Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

Hiya, waiting to exchange here. We agreed a sale months and months ago. Something like mid May. Buyers had a survey done mid July, after searches I guess. They decided LAST WEEK (3 months later) to raise some issues found in the survey and are renegotiating the price. Aaaaargh.

Congratulations everyone! Seems like quite a bit of good news this week. Our buyer is ready to exchange, we just have to get our survey on 2nd. I've been getting removals quotes and am utterly horrified by them!

Managed to negotiate a not-that-much lower price. Not even 3% less. So the sale is still going ahead.

We actually got our keys yesterday! We haven't completed yet but our vendor invited us round to show us how everything works and offered us the keys now we've exchanged so we he can just call us when he's out! So civilised - it was the first time we'd met in the whole process and we realized we could have completed so much sooner if it hadn't been for the middle men holding us up and passing the buck to and fro!

We've exchanged!!! No idea when the completion date it, but Taylor Wimpey have 10 working days to give me notice.

Rang my solicitor, and the lady in the office confirmed that the deeds and contract had come in this morning. Solicitor was at court, but back this afternoon and will review.

I feel like our flat exchange is slowly appearing in the distance. All our enquiries are back. Just waiting for the last of the searches to come and then we are ready to exchange.

Spent 4 hours carefully wrapping and packing photo frames Tuesday. Who knew that could take so long!!

We've exchanged! 10 weeks in total, slight mayhem yesterday when the sellers thought completion on the 31st but the mortgage company wouldn't let us draw down the funds until the 1st. Thankfully they agreed and we move in on thursday!

I posted on this thread a couple of months ago after my buyer pulled out just before exchange. We were very lucky and able to continue with the purchase after the builder offered to buy my house.

Been in 2 days now and I’m absolutely in love with my new house.

Stick with it everyone, once your in it will have been worth all of the stress!

First meeting with the solicitor yesterday.

We're waiting for property certificates, which have already been applied for. Also waiting for Fixtures & Fittings, a few remaining Searches, as well as a questionnaire from the vendor regarding the property.

All other documents have been received and have no issues with them.

Deposit is sitting waiting to go, and mortgage is ready pending solicitor's say so.

Please tell me we're almost there 🤯

We completed today! Keep pestering those solicitors, it CAN happen! Cleaning and painting a bit this weekend, moving in from rented next weekend. Can't wait to be properly in!

@RelocationRelocation we complete on Monday and are doing the same - moving from rented accommodation- so we can do it ourselves over next week. I'm SO EXCITED!

Broke through the gate surrounding my new build and had a peek inside the windows. They still had the plastic on so couldn't see much but did get access into the garden and the garage and so far so good! So hard buying off plan because you literally have to imagine what your house will look like.

For those who completed, if you had conditions in your mortgage offer, did the mortgage company check before completion that you'd met those conditions? Did you also get another credit check?

How's it going this week everyone? After waiting 3 weeks for a specific surveyor with timber framed building experience he is now off sick! So I am searching for other good surveyors. It's the last thing to do before we can exchange as searches are already in progress. Argh!

How frustrating Ranger! I assume you want this specific surveyor due to the structure of your property? If they work for a company, is it possible they would be able to recommend a different surveyor with a similar skill set?

We are, possibly, almost there 🤞🏻
Still awaiting a few property certificates and searches to come back, as well as Fixtures & Fittings List.

Hopefully they won't take too much longer to come through.

Well, it looks like we finally hit the point of being read for exchange when the shit hit the fan. Firstly my DD ended up being hospitalised with a collapsed lung on Friday & has been in & out of hospital ever since. We also found out that the developer of the new build we are buying has suddenly moved the goalposts & is saying our estimated completion will be March instead of December, so instead of doing a short term let we will need to find something for 6 months.

Because of this unexplained delay our mortgage offer will expire & we need to get a different one which will cost another £700. It is also likely we will need a new valuation, which we also may need to pay for & if it comes up as less than the current value the shit will really hit the fan. Angry The entire chain are nagging wanting to exchange ASAP & our idiot buyer has told her buyer we agreed to 16th November, when we have always been firm that we need 4 weeks between exchange & complete! FFS! Hmm

@Movingthisyearhopefully that is all so crap. I hope your daughter is ok and maybe things won't turn out as bad as you fear. You'd have thought buying a new build would be more straightforward!

Yes we had wanted a surveyor wirh the rics heritage building qualification as our purchase is 18th century. To us we're spending a fortune so we want a great survey! He's back in action on Monday and doing our survey then luckily.

Hi all, thanks for the good wishes on DD. She is feeling much better. We have to go back to hospital next week for a checkup as long as she doesn't deteriorate before.

We are buying with Crest Nicholson Pinkbottletop. They have been really good up until now tbh. We know people already in their houses too so we're not too concerned about problems. The longer the house is left to dry out the better too I guess!

After the initial frustration & annoyance at the added expense, I think that once we have managed to find somewhere reasonable to rent for 6 months it will be easier having all our stuff in one place rather than most of it in storage, plus there should be more living space than in a short-term let too. The ridiculous thing is that we have now gone from being told our solicitor is putting everyone off exchanging because of DD, to finding out today that our buyers buyer has sent their deposit by cheque, so we have to wait for that to clear & hopefully exchange next week, provided our buyers (who have now gone on holiday for 2 weeks Hmm) have given authorisation to do it in their absence!
