I think I'm made of stern enough stuff for this...

We've been on the market a while now and viewings are lacking. About 18 viewings in 4 months I think. Lots of positive feedback. One offer, far too low. Negative feedback is small second bedroom and on street parking.

Other houses in the area which are similar are selling. And often marketed at a higher price as well!

Any ideas on how I can get more people through the door? Preferably ideas that aren't going to cost me an absolute fortune. We've already painted the outside of the house to brighten it up.

What is wrong with my house?

The green then the red. Paint out the green and make it the living room. Move the desk to the middle room.

Overall good impression. Can't do much about street parking.
Agree, do something different with the front room - it's neither dining room nor office/study - even move one grey sofa through but don't keep the wardrobe/big cupboard there. On the plan, the agent has got that room next to the kitchen labelled as a dining room.
Also what Dickynow and others said. I like bold colours myself but although it's a cliché, people feel wary of vendor's colour schemes, so stick with muted tones. If a buyer isn't keen on DIY, even lifting a paintbrush or paying someone to do it will put them off.

Paint the downstairs rooms in neutral colours, swap them over so the front room is the living room, and lose the red.

I'd get rid of the blue wall in the bedroom too, but tbh once you've sorted the downstairs anyone who loves it won't be bothered by one wall.

Otherwise it's lovely! Although I also thought it was vastly overpriced until I realised it isn't in the Eccles I know...!

You need to make the room next to the kitchen the dining room and the front room the lounge. Lose the desk and those wardrobe/cupboards altogether.

In the kitchen if easily done I would get rid of that breakfast bar thing it does nothing for the room at all and paint the kitchen tiles. Not sure if that's a dog bed under the counter but make sure nothing smells/looks like dog when you have a viewing!

Essentially it's a lovely looking house so if it's priced right I don't know why it wouldn't sell

Agree with pp. It makes more sense to me to have the dining table next to the kitchen. Swap around (leave the pictures on the wall so you don't take too much red into the living room), paint front room neutral.

Oh and don't put both those sofa's in the living room. Lose one and put the nice armchair from the baby's room in the lounge

I also think you need to have a photo at the end of the garden looking towards the house. I assume you have a patio with a table and chairs? If so then that will make the garden look like a more inviting, ooh look outdoor dining space, when people are looking online. Because for me if looking at a house online I want to see a good, useable outdoor seating area.

Definitely paint the green to off white. I agree that the rooms are confusing and should be swapped downstairs. Also, it’s the kitchen tiles, they’re very bright! Would it be possible to change or paint them white?

Maybe some pots of flowers in the garden?

It’s a lovely house but people won’t be able to see past the decor as it stands.

Agree with everyone else:

Swap the living room and dinning room over.

Don’t have the desk by the door.

Repaint the green room a neutral colour to match the room with the sofas.

Take out the red sofa cushions.

Other than that it looks lovely. Good luck!

To go slightly against the flow, I wouldn't do anything to the kitchen tiles - I like them, they are nice colours and painted tiles always looks a bit unsatisfactory

But yes, swap the downstairs rooms around and paint in neutral colours (a big tin of magnolia should probably do them both)

I like green, but I did't like this green so agree with other posters that a lick of neutral paint is a good idea and swapping the dinner/officer around with the sofas and have less of the black and red theme as it is very overpowering.

My first thought was that the front room is hospital/toilet green and is clinical/cold. Definitely agree that in a trad Victorian terrace, you need the front room as a lounge and the middle as a dining room.

Usually the answer is price though and given how much you paid vs asking price and local market prices, I'd assume you are a bit cheeky and wouldn't view.

I don't know the area at all but it seems a lot of money.
The front door opens into the reception room but there's not a lot you can do about that.
The green room isn't welcoming in the photo. Is it an office/study/dining room? I'd be expecting a living room. The green paint is nice but a neutral would be more welcoming.
Living room red is a bit overpowering. It's a dining room on the floor plan and doesn't seem to have a focalpoint.
Kitchen looks a bit 1990s but generally fine.
Garden is lovely.
Upstairs is nice.
Is there any parking?

My thoughts would be to make the green room a living room and the middle room a dining room.

Is the street busy, noisy, in a rough area?
I'd say it looks like a nice house for a couple with a young child but would they be able to afford it?

Oh shit, it's in Kent.I though it was near Manchester. Maybe not a lot of money then.

Just inside the front door

Could you make a MDF wall to make a sort of wall into sitting room then put ONE settee in there

So that stops the cold air, and if someone comes to front door they don't see people sitting on settee iyswim

If not then put settee with its back to the wall opposite the fireplace so it sort of makes a wall/corridor to come into behind settee

Could the desk and white wardrobe go into storage?

You will need them to take photos again after the make over though

Do you still use the nursery armchair in the bedroom? If not, could that go into storage of come downstairs to use along with the single settee in sitting room?

Could you put a garden chair or lounger on the gravel part of garden?

Or some AstroTurf?

The first picture is dreadful. What is that room? Dining room or home office, but with what looks like an outside door and a wardrobe? Very weird. Rejig, move the computer, take from a different angle and ask them to shuffle the order of the photos.

The set up of the other room with the sofas along the walls makes it look like a corridor. Lose the stairgate into the kitchen.

Lose the baby seat at the kitchen table.

Bedrooms and bathroom look fine, as does the outside space.

Agree with others too that you need to swap the dining room back to next to the kitchen and have the entrance room as the lounge.

Very Lovely I would view but not as a priority due to first picture which is awful, make living room or proper study.

Red decor not very inviting.

I think price is ok, remove “in excess of “

It is always the price. You are asking for offers in excess of £225000. It hasn’t gone up that much in 2.5 years!

I don't want to critisise your taste or what you love, but...

The green colour is horrible, reminds me of a hospital.

The sitting room is very red. I would remove the cushions and pictures.

There is too much clutter. Lots of people can't see through it.

Remember you are selling a lifestyle to people. When I was selling I put stuff in the car and shed. The loft was packed with stuff!

The market is also particularly soft in the southeast at the moment.
