Aarrgh -Nothing in 3yrs has delurked me until sheer frustration at our buyers!

Then found this thread after posting; please can I join before I strangle someone in real life?!

2 days before exchange and they've pulled out, having delayed an extra month from original completion date.

Not only do I love my house, having spent 2yrs renovating it (pic below) so fierce house pride but their timing is awful given I'm already commuting 3.5hrs each way for my job relocation and we'll now likely lose our house we were ready to exchange on..but we're also now screwed in terms of location search as already submitted son's primary school applications!

Reason being; they felt pressured to buy. Odd that a seller would want their no chain buyer to exchange 6m after offer!!

(Slinks off to bath and wine - Utterly shattered at returning to market)

Oh muss and happyclown! So frustrating! So sorry for you.
Nothing to report here. Our offer has basically been ignored! Not accepted or rejected. He's waiting for more I think so I give up. There is NOTHING to view in the meantime...
Meanwhile I am 32 weeks pregnant and still at work with no time or energy to contact EAs or solicitors.
Still a bit gutted we missed out on the other one.
Is the link your house happyclown? It's fabulous. I'd buy it!

Sounds a plan blinkineck, you sound like a lovely buyer. I highly recommend it for kids, mine have had an awesome time there and the access routes got a thorough test when I went into labour with 2nd in a january snowstorm!

We've had a strange development here. We had an offer via our online app tonight from someone who hasn't even viewed the house! Thats a new one on me! Shock Unfortunately its lower than we can afford to accept, so our EA will be ringing through the chain in the morning to see if everyone can reduce by 5k in order that we can accept it! Fingers crossed please?

@TheDailyMailLovesTheEUReally we are currently with Nationwide and are happy enough with our (portable) mortgage deal but I do wonder if there is a better one out there. Did London and country find you a good one? What fees did you have to pay them?

YOLO they are fee-free as they earn their commission from the lenders they deal with. Our financial situation was not straightforward so we wanted to use a broker rather than try and navigate the system ourselves. We decided to use L&C simply because they are big - whilst I would usually look to try and support independent businesses (a lot of my insurance is placed through an independent local broker), in this case I wanted a big firm with lots of sway and a big panel of lenders.

So we basically didn't have to pay anything for the mortgage (apart from survey fees). However they'll take your circs into account when reviewing you - do you need a quick decision, or the best rate, or someone that doesn't charge a product fee or valuation survey fee, etc. When our last chain collapsed and we had to start again, we also had to reapply for a mortgage from scratch. Our broker not only got us a full offer within a week, but he got us a better rate as well and has saved us almost £100 a month!

One of the staff in our EA office has just used L&C for their remortgage and was pleased with them. Out of this entire shitfest they are one of the very few firms who actually did what they said they would do. Plus the adviser we dealt with was simply brilliant and really went to bat for us. I'm a complete fan now and will definitely use them again.

Argh I can't believe we don't have a commitment at offer stage system like Scotland. It's madness that people can offer on places willy nilly and then change their minds.

One it is so incredibly shit. The Scots system is not without its flaws, but there is at least a bit more protection offered. In total we lost about £2,500 in non-refundable costs and additional unforeseen costs due to having to start again when our last chain collapsed.

I've said it before but I find it baffling that I have more legal protection as a consumer buying a packet of socks, than I do whilst buying a house!

Have you tried chasing the agent blinkineckmum ? Seems very weird that they haven't responded at all. When we got our offer it took a couple of days before we knew we could accept it (we were in a broken chain so required new mortgage offer and the chain to reduce prices) but we made sure the buyer knew all this and was kept up to date by our EA. If there is nothing in your preferred area could you look further afield at all?

Lazy can you get a grant for the boiler? If you have to replace it that is. I hope it's not too expensive to fix/replace.

Our new place is wonderful - we haven't found anything wrong (yet!). Even the [super-nervous] dog has started to settle down and isn't as stressed and anxious as she has been. It's starting to feel like home now that we've got the majority of boxes unpacked and worked out the eccentric heating system!

Crossing my fingers for you Pixiedust!

Got the news today that VSC's mortgage offer has been formally approved, which is a bloody relief. And we had our valuation survey back which values our house at the same as the previous valuation, so no need for anyone to amend any mortgage offers or delay anything. Hopefully we're finally making progress!

Thanks KitKat. No such luck unfortunately. Nobody in the chain is willing to reduce so we can't accept the offer. Its simply far too low. Most disappointing. Our vendors vendor, who was previously threatening to remarket her house, has agreed to wait until the end of February now, so at least thats something!

We did have another viewing today, with someone who is currently renting a house in the next road that is the same style as ours, so he can't complain its too small lol. Fingers crossed for him!

Great news that VSC got their mortgage approved! What else is there now? Outstanding enquiries? Maybe you can start to discuss potential dates soon? Smile

Hello all, please may I join you to vent/drink copious amounts of wine? Been trying to buy a house since October, and due to various reasons 2 houses have fallen through (survey raised issues on the first, very dodgy new build on the second). So I've got my fingers crossed for house number 3! Mortgage application is in and I'm waiting for the survey to be done, half tempted just to buy it even if there are loads of issues I'm so fed up! Hope everyone else is having more luck.

That's a shame Pixie. You'd think the chain might have been able to drop £5k - it's not that much in the grand scheme of buying and selling in the South East in the current market Sad Good luck with the viewing!

We have completed and been there decorating a few times - I stayed a week getting some stuff done. All that's there at the moment is gallons of paint and the stuff from my old single days that I had in storage (bloody useful... bed, sofa, telly etc)

Our big proper move is Feb 2nd

It's so huge and beautiful. It's already worth all the pain, swearing and hair loss and we aren't even in yet. I am very glad we didn't pull out - we really came so close to it at several points. Itching to just be fully moved in there now but it made sense to us to use a decent amount of our temporary rental (paid for 3 months upfront back in nov) to try and get as much done as possible without ALL THE STUFF in the way... and the four cats.

I'll post some pics when we've got it all finished!

We’re in! Taken a few days to get things together and still not half way there!

I am however utterly shocked how disgusting they left the place! I spent a lot of time cleaning ours and all our integrated appliances - this places was/is a pigsty!!

Completion day was nervy took a long time to complete the chain and the previous owners of here took forever to get their stuff out even after we officially because the owners
