I think I'm made of stern enough stuff for this...

We've been on the market a while now and viewings are lacking. About 18 viewings in 4 months I think. Lots of positive feedback. One offer, far too low. Negative feedback is small second bedroom and on street parking.

Other houses in the area which are similar are selling. And often marketed at a higher price as well!

Any ideas on how I can get more people through the door? Preferably ideas that aren't going to cost me an absolute fortune. We've already painted the outside of the house to brighten it up.

What is wrong with my house?

I think the kitchen is fine, I wouldn’t change it.

If you don’t actually use the dining room table why not put the desk in storage and let him use the dining room table instead just while it’s on the market.

The flooring is tiled in the bathroom, not vinyl. I appreciate the boxing doesn't look great in the picture. Not sure how we could improve on a budget. I can put a blind up.

Haven't read the comments past the first page but lose the sad mouth over the front door by painting it white instead of black. It echoes the 'sad' shape of the door glass too-but you can't do anything about that.

Paint and restage the front room.
Paint the block wall in the garden white and do something to soften the gravel.

I don't want the dining table used as a desk because it would have a PC on it. Wouldn't that look shit?

I was going to say, incredibly overpriced for Eccles where a terrace costs about £60k but then I realised you're down south. Had no idea there was another Eccles!!

Oh and the 'wardrobe' in the front room is actually a book case with doors on it! I never realised it looked like a wardrobe. But it totally does.

£57K increase in 3 years is far too much. It's more than 10% pa and you've not invested in it much.

One sold for £217K in Sept 17 - so just over 6 months ago- and is in much better condition inside than yours- lovely bathroom, tasteful decor, nice layout.

I think you're looking at £210K and more like £205K.

The description says its deceptively spacious but it looks cramped to me. Sorry. The green room doesnt look like it has a purpose and the sofa room looks like it's too small for a standard size sofa ... the whole bottom floor looks like a corridor and its all too do with the placement of the furniture. Id neutralize it all and see if i could get some smaller furniture for free off Facebook to dress the rooms to sell.

I agree that you need to strip as much stuff out for a fresh set of photos.

You’re kidding yourself if anyone looking at the 57k increase doesn’t think you’re taking liberties. I’m in the SE just up the road from you, dont confuse overcrowding with an opportunity to ask silly money. My neighbour is doing the same with her house and hasn’t sold either.

Ok take out the bookcase/wardrobe - put it in storage and put his desk there against the wall

If his desk doesn't fit there then borrow a small table that he can use until you sell and put desk into storage

With all the price comments. Why then are houses literally roads away from mine being marketed at the same price, usually higher, and selling? And three different agents valued it at £230k.

I've got loads of ideas here to work on before I look at drastically dropping on price though so thank you! I'm not being deliberately obtuse about the price. Obviously I'm going to be reluctant to drop it.

Get rid of clutter in green room and paint it neutral.
Get rid of all the red stuff.
Lower the price.

Swap the dining room and lounge around.

Get rid of the green and as much red as you can.

Get rid of desk for purpose of viewings only as appreciate you need a desk.

Bedrooms look too cold for me. Get rid of the blue and maybe a more cosy looking duvet set.

Grass needed in the garden or at least some nice potted plants.

It looks a bit bare in places, the first room is too, well, green and it's odd to have 2 tables in there, the living room looks a bit like a teenage boys bedroom, the bathroom looks a bit like it needs replacing and where's your grass? Also what's that sign outside the front of your/next doors house??

There's lots of space, the garden is big and the upstairs is good, it's an excellent house for somebody it just needs a bit of 'jazzing up' in some places & toning down in others! Smile
