Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

Hi.

Was told on Monday the mortgage company had the last bit of info they needed and I’d hear back in 24 - 48 hours. Still waiting Wednesday evening. Sigh.

We had our reporting pack from our solicitor today, very exciting! Purchase contracts are all signed and ready to post back tomorrow. It's edging ever closer.

Got an out of office reply when I emailed my solicitor earlier - because she is moving house herself!

Hi all, still here too
May: put our house on the market. It sells in 7 days for just under asking price. 22k above what our agent thought we could sell for! To a cash buyer no less
Mid July: we finally have an offer accepted on a beautiful house.
Today: vendors agent tells us to start looking again as they cant see anywhere that they like and are basically only looking casually.

I am furious that they have wasted 7 weeks of my time, probably made it impossible for me to move before school applications close and I suppose may well lose me my buywr who has bèen very patient up until now. She has asked to view the house again on Saturday but knows nothing of what has happened today...

@RangerLady that's terrible! You must be fuming! I get so angry at time wasters in the process - viewers that can't buy but are just being nosy, sellers that aren't serious about selling, people who generally vacillate around and slow the process down. They make an already painful process agonising.

Can you move to rented for a while? If you don't want to lose your buyer and they are getting impatient it's an option...

We can't really rent as we still own our first flat - we would have been in negative equity when we relocated so we had to rent it out. So we'd get a huge tax bill. We're going to sell but haven't yet.
Also dd1 starts school 2019 and as we're going to be moving to a little village somewhere we would struggle to rent then buy in the same area. It would narrow our options too much. And lastly I don't really want to do 2 moves with a 3yo and an 8 mo old!!
Back on the horse with viewings today and tomorrow

@RangerLady it's unbelievable people are allowed to do this. Clearly they have no conscience. Fingers crossed you find somewhere even better!
It seems now the summer holidays are over lots of houses are coming on market.

No change here, not looking likely that it will be this week for exchange now. Moving day is a week away and I feeling like I'm losing the will to live!!

On the plus side, our parking suspension for the removal van got approved so there's that.

Sounds like all of us are having a bit of a nightmare!

Well we won't be moving on 21st now. Our vendors have just announced they're going on holiday! So it's looking like 5th Oct. I'm really disappointed, I had September in my head and 4 weeks feels a long time. Us and our buyers are losing patience and have asked to exchange within the next week. Waiting to hear back...

So I'm a bit smug here but to explain I was on the old thread for a while!

On the market late June, offer received and accepted a week later. Exchanged last Friday, complete tomorrow.

We still haven't exchanged. Solicitor hasn't had an update for when the issue (whatever it is) will be resolved. EA is now on the case. I really hate this!

So painful isn't it @JustLurk1ng !

No movement here either, I just rang my EA to chase if any enquiries have been come from the buyer's solicitor yet. I really don't understand why/how they've asked literally nothing so far when the solicitor was instructed over 3 months ago and had paperwork from mine within about a week! Part of the reason we accepted this buyer's offer instead of another one of the same price is because he was 'ready to go and would work to our timetable'... and it is solely him now massively holding up the chain. Infuriating.

Fingers crossed for anyone hoping for progress by the end of this week tomorrow!!

But our buyers are still waiting for the results of the survey on their house, I'm almost certain that we're going to be ready to buy and we're going to be waiting forever for our buyers to get everything sorted with their property. I wouldn't be surprised if we end up on thread 3!

Heard from our EA today. The buyers mortgage provider wants our contact details. Not heard from them yet, but its a start! Im happy for them to be as slow as they like, within reason lol. Grin

Mortgage offer received and top of chain have agreed to go into rented to not hold the chain up hurrah!!

We have a survey on our flat next week- feeling anxious about it even though im sure there will be no problems crosses fingers

Then it can all start to hopefully slot into place!

We've been moved in now for just over a week. Feeling quite at home already - although there are still many things to do.

Fingers crossed for tomorrow! To those of you that have or have almost exchanged - where you contacted for exchange approval before the chain was ready. I'm a bit puzzled it got to that if everyone isn't ready to go!

You'd think, huh? 🤔

Last week my buyer and I discussed exchanging today and completing next Friday. They HAVE to be out of their rented accommodation next Friday so it's quite urgent.

So we informed our solicitors. Mine says yep, I'll work to that. There's 5 houses in the chain so you'd think this means all the solicitors contact each other to synchronise things. I call my vendor's estate agent today and there is still an enquiry outstanding on her onward purchase! I'm thinking why have I not been told this and why don't they think it's quite important to let me know that exchange is still not in sight? I honestly don't understand it. If I was this bad at my job (I don't even know who I'm blaming here... all the professionals in the chain I guess!) I would have been let go a long time ago! Angry

@HopefullyMoving Hope today went smoothly and you're busy unpacking boxes.

Spoke to the ea today and our vendor has suggested 21st for completion. I've said no can do as we're out the country on holiday (booked months ago before we sold) and we want to work to the week after. Need to speak to our solicitor on Monday to check that it's do-able but don't see why not. I'm pushing to exchange next week so I can go on holiday and relax before the stress of moving!

Thanks @zebrapig Truth he told, we moved in last weekend because we had really lovely sellers and an empty house. So they let us move. It was a risk on our part and we also put carpets down and painted. But our sellers were happy and we took the risk.

It meant today at completion, not a lot actually happened! But yes, we are still unpacking and having a ball. Really love the house 🏡

Some of you may remember me from the last thread...

Went on the market July 2017, lots of viewings no offers.
Accepted an offer in January, they lost their buyer so we went back on in February
Got a new offer within the week.
Buyer pulled out on day of exchange in May
Back on the market
New buyer within 10 days - should have been a quick sale: already had their buyer (ftb, mortgage approved on to searches stage). Agreed to buy the searches from previous buyer and all agreed to work towards mid July.
14 weeks later - after lack of communication, lies and numerous hold ups we pulled out.

Fast forward to today...
Got a phone call at midday to say everyone was 100% ready and would we consider exchange.

SO WE EXCHANGED!!! COMPLETING 14TH SEPTEMBER!!!
