Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

So our vendors developers are saying we HAVE to complete by the 21st of Dec or they are pulling out!

We cannot move next week, I can't get any time off work and my DH is away for 3 days.

Not exactly sure what to do.

Was hoping to exchange today as we have a completion date for the 20th. I'm guessing it will still be okay if we don't exchange til Monday now?

It's so nice to hear of people exchanging
Our move continues to be an absolute bloody nightmare. Our buyer has basically gone unhinged and now refuses to talk to anyone as we are all "withholding information from her " (not true). The land registry change for the boundary of our purchase hasn't even been recorded as pending on their systems.
One bright note is we've managed to get a 7k reduction due to the 21k new roof it needs.
We're trying to talk to our solicitor about proceeding but with a retention on the price until the boundary is sorted but he basically cba and says this will still take weeks as the mortgage company will have to survey again etc
Meanwhile I've taken my daughter out of her perfect nursery probably for nothing.
I'm convinced our bat shit buyer is waiting til the day of exchange to pull out just to be vindictive

How odd we exchanged yesterday and have completion date of 20th.

Luckily we rent so have cross Over so 2 houses moving before new year.

So many jobs to be done.

I must be mad moving with 4 kids around xmas.

Good luck everyone with their exchanges/completion and moves.

Hi, 1st time poster here so not sure if I should start a new thread but my question seems slightly relevant to this thread.
I sold my flat privately to a relative of a neighbour in August. My buyer is still living at home (although not a FTB) and I was not buying another property so we were both optimistic we could exchange and complete quickly........
I knew I had an early repayment charge but was prepared to pay it in order to be rid of the property as I needed the money and I thought we would exchange in Nov or worst case Dec. It's now looking likely we won't exchange before our solicitors close on 21st December so it will be early January. My buyer also has to wait 2 weeks between exchange and completion or she has a charge of £200-300. Having today looked at my annual mortgage statement, if I complete before 31st Jan my ERC is £1650! Am I being unreasonable to insist on 1st Feb (or later) as a completion date. Would you be annoyed or understand if you were my buyer?

Welcome to the chaos! Tbh I would be annoyed on the one hand as I feel like you should have checked all that kind of thing before you even planned to sell. On the other hand they are living at home so no chain to be mindful of. And they already have to have a 2 week gap, so actually you're not making them wait much longer. You can only ask.

Thanks @RangerLady. I did know all along I would have to pay an ERC and was quite prepared to as I saw no way of avoiding it as I thought we would have exchanged and completed by now. Now time has dragged on it's an awful lot to pay for the sake of waiting 2 weeks. I initially wanted to exchange and complete on the same day or within a couple of days but understood they needed to wait 2 weeks so hopefully it works both ways.....
I will be so glad when this property selling malarkey is over!!

Hi Unicorns. I feel you have been more than patient & I would put it to them that due to the delay you are now so close to the end of your term where you would not need to pay an early repayment charge so it would be silly for you to complete any earlier. If they throw their toys out of the pram you could always offer a token sum of £500 or something to pacify them. You'll still be better off & so will they. All for the sake of a couple more weeks.
