We do think our new EA made the difference. They were much better at chasing viewers and they got (we think) the final offer from the buyers.

Nothing else on the market. Still keen on the house we offered on, I'm just not sure how to secure it without offering more than we're comfortable with! Baby due soon though, it'd be nice to have it sorted...

So after finding out (on supposed exchange day) last Monday the top of our chain is now buying rather than renting as agreed previously, do you think it would be reasonable to contact EA today to ask them to find out how far along the conveyancing process they are? I don't want to waste time contacting them every day but I've left it a week so I want to check things are moving as fast as possible?

Hey Ezs23 I woul be definitely phoning/getting your estate agent to chase this up. Your sellers have created a longer chain, its only right that you know whats going on. One thing I have learnt about this process is to not expect a proactive update on the status of chains, it just never happens! Keep pushing them and remember without you in the mix they wont be able buy their property so it pays to keep the chain sweet! Good luck! p.s phone everyday if needed, stressy I know but if thats what gets it done then so be it!

Thanks Misguided. Yep it feels like nobody is proactive in this process! I'm sure it's not the case (with the other vendors) but sometimes it feels like the only way I can get any action is to start a fire at the bottom of the chain!
I've emailed him but no doubt it'll take him a couple of days to find out what's happening Hmm

I saw your other thread blinkineckmum. Difficult position if the vendor won't budge despite the house not being worth any more. I agree that I would be uncomfortable offering higher and then reducing your offer after the survey - you could lose the money you've spent on searches and the survey but I guess it depends how desperate you are to get the chain moving. The vendor clearly isn't in a rush!

In the last month or so I was speaking, or exchanging emails, with my solc. and the EA "Move Manager" multiple times a day Ezs23 so, honestly, I think you have been remarkably restrained in the circumstances. I totally agree with Misguided101. Don't be worried about contacting whoever you can and keep on at them until you know the new position. If your EA is local, and you have the time, you could just go in and not move until you have some answers! Good luck.

Update from me today! Still waiting.....our buyers buyer has had their mortgage offer approved, the offer got sent out to the solicitor a week past Friday, by second class post 😣🤔 last Wednesday the offer had not been received through the post! Our buyer came round yesterday for measuring up, we still havent exchanged so I mentioned to her that we need to exchange asap and then complete two weeks later (we are moving over 550miles) and her response was well I will sort my sale first and then we can sort our purchase of here....erm no...I had to tell her that due to delays in her sale we are now in a chain and we need to all exchange and complete at same time! To top it all the EA dealing with her sale is not returning calls to her or to my EA...this is their usual stance I dont think there is anything greatly untoward by this but my goodness I really am failing to see why there are such massive delays right now, especially when all conveyancing has been completed! bangs head of wall our buyers sale was meant to have exchanged a week after we got their offer at the start of October and we have been on the market since end of March 2017! Patience is running so thin..again!

I hope those waiting for news get some soon..in this murky world of house chains!

No news here - DH is going to our solicitor through the snow today with proof of identity (as we've clearly assumed new identities since we bought our new place last April. I quite fancy becoming Danger Mouse).

No word of survey yet, we do have a nasty feeling as I think I've said that the buyer will ask to reduce the price after survey. However as they have accepted an offer and are probably proceeding with that, and we have moved so aren't as desperate as them, I think we will stick to our guns.

Misguided that sounds so frustrating. It amazes me how unreasonable people seem to become during the process!
I've also been baffled by how long things take mainly caused by poor communication. Why on earth send anything second class in the post? Our vendors solicitor is old school and doesn't like dealing with emails so they have to go in for an appointment or deal mainly by post. He has also been trying to deal with our solicior via post when - get this - they're in the building next door to each other.

Thanks Yogadrone. Sorry to hear about all the struggles and frustrations. I was going to try to secure our next house today with a higher offer but.... the survey on ours came back and they valued it way below the offer! No-one understands why. There are no issues with the house and the value they put on it is ridiculous... you couldn't get anything for that around here! So the buyers still want the house and are trying to change the valuation. But in the meantime we can't do anything. And the baby is due next month!

Quick update here. Our buyers haven't managed to sell in the 4 weeks we gave them 😔 So we are back to market this week. I am not looking forward to starting the viewings/cleaning process again 😢

Just a quick update - for OneMoreOne in particular - the Land Registry have finally dealt with our buyers adverse possession claim and we are now hopefully moving towards exchange quite soon. So about 9 weeks in total for the Land Registry to deal with the claim.

We are so pleased to have some positive news but won't really relax until exchange of contracts. Off to talk to the Sales Office to see if we can renegotiate on fixtures and fittings on our new build.

Hi all. No good news here yet. Sad It has been a bit manic though.

Found out last Friday from our vendors EA, that despite the fact they promised to wait until the end of Feb, they have instructed another EA & are having an open day in a week or 2. Fair enough, so we booked a load of viewings for other houses for the Saturday & have against the odds found another possible home, which has a location way better than the first house. We are now torn between 2 houses.

Not that it matters at the moment because we don't have a proceedable offer. We had 3 viewings over the weekend. The last ones seemed really positive, but need to sell their own place first. We have one viewing so far for this weekend, but the person isn't even on the market yet. Hmm I'll still let them view it. Last person who viewed who wasn't on the market decided to rent their place out & made an offer. We have at least 2 or 3 people who are keen but not sold yet & 2 tracking the house, so hopefully its only a matter of time!

The EA of house 2 has persuaded me to go & second view it on Saturday, something I didn't really want to do until we had an offer, but she was very persuasive. Would be nice to get the kids to see it too. Plus we want to see house 1 again if we can figure out who is running the open day. If push comes to shove & we get an offer & need to decide we will insist on looking again, something we hadn't considered until we saw house 2. Our vendors & the rest of the chain could very well live to regret refusing to drop 5k each if we end up going for house 2.

Hello all, sorry have been awol. All fell apart for a while here as our vendors had hidden the fact that they'd ignored a council request to comply with building regs. It emerged as we were due to exchange. All sorted now and we are ready to exchange again but vendors are being ridiculously slow on agreeing completion dates. Currently due to complete on 23rd which is two weeks away but they've been messing around all week. Argh!

Our questionnaire has gone to buyers solicitors.
Their buyer apparently isn't bothering with a survey (cash buyer).
No word on when our buyer's survey will be (they are borrowing, even if just shifting their borrowing).

Thanks for keeping up with everyone Yoga. Quick update. The valuer has said he was wrong, but isn't willing to put the price up by enough. We can't afford to move in that case so I'm pretty gutted. It looks like we'll lose our buyers and I am not up for putting the house back on the market with a baby due soon.

Pretty frustrating all round for a lot of us then - sorry for you Wine Cake Flowers to all in need.
We've got a viewing booked this week for 20th which is a way away. A cash buyer rang EA to ask re. Field rental for horses - ours has stables but not land.
Given her the farmers number who was renting out next door fields to our previous vendor and our previous buyer but not heard back yet.
Vendor still hanging on for us but getting to stage where they'll likely put it back on the market.

Jumping into the thread. Just decluttering and ready to go on the market this week (although EA has said won't be on Rightmove till next Monday).
Hoping it's not on the market for too long as we've found the house we want to buy.
We're hoping not many others can see the potential in the new place till we get this one sold, but fingers crossed.
