Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

Argghhh this process is taking FOREVER. Here’s me thinking it would be quick given we are chain free and so was the seller (which turns out to be a big lie). And I am none the wiser on any form of potential timescale 4 months after the getting offer accepted... I am going out of my mind.

@Speckledfrogonlog .. also going out of my mind. Been advised that there are only a few small matters left to be sorted in the chain but still feel so dejected as the weeks and months tick past and just can't visualise this process ever bloody ending!
Pleased for those who've had some news.

FFS I am so sick of this today! We accepted our offer at the beginning of August and our buyer still hasn't got their bloody mortgage finalised. It's dragging on, and on and on, I feel like we will never move!

Well we finally exchanged yesterday and complete next week. This entire process will have taken exactly 5 months to the day. One house, one buyer etc.
I feel your pain everybody this has been a long and protracted process with a relatively small chain but it has moved at a snail's pace with many twists and turns along the way. Two people within the chain used on line solicitors that were beyond slow and led to such stress within this whole process. Good luck to everybody still waiting and dealing with this ridiculously slow and stressful process. It was also amazing how much work I actually needed to do within the chain above pushing and checking at each stage to see where the people were in the whole process and then feed back to my own EA.

@friendlycat yay! The end is in sight for you!!

We need to exchange on the 14th, as this is when my reservation ends on the plot. This has given the sols a bit of a kick up the backside. Two searches have been returned, just waiting on the local search to come back. Revised offer was faxed to sols today so hopefully they can get started on what they need to do. So fingers crossed Monday I exchange...though somehow I doubt it.

Anyone bought a Taylor Wimpey house before? How long after 2nd fix completion until all the quality checks and everything else finished?

So, they rejected our offer again, suggested a figure and we met them half way! Offer accepted and we've already been onto our solicitors, mortgage advisor etc. The vendor wants to turn it around in 28 days but our agent thinks that's unlikely. She's told our buyer aiming for 6 weeks.

So nothing happened for ages and now it seems to be accelerating. Just the small matters that we've heard nothing from our buyer since she got her survey done 2 weeks ago, and that we need full structural survey on the the cottage we're buying.
Glad to hear someone else has exchanged and good luck to those like Tokyo still waiting.

I exchanged on my purchase today. Don't know why I'm posting really, just letting you know it is possible! After a hideously slow and agonising process that has left me with nothing but contempt for Conveyancing solicitors.

Just grit your teeth.

Not much to report - survey completed and everything in place. Just waiting for the solicitors to do their thing now. Fingers crossed this time it works out 🤞🏻

Congratulations bucking, you must be pleased!

We've known from the start that vendor wants to exchange by 19th Oct, and solicitor said that would be fine, so arranged to view the house again on Monday this week to check heating and cooker etc. One of the ovens didn't work, but the EA got the vendor to fix it, all sorted.

Went to the solicitor's on Tuesday to sign the contracts and go through all the searches together in finer detail. Suggested 19th Oct for exchange and 26th Oct for completion.

Spoke to her this morning, she said the other side are also ready to go, and that if we can arrange deposit funds today then we can exchange on Monday! Bloody brilliant!

Gin all round this evening! Hope you've all had some good/better news this week!

Congratulations bucking" and well done relocation*. Stick with it everyone it can happen even when you are close to despair. This is the first Friday in nearly 5 months when I haven't felt sick. Moving next Wednesday. Fingers crossed for you all.

Congrats everyone who exchanged!

We seem to slowly be moving forward. Searches have all come back. Solicitor sent off paperwork to help2buy to get authority to exchange, but now they need to go through the searches documentation and make sure everything is fine. They are estimating we can complete by middle of next week, but she doesn't sound happy that Taylor Wimpey can't commit to a completion date and want to be able to give 10 working days notice.

Congratulations to all who have made it!

We hoped to exchange early this week, with completion for 2nd Nov but it all went quiet since Monday, then I chased EAs yesterday and was told that the top of the chain was delayed so the next level down were going to try and break the chain.

Then today I had a call from my vendor EA that completion now has to be delayed until 16th November but that upward in the chain wants to push to exchange today - this would be great but seeing as this call was at gone 2pm I'm assuming it's unlikely! So maybe Monday...

So annoyed! I stupidly put the wrong stamp on the envelope to return our contracts so they have got lost.. we are going to need new ones sent out on Monday/Tuesday but we were hoping to exchange next week and have already paid the deposit. I'm so frustrated and fed up now

Those of you buying and selling at same time...I've been told it's very tricky to manage both on same day, so we're hoping to sell on Tuesday and buy on Thursday...hopefully that'll work out, just need to figure out where we're going to sleep between those dates. How are those of you with kids managing this aspect?

@cantdecidewhere I've never heard that? I mean the whole process is tricky but doesn't everyone in general complete a chain the same day? Unless you're breaking a chain and going to rent?

OMG I am a woman on the edge here. STILL no exchange (offers accepted in APRIL) and I'm due to start new job next week which will now mean hellish commute. I am literally at my wit's end. Has anyone had experience of sales actually going through after this kind of delay or are we just kidding ourselves at this point to think this is actually going to happen???

Offer accepted beginning of August. We are cash buyers and no chain so should have been quick but now mid October and nowhere near exchange let alone completion!

@mynamesjohnnyutah the waiting is just horrible! Two friends I know each took 7 months to get to exchange so it definitely can happen even with these delays. How long is your chain and what has been the main hold up?

My solicitor rang me this morning to get my permission to proceed with exchange so fingers crossed we get it pushed through today - I feel sick waiting to hear back if it's happened!

I've just had my confirmation through in the last hour - the relief is unreal! My vendor decided to break the chain in the end as their purchase is still being held up, but we've got completion on 16th November so still time they could get sorted I suppose.

@Goldtag I'm so jealous!!! Congratulations!

Our chain isn't even long, it's just our buyer's buyer has a complicated situation with regards to the mortgage. We understand (all being well) their offer should be coming through today or tomorrow to allow us to exchange but every time we've been told 'this is the absolute last thing that needs to happen' another hold up appears out of the clear blue bloody yonder! It's good to know that others have waited six months or so and it has actually happened in the end. I'm almost beyond panic now, I've worked my way through back to a sort of eerie calmness at the horror at the whole thing! NEVER AGAIN.
