Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

@shephard that's good to know it can be done quickly. My solicitor was acting like this would be the major hold up!!

@iminastore I feel the exact same way. They get so much money for doing not a lot and they are the ones who end up causing the most stress!! There's really no reason they should be allowed to get away with being so slow.

@tobeclear you can wave your rights to searches, but of course solicitors don't advise it!

Reservation on my plot finishes on the 14th. Solicitors are asking for a deadline so I called the developers and told them to decline the request. That'll make my solicitors hurry up - assholes.

I'm so envious of everybody who has exchanged, but congratulations. I'm on this roller coaster and it is literally making me ill now. I'm in week 11 and my buyer is in week 13. It is only 4 of us in the chain and the top of the chain are not quite ready. They are using on line solicitors / conveyancers who are so slow. It is being chased and chased every day but i just feel so powerless. This system really is awful and protracted and it has taken over my life. I just want to exchange and get through the other side. Good luck to everybody else.

Congratulations to all of those with good news this week!

We are still waiting for our sellers solicitors to send their draft contract. So bloody frustrating as our solicitors requested it 3 weeks ago!

Our buyer has submitted all their paperwork for the house they are buying so searches have started on their new house and our buyers have started searches.

We are just sat here like lemons. Moving is tooo stressful Sad

Got word today that we'll be completing next Friday! So exciting - the family are clearing the house on Monday (precious owner is now in a nursing home) so hopefully we'll be good to go early Friday.

I made an offer and was accepted in mid July. I had secure finance and no chain.

Having done most my part of conveyance and get things ready, after 9 weeks of waiting, the seller got cold feet and pulled out. That left me with about £1,000 abortive cost. We really need to change the law in this country. People should not be allowed to screw up other's life like this without consequence.

@tenapenny2018 I totally get where you are coming from. I think the same is about to happen to me. Have tried for over a week to find out how long this supposed chain my seller has suddenly decided they are in after being told on multiple occasions they wanted to complete ASAP and not in a chain. Still no reply from anyone.

I agree with you tenapenny. It's a horrible system. There should be some measures in place in order to ensure that buyers don't end up out of pocket in the event the vendor pulls out before exchange. Even just to their survey fees can be refunded, or something.

I'm currently sat in the lounge surrounded by boxes whilst the movers pack up around me. Have to say I never thought this day would come, can't wait to get the keys to our new house tomorrow!

My buyer's money is now transferred, and my vendors say they'd be happy to exchange this week to complete next week which is what I also want - so now EA is chasing up the chain to see what's happening and if my vendors will break/go into rented if necessary. Seems like what was the top of the chain now has extra purchases added in above so it's a lot longer than we initially thought - really hope the vendors will break it as we're ready to go! I feel sick waiting for the call back today...

I've just read through all of this thread and wow, moving house is a frustrating process!

May I join you?

In the spring we viewed a house in an area we've had our eye on for a while (long backstory I won't bore you with!). We put an offer in but they obviously couldn't accept it as we weren't in a proceedable position. We put our house on the market.

After a couple of months our house hadn't sold yet but the house we wanted was sold to someone else. Oh well.

At the beginning of August we finally get an offer on our house. The day this person came to view the house I looked at Rightmove to see what was available, and there wasn't much. The next day, after he made his offer, I looked again, and the house we wanted had become available again overnight!! We accepted our offer, put in an offer on the house we wanted straight away and were accepted.

Complications (there are always complications!):

  1.  The house we are buying is of non-standard construction, which makes getting a mortgage harder, but it is possible. We had a survey, which recommended a structural engineer's report, who has identified some small repairs that are needed, so now I'm waiting on quotes for this. Once we have these I can go back to the lender with the report and the quotes, and then we will hopefully get our mortgage offer. We may also reduce our offer on the house depending on how much the quotes are.
    
  2.  The house we're buying is also tenanted. In August we were told it was a one month notice period and that the landlord would give notice soon. We discovered at the beginning of September that it was a 2 month notice period and the vendor hadn't given notice yet <img loading="lazy" class="inline-flex mumsnet-emoji" alt="Hmm" src="https://www.mumsnet.com/build/assets/hmm-PR4o6B1t.png">. He gave notice after that so the date the tenants will be out is the 5th of November. We're prepared to break the chain to keep the chain (of 3) below us, but given the speed these have been progressing I don't think they will be ready much before then anyway!
    

So we're hoping to move in November but who knows! Lots that could go wrong in that time!

Have been trying to salvage the fell through deal for the last 2 days. It now seems seller has gone on holidays!! So that's the reason why he pulled out and wasted thousand £££ of my money.

How frustrating @tenapenny2018 - I can't believe how inconsiderate people can be, and that there's no consequences for pulling out after wasting people's time and money. Wishing you all the best for salvaging or whatever you decide to do Flowers

I didn't get a call so chased up - EA had spoken to vendor who again said they'd love to exchange to complete next week, but their purchase is held up so EA now chasing their vendor's EA to push through, and is also getting vendor to reconsider breaking the chain. Hoping for news today but I wouldn't be keen on being the one to break the chain so don't blame them if they don't want to, but it is annoying as it was them pushing for completion a few weeks ago and now them holding it up!

Fingers crossed today brings progress for everyone! So sad how this process makes Fridays a bit rubbish as they just feel like another week over with no move! Sad

Moving day is here and the removal van isn't big enough for all our stuff. Not sure what they're going to do but the mantra is "it's not my problem". Aghhh!

Eventually Iknow - they ended up having to go back for all the garden stuff. At one point we ended up with 8 removal men so the unloading got done pretty quickly. It was bizarre, they knew we had access to the house before we did as they were also moving out the lady that lived here.

Moving day was long and stressful but I'm so glad to be in our new house. It feels like home already despite the mountains of boxes everywhere! Good luck everyone who is still on this crazy rollercoaster, it'll be worth it in the end even if it feels like a lifetime away right now!

Send good thoughts everyone, we're putting in our final offer tomorrow for the cottage we found. It's still under what the vendor really wants but the agent thinks it's not a bad offer. If we don't get this one I'll think we'll have to rent, and with a 9mo and needing to apply for reception for dd1 soon I don't fancy it!!

rangerlady be careful how much you tell the agent. They're job is to get the most money possible for the vendor. Don't show all your cards or tell them anymore than your number. Good luck!

OMG! Nothing for weeks then a message this morning from our solicitor that we may be exchanging this week!! I'm SO excited - we are lucky that neither us or the vendor has a chain.
