Hey all we've decided to leave London and after a thread on chat Grin and lots of personal debating we've decided Leeds would be a really good fit for us.

We went up and looked around a couple of areas and liked horsforth, chapel allerton, roundhay, otley, Ilkley etc etc. Basically we liked it all Grin

However we have a modest budget of 300k, 350k at the absolute maximum and have some criteria and realise it may be hard to get property in any of those places.

We want,
Big garden, planning a family and we work from home so would like to have space to sit outside and work etc.
Train station close by, maximum 15 minute walk.
3 bedrooms, preferably 3 double bedrooms

Could anyone help as we can't seem to find anything fitting the bill.

@TobeClear actually I’ve just looked at the listing in more detail and similar properties on that street have sold for more. I stand corrected but am staggered. Definitely not Chapel A in my opinion, more Potternewton/Chapeltown. Now way would I pay that kind of money to live there!

@tobeclear I know the area round potternewton park well. Was tickled to see one of the hiltons (massive Victorian terraces) for sale described as ‘oakwood’. Nah mate it’s solid Harehills! millymolly123 agree it's not CA - ea are always extending the boundaries! I was gobsmacked at the price of houses in some areas of Leeds when we started looking - most are just regular smallish semis too. Even houses on Roundhay mount have sold for high £200s. Some more reasonably priced do come up but sell immediately. Tiny houses in the Pastures have sold for £300k and above! Not to mention very little has been listed recently- we've just bought but I still like to see what comes up. We looked at a renovation yet it sold for £325k and needed gutting! Just mad!

reetgood yes we're renting close to Easterly road and it's described as Oakwood- it is just, only just, but the school catchment is south of Easterly road. I don't mind it down there at all in fact we considered a Renovation on Roundhay mount but opted for Headingley in the end...I like urban vs suburban GrinOutside the ring road would suck the life out of meWink

We've bought a Victorian near the cricket ground so very excited to get in!

There’s really not much decent for sale at the moment in the OPs budget... I wonder if lack of supply has slightly pushed up prices?!?

Anyway, these are all within walking distance of the hustle and bustle of Roundhay and Oakwood, all with good transport links into Leeds and within budget. I would ordinarily think you could get something decent in north Leeds for £350K, so maybe prudent to keep an eye on the market with a view to prices stabilising once supply increases (probably not until after Xmas now)

serbska yup there's a couple in Oakwood too over half a mill. Problem is there's very little period housing stock and they're in high demand because they're so much bigger than a regular semi. We've bought one in Headingley for £400k.

That 500k house is vv nice butover budget for one and notkn the greatest area as that is chapel town not allerton right?

We've actually seen some houses in Morley, I know I know switching it up massively, that we're going to have a look at this weekend.

@Defrack Morley is nice :) we live in surrounding area and have a teen at the academy. It's really good for schools and facilities.

@cricketmum. Ooh that's great to hear, initially I was saying a bit no no to South Leeds but then read about how nice it actually can be in places.

Property is cheaper here, good connections via rail, 1 and half walk and 20 mins driving to centre. Easy access to a motorway which is beneficial as well.
And the schools seem really good like you said.

@Defrack Morley very much has its own "small town" feel and doesn't really see itself as part of Leeds IYSWIM? It has its own town council, town hall, market etc. Also brilliant events such as Christmas light switch on, street parties, amdram events at the town hall. We want to sell up and move there in the next couple of years. There's ropey parts but I think you get that anywhere Grin the new builds on the A650 are lovely but maybe a bit too far away from the station for you. There is another new estate being built on wide lane which would be perfect location. The "bird estate" is lovely, I've had friends that have lived there, any roads off Magpie Lane are really nice.

Headingley is lovely but it is really studenty. Add in the Otley run, rugby and cricket and it can be a nightmare. Traffic is bad at rush hour and the trains are pretty busy as it is the second to last stop before Leeds.

Meanwood does have some lovely houses but some bits aren't nice, it has been up and coming for about 7 years now but all that seems to have happened is prices have gone up!
