Fancy critiquing my house?

I think I'm made of stern enough stuff for this...

We've been on the market a while now and viewings are lacking. About 18 viewings in 4 months I think. Lots of positive feedback. One offer, far too low. Negative feedback is small second bedroom and on street parking.

Other houses in the area which are similar are selling. And often marketed at a higher price as well!

Any ideas on how I can get more people through the door? Preferably ideas that aren't going to cost me an absolute fortune. We've already painted the outside of the house to brighten it up.

What is wrong with my house?

Could DH use a chair from dining room table, but replace it after working

So that his desk chair can go into storage

What is the pale blue bowl under kitchen counter/breakfast bar?

QueenoftheNights · 27/04/2018 18:39

I'd change agents. I'd not have that stupid for sale sign anywhere near my house. I thought it was something a child had put there Shock

HouseNameChange · 27/04/2018 18:41

Blue bowl- cat litter tray.

Good idea re desk chair.

Where is the grass?! We don't have grass. And a lot of feedback on viewings is that they like it as it's low maintenance. I'm not turfing the garden. Too expensive.

Already changed agents. I'm not changing again. The sign is seriously not going to impact a buyer. And yes it was a child, it was a competition. And they are he local agent who is very well known in the local area.

Sorry for short answers, I'm multi tasking. And I have to say that 100 posts in I'm getting a bit worn down!!

Ok I've checked the floorplans. Your photos are really bad as the house Queen linked to looks much bigger than yours except for the kitchen.
Time to change agent or insist on better photos.
And do the other stuff suggested.

CanIBuffalo · 27/04/2018 18:44

Oops cross post.

SubtitlesOn · 27/04/2018 18:44

Oh Oke doke

Might be good idea to move litter tray during viewings, if only to car

Some people are weird about cat litter trays in kitchens

If cat has cat flap, can it be locked out during viewings?

PrincessScarlett · 27/04/2018 18:46

Is it just mud then OP or a veggie patch? If it's just mud, grass or paving is better.

I think your main focus should be the green room as first impressions definitely count and if that room looks amazing the rest won't matter as much.

HouseNameChange · 27/04/2018 18:46

No cat flap and the cat hides. Most people don't even realise we have a cat.

The photos were done by the first agent but the current agent was happy with them? I'll try and get onto the other house that was linked.

Second all the neutral decorating comments but a lovely house otherwise

QueenoftheNights · 27/04/2018 18:48

Your agents ought to have advised you the way we have :)

I can see you have had a 'tidy up' but the price is wrong.

Viewers are put off by the colours, the layout you have, the bathroom (they will be thinking it needs a £5K refit at least.)
They will look at what you paid and think you are taking liberties.
Prices have not gone up by the amount you are asking.

The house at No 14 was beautiful inside- pale colours, wood flooring, lovely bathroom. Sorry but you need to really re-think the price and the decor.

Agree with what everyone else says about the two public rooms. Lose all the red stuff and spend £50 in the Sainsburys home section on more up to date cushions and a picture.

I think you could just about get away with the green if it was set up like a country cottage style living room.

Put a plant (maybe a succulent or a cactus) in the bathroom, and a wee picture above the toilet.

Lose the desk and have a dining room set up. The PC can go in the wardrobe bookcase during photos and viewings.

Declutter the kitchen more. Just the fruit on the table, and stools out of site for photos.

PrincessScarlett · 27/04/2018 18:50

Your agent is being lazy by keeping the original photos. It really annoys me that agents get a fortune in commission but want to do the absolute bare minimum. Definitely insist on new photos, preferably after you've made your changes. Good luck!

SluttyButty · 27/04/2018 18:50

That's gravel isn't it not mud?

Many people can't visualise their own taste instead of someone else's taste. You need the house as neutral as possible.
To me the house doesn't flow. The first room isn't clear if it's a study or dining room. I'd take the desk out. Pull the table into the centre of the room.
I'd also paint all rooms a neutral cream colour so they flow.
If possible move the sofas or take one out. The picture makes it look like a tunnel. Perhaps borrow two smaller arm chairs to replace one sofa.
Remove cushions and rug as they are a dominant colour and many people can't visualise their own colour scheme in place of it.
Remove all loose items on kitchen work surface and in kitchen so it says ample storage.
Upstairs is great but put towels away as they say lack of storage.

I guess the hard thing is asking for critics from MN

So we all put what we thought was wrong

Perhaps we were too harsh with the criticism of your home

All it takes is for the right couple/family to see it and visit

Good luck Smile

TheBlueDot · 27/04/2018 18:56

OIEO puts some buyers off. It implies you are absolutely not willing to negotiate on price at all, so you won’t even get those people though the door even if they could afford our house.

The first interior photo of the green room isn’t nice (sorry) - makes the house look really clinical and unloved, as if it’s a rental than a landlord’s made no effort with. On the other hand your bedroom pics are great - make the room look cosy, especially with the nice chair in the DC bedroom. Bit by this point people may have written off the house because of the downstairs.

summerinthecountry · 27/04/2018 18:57

Rearrange the house back to sofas near the fire (maybe even take one out) and dining room close to the kitchen. You would normally expect to go from the kitchen to the dining room/area.

Depending on how much time and money you have, neutral colours all the way through would be better to match your furnishings.

Put some plants and fresh flowers in obvious places, dining room table etc.

Baby's room dresser looks huge, if you were able to take that out it would look much bigger.

Basically the bright colours. Also priced ambitiously in my view.

I second everything @HollowTalk has suggested, the front room is so confusing,it's probably stopping people seeing anything else.
I also add- in the nursery, could you take one of the sets of drawers out or is it a fixed double? It looks very squished in there with the nursing chair and that would give the illusion of a lot more space.
Lovely home though.

jazzandh · 27/04/2018 19:05

Put a nice curtain, that ties back over the front door. It makes a room which has a front door in it feel cosy, and less walk straight in.

dayinlifeof · 27/04/2018 19:06

It's absolutely gorgeous but I wouldn't view it because I would not buy house with no front garden or drive and no hall. I'd hate stepping off the street into the lounge.
