we will move into rented, pay for unnecessary items & throwing around silly prospective exchange & completion dates (like completing last Friday Hmm) that suit them, when their own sale is still pretty much at stage one. Hmm

The latest little gem is that they want us to allow in builders & architects. To start with this was post exchange, but now they're trying to bully us into agreeing to a certain date regardless of whether we have exchanged by then or not. Angry We refuse to be bullied or intimidated. If it wasn't for the fact we are buying a new build & it actually suits us that they have delays we'd be pushing them. They should be bloody grateful & apologetic, not a PITA!

@movingthisyearhopefully wtf! That is actually ridiculous. Just as well there's no rush on your end. Is there risk they pull out?

Got my contracts to sign today. Things are moving forward tiny bit by tiny bit.

I'm sitting at my computer whilst the packers are now loading the huge removals van. Final last minute packing tomorrow and then I am off to my new life in the country.
I feel for you all still walking this horrible tight rope and wondering how it will all end. Keep strong and calm and just keep hoping for the best. One of my friends took a year to sell her flat as she had to extend the lease, but she still kept her buyer! Good luck everybody.

Today's hiccup is the lender having a wobble about the fact that there are no guarantees available for the house (8 years old, built by the vendor and an architect). Maybe tomorrow we will get to exchange Confused

Hello! Can I join in? Been reading up on all of your journeys so far and I must admit, it’s great to not feel alone in this utter quagmire!

So far, we have:

  • listed our property July, had offer a week later which we accepted
  • had our offer on a property round the corner accepted (The Sensible House)
  • draft contracts exchanged, exchange date set
  • Buyer pulled out with very thin excuse, but hey ho.
  • Chain collapses, vendor didn’t want to wait.
  • relisted house immediately. No viewings for 2 weeks 🙄
  • found The Dream House, nowhere we ever intended to move to but it’s The One!
  • had offer 2 weeks later on ours, that was drastically (more than 10%), negotiated them up a bit but FTB, so worth it, fingers crossed.
  • offer accepted on Dream House
  • Pinterest goes mad/off the scale 😉
  • Buyer agreed to quick sale - FTB to us, then no chain for our Dream House so hopefully fairly quick to exchange
  • mild panic after a week of no contact from buyer but all resolved this morning and MoS out on both properties
  • valuation on Dream House done, all fine
  • awaiting firm offer mortgage, no problems anticipated as previously achieved and this house is £ less

So now we wait!

OMFG this is killing me - we raced to transfer our funds to our solicitor on Monday but vendor only signed paperwork yesterday. Now we're waiting to confirm his solicitors banking details before we can exchange. I really believe all solicitors do is cover their arses with paper (email) trails for everything. We have been communicating directly with vendor as we are both totally reasonable and can't understand what we are paying for. Solicitors don't appear to want to use the phone to chase each other yet we have already deposited 100k with solicitor. WTF? Tomorrow hopefully.

Gin Wine Cake for anyone that needs it. Why does house buying have to be so complicated?!

So after harassing just about everybody I could think of for the past 4 weeks on a virtually daily basis, something appears to be happening. Potential completion date next week. They must have got fed up of me and found me to be the biggest PITA. Except we still haven’t exchanged, I’m not sure if they are thinking of exchange and completion on the same day, which works for us, so back to more harassment from me tomorrow!

I did well yesterday Speckled and actually managed to 'leave it' for 24 hours, right back on the harassing today though!

I have a solicitor friend who says that 'those who shout loudest do complete first' simply because they just want rid of us!!

Ha! I’ve been told the same, and I must admit, with the baby due just after Christmas, i’ve no worries about being a pain the backside if it means we can turn this around before Christmas. Fingers crossed for tomorrow Tobeclear!

We got our mortgage offer today, took a week which I think isn't bad?also our buyer wants to buy some incredibly heavy furniture that doesn't fit in our new cottage. Result!

Chased my solicitors again this morning. They are so full of blame. Now they are blaming help to buy saying they haven't sent across the correct authority to exchange as the incentives etc were wrong. Then they keep saying there's no rush because the house isn't ready and developers won't lock down a date until 10 days before. After much pushing solicitor said we should be ready to exchange tomorrow!

So glad to see that some of us are finally getting somewhere! 🎉 Totally echoing GoldTag in sending lots of good luck vibes to everyone else.

Everything is plodding along with our purchase. Survey was completed with no issues. Mortgage offer is in place, and a copy with our solicitor.

So now, we wait...

Still hoping to be in by Christmas 🤞🏻

Well tokyosushi your solicitor friend must be right, after daily harassment for 4 weeks we have gone from no communication to exchanging today! Completion next week.

Today is my planned moving date, I've not moved, or even exchanged!

Fridays used to be my favourite day of the week, but now I hate them, they just symbolise another week wasted when we haven't moved!

Well done to everyone who exchanged/completed!

I was due to exchange today...it didn't happen as my solicitor decided to leave the office at midday! Everyone else was ready. So I've thrown my toys out the pram with them and told them it better be done by 10am Monday.
