Hey all we've decided to leave London and after a thread on chat Grin and lots of personal debating we've decided Leeds would be a really good fit for us.

We went up and looked around a couple of areas and liked horsforth, chapel allerton, roundhay, otley, Ilkley etc etc. Basically we liked it all Grin

However we have a modest budget of 300k, 350k at the absolute maximum and have some criteria and realise it may be hard to get property in any of those places.

We want,
Big garden, planning a family and we work from home so would like to have space to sit outside and work etc.
Train station close by, maximum 15 minute walk.
3 bedrooms, preferably 3 double bedrooms

Could anyone help as we can't seem to find anything fitting the bill.

I live in Cookridge, my house is up for sale at the moment. Cookridge doesn’t have many pubs, bars, coffee shops etc within walking distance, but the trade-off for that is that it’s SUPER quiet and the views are nice.
We live within a few minutes’ walk of the train station. Buses are pretty crap in Leeds so this is a definite bonus.
You quickly get used to the aeroplane noise btw (we get a lot of interesting RAF planes visiting too which more than makes up for it).
If you like being able to walk places/ easy access to nightlife you need to be closer to the city though. Leeds is a sprawling city and this area is really right on the edge.

I lived in posh bits of north leeds for years and really loved it. But it is mega expensive, particularly for a garden, most places don’t have a train station and the competition for school places is pretty fierce. When we bought 6 years ago we moved to Pudsey (up the hill from Farsley and part of the same postcode, LS28). We had searched all over Leeds and Bradford but had never really been to the centre (despite me working at a Pudsey school) and were instantly sold. It has a beautiful park, library, leisure centre and shops - me and my little boy have a blast using them all on a Saturday morning. It also has community things going on like a huge carnival, and restaurants and bars, which have slowly been getting trendier - look up 7 steps and Feed for example. The train station (new Pudsey) is at the bottom end of the town but walkable unless you are way out the other side (near Fulneck/Tong) and is great for nipping into Leeds direct in 10 minutes, and is on the direct line for Manchester stations in an hour. There is a huge m and s and asda near the station. Primaries are all good or outstanding and knowing the secondary school picture in Leeds really well, I would be more than happy to send my kids to either of the 3 schools (all have done well in this years GCSEs). The housing stock is pretty lovely too. It might seem a bit less trendy than other areas but is a great place to live. Also check out nearby Calverley (still Ls28) - a very pretty, popular village, although you would probably need to drive to New Pudsey station.

Try wakefield. Much cheaper. 2 train stations with direct trains to London and Leeds. Some very nice areas and much more bang for your buck.
If you want a bit further out of Leeds look at Methley or Woodlesford.

How is the town centre shopping?

I would second the suggestion by woodchip. Everyone always says they want North Leeds and overlook other fantastic places.

Yes there is beautiful countryside near Walefield. I cant comment on the town centre shopping as it is at least 10 years since i was there. I hear it has been regenerated and is nice now. You are only 20 mins from Leeds though for a good city centre fix. It could take longer from Roundhay to Leeds centre.

Thanks also for the suggestion for pudsey, it does look really nice and somewhat more affordable Grin.

I've noticed lots of the MP's in the north Leeds area are conservative which will make our work more fun Grin.

I work for a gov agency in Leeds. We have a map of Yorkshire on the office wall, split up into constituencies, and coloured accordingly. Until fairly recently, it was roughly blue north of The Headrow and blue below.

Lots of lovely countryside around Wakey, but watch out for areas that’ll be affected by HS2.

Haha, our jobs are political consultants and investigative workers for an independent think tank that is mainly lefter leaning and our jobs involve getting Labour Mps and lefter leaning Mps to support our proposals so being surrounded by conservatives will be a funny little joke Grin

The Headrow is the main road that runs approximately W-E across Leeds city centre.

North Leeds has good schools and some nice little towns/villages but I wouldn’t live there. It’s hideously expensive and road links are awful IMO - I used to have to travel to Horsforth a lot for meetings and it’s 45 minutes to get there from the A1 and it can take the same length of time to get into Leeds at rush hour. The aeroplane noise would also drive me insane directly under the flight path for LBA.

East Leeds would get my vote as there’s a new development underway at Thorpe Park just off the M1 which has it tipped it to be the next up and coming area. Easy access into Leeds from somewhere like South Milford or Garforth and good schools.

It depends what your priorities are I guess but the poor access to motorways and the thought of driving on the ring road every day would really put me off north Leeds.

We have just moved to Leeds after 18 years in the US. We chose it for many reasons but be careful with deciding where you want to be. Places like Ilkley and Otley are VERY different from being in Leeds. For me they're lovely for a day trip but don't offer the city living we desired. Check out Oakwood and Meanwood - both are great areas but cheaper. You pay a premium for Chapel Allerton as it's been highlighted in the press so much - and personally I don't think it's worth the premium. We're buying a period property in Headingley for just £400k - it's cheaper than Roundhay etc because not everyone wants to live near students. For us Headingley is perfect- cheaper, lots of things to do, always a lot of young people around, the cricket, the rugby and great places to eat. Great schools too and just a mile from Kirkstall Abbey. Follow some # on instagram like #leedslife for good information too. I've a lot of friends here in interiors and renovation business who can help you if needed. Freshstartliving are great to follow for example.

Well local knowledge is always good.
I could look at a map, but then what does it show, fields etc I wanted to know if there's good local walks and access to countryside. But hey shoot me!
