I think I'm made of stern enough stuff for this...

We've been on the market a while now and viewings are lacking. About 18 viewings in 4 months I think. Lots of positive feedback. One offer, far too low. Negative feedback is small second bedroom and on street parking.

Other houses in the area which are similar are selling. And often marketed at a higher price as well!

Any ideas on how I can get more people through the door? Preferably ideas that aren't going to cost me an absolute fortune. We've already painted the outside of the house to brighten it up.

What is wrong with my house?

Make the entrance room a sitting room. Lose the green and the red.

I agree with everyone else.

Paint the front room in Dulux Timeless (an easy on the eye warm white).

Remove the desk, chair and wardrobe cabinet from the front room. Move the sofas and rug to the front room. Remove everything red (including the cushions and pictures) and let the only red be the accent on the rug. That grey unit with red boxes looks as though you could remove the red boxes / drawers and the unit would work fine being grey with openings for a couple of books and a vase perhaps. Move that unit to the alcove in the sitting room.

Arrange the middle room as a dining room. Remove the child gate and seat from the kitchen table.

Agree it is a very nice house. Upstairs looks lovely. Lovely garden too. I think it is just the colour scheme downstairs. People are very short sighted in my experience, and can't see past what's in front of them.

It looks lovely, I'd view it on the pictures if I was looking. Just wonder what's going on with the first room? May be suffering from a lack of identity? But I don't think it will put people off.

Colours. I be walking in thinking that it needed a lot of work. If you can afford it paint the whole thing white and put away the bright red stuff in the clubbing room. The shed also makes your garden look quite small.

I'm finding the green in the first room and the black and red furniture in the second quite jarring. The other rooms and colours are fine.

I like the kitchen tiles, and as for too much clutter, I really don't think so for a house that people have to live in while it's on the market.

But definitely repaint the front room and repurpose it as a living room, and ideally get rid of the table in the kitchen since you are lucky enough to have a dining room.

I agree with previous posters that the big price uplift might be putting people off - it would be different if you had converted the loft or extended out the back or something that would obviously add to the value.

Upstairs is perfect, that green painted in the entrance room isn't selling the place, the kitchen is a bit dated and that other room with the bold red theme is a bit much. Back garden is stunning!

Your house is lovely!
The only thing that stood out to me, is the green. It makes the room look cold, and if your stepping in from the street I think it needs to be a warmer colour x

Change agents. The for sale sign on the floor above the pots for Bluebell estates or something - I thought you were flogging bluebells for a home business. I wondered why nobody had mentioned that. Honestly, I think it will make a difference as people driving past won't know it's for sale.

With limited time and budget I would
-get rid of the desk and use the dining room table with a laptop (remove for viewings)
-Tone down the red

  • grass the garden. If it was paved it would be okay, but plain soil isn’t appealing.

It's the first room. Weird colour and can't work out what I would do with it. Your kitchen is gorgeous though x

I agree that the First room and middle room are the wrong way round. The green looks hospital-like / and the red room looks like a throwback from the 1980s.

The only other thing I don’t like is the gravel instead of grass. Don’t paint the kitchen tiles. Painted over tiles don’t look nice, I’d rather see the original tiles and decide if I like them or want to change them. Painted over tiles are an obvious cheap makeover and would have to be removed by a buyer at some point.

You want it to be aspirational. “Ooh i’d Love to live in that house. The decor is gorgeous.”

I can forgive an obvious do-er upper like an old lady’s house with swirly carpets and a kitchen from the 60s with a coloured bathroom. I will arrive at the viewing already knowing I will have to change everything, and usually they’re priced accordingly “in need of some upgrading”. A lot of people do go for those sort of houses because they want to put their own mark on it from top down.

But somehow I am more niggled by yours and it just wouldn’t draw me in.

Maybe when you've had a think about what you want to do with the rooms, take some photos of the rooms, as an agent would, and have a good look at them.
What is the first thing your eye is drawn to?
Does it look cluttered?
Does anything look out of place?
Does it look warm and homely?

Also just a small thing, I would put a curtain rail up over the front door, with some floor length curtains.
Drafts from that door will be a real concern for potential buyers, and a thick curtain will help.

I would also put some kind of floating shelf over the fireplace, with candles/plants on it.

Also agree it needs to be neutral and the front room needs to be more defined as the first thing people walk into. People may expect a sitting room to walk into but not a mix of dining/office space so you may be put off from the start subconsciously.
Nine times out of ten if people are not offering it is down to price. Even dropping to something that seems more reasonable but isn't too drastic, like 218, for example, gives the impression it is more of a bargain but you hopefully won't lose out. By putting on the 225 mark you are missing a group of people on Righmjve who have put 220 as their limit but could potentially be very interested.

  1. PC table and dining room table dont belong in the same room
  2. Would not like to be eating at dining table and then have the front door opened by OH/family etc for any passersby to see me eating
  3. Looks like a wardrobe in front room also?
  4. Too much red in the other room

I would remove the OIEO too. That just tells people that you won't budge on price. If you remove it, somebody might offer you 220 which you might accept?

I agree with others. Paint the front room a neutral colour and make it a welcoming living area with the fireplace as the focal point of the room. That green is quite an institutional colour - makes me think of hospitals, and dentists, not home.

Shift furniture around so the dining space is next to the kitchen.

Don’t know what the first room is? Study? Dining room? Living room? Bedroom?

Paint that room neutral colour and decide what function it should have. Needs curtains too looks really bare

Get rid of the red accessories and pictures in living room it’s too strong for photos

The rest is lovely

You mention radiators making the front room hard to use as a sitting room - I have my sofa in front of my radiator - the way they were put in means it’s the only option, unless I had only a single two seater sofa. I think dressing houses for sale is really hard - and I love the two upstairs rooms, I think they look fab!
