Hey all we've decided to leave London and after a thread on chat Grin and lots of personal debating we've decided Leeds would be a really good fit for us.

We went up and looked around a couple of areas and liked horsforth, chapel allerton, roundhay, otley, Ilkley etc etc. Basically we liked it all Grin

However we have a modest budget of 300k, 350k at the absolute maximum and have some criteria and realise it may be hard to get property in any of those places.

We want,
Big garden, planning a family and we work from home so would like to have space to sit outside and work etc.
Train station close by, maximum 15 minute walk.
3 bedrooms, preferably 3 double bedrooms

Could anyone help as we can't seem to find anything fitting the bill.

OP if the train is particularly important, I would definitely consider Cookridge. Horsforth station is basically in it. Currently there is 1 direct train a day to London from Horsforth (it starts in Harrogate and does stop in Leeds as well) and there were plans for more when Virgin were still running the East Coast. Not sure if those plans still stand.

The train is fairly important. Me and my husband work from home however would need to go to the city centre for meetings, and have to travel around the country as well, so good connectivity is important.

Try Cross gates. It’s own shopping centre and train station.. 6mins away from Leeds city centre by train. Whitkirk ( which is Cross Gates really) has some lovely big houses for that price.

It’s certainly not one of the worst areas but neither is it one of the better ones. The shopping centre is pretty budget (think Home Bargains, BrightHouse, Bon Marche etc.) and aside from that there isn’t really much there apart from the odd mediocre eaterie. All of the places you mentioned in your OP are better IMO, but as mentioned above, you pay more for them.

The general rule of thumb with Leeds is that the north side of the city is better than all the rest. Bit of a big generalisation, but mainly correct (there are some exceptions, of course).

Cross Gates has an Mand S simply food, a couple of wine bars/ restaurants and just up the road a huge retail park with Sainsburys, Next etc.No it’s not posh but a good accessible place for families.

I live in Baildon which is fab and reasonable. Not on a direct trainline to Leeds though, although it is an easy change at Shipley or Guiseley.

I wouldn't go for Crossgates. Bit chavvy. (Sorry!) Plus not good schools.

This seems pretty decent. It does seem hard to find big gardens. And 3 doubles are very rare.

Are you planning on staying in this house for a while? If so schools might be a consideration. Horsforth is more expensive than cookridge in a large part because of the reputation of the schools.

@queen. Apperley bridge train connectivity is crap to Leeds, sorry.

I guess we could compromise on the 3 double bedrooms, if each one was decent sized we could do some work their and make the 2 bedrooms we plan for the kids equal sized.

We're planning this to be our forever house if you will, we are in a strong financial position right now and nothing major happening in our lives so would rather pick a house we could live in forever while we're strong and stable.

Ilkley is on a direct train line to Leeds (with good connections to London etc). The local schools are excellent & crime levels are very low - it's a brilliant place to bring up a family. Period properties tend to be two bed terraces, or four bed pluses & more expensive - the following might suit you, although have less outdoor space than you would prefer - but there are is a riverside park, sports clubs etc plus the Dales are a short drive away . There is a real sense of community, Burley in Wharfedale is lovely too:

I'd avoid Crossgates (sorry to anyone who lives there Smile) and would stick with your search in the North of the city.

Re train links, I'm not sure as many people in Leeds use the train to travel into the city centre as would do in London. But then I may be too influenced by the fact that I grew up in Gledhow/Roundhay and we didn't have a train station anywhere near us! There was always a good bus service if we needed to go into town.

Menston? Lovely village area, great schools and close to Wharfe valley/dales etc. Good amenities and well connected to he rest of Leeds.

It is on the Ilkley train line too.
