Out of the blue my solicitor emailed me this morning to say we may be exchanging this afternoon. I'll believe it when I see it. The top of the chain must have been working super quick to go from offer accepted to exchanging in two weeks?!!

I knew it was too good to be true. Our buyers buyer has pulled out, after waiting 9 weeks for the Land Registry to deal with the claim. Waiting to find out why but possibly there is still an issue with our buyers title.

We will have to put the house back on the market and look for another purchase after 10 months and about £3k on fees, surveys etc. Devastated.

Posted under a previous name, I'm still waiting for one form to go backwards and forwards between my solicitor and various others.

Today is discovered that he had sent half the information required. He knows there is a whole chain waiting for this one form to be processed.

Why do I have to do every tiny thing myself?? I shouldn't have to call the intended recipient, ask if they have everything, establish they don't and ask him separately to send it.

Artus I'm so sorry. You must be utterly gutted. What an utterly shit system we have in this country for house buying / selling. Flowers

SheepySheepy I agree. So many times in this process I personally have had to chase people back and forth to fill in bits of paper. So frustrating!

As for us, well we got back home from holiday at 2am this morning, and after we slept and sorted the kids I got straight back on it. We got e-mailed last Thursday to say our buyers solicitors have finally sent through their list of enquiries (buyers have been selected since November so it's about bloody time)! There was a couple of enquires we needed to answer, which we've done today to the best of our knowledge; but slightly anxiously there are also some enquiries which the housing association need to answer (for those who don't know the back-story, it's a shared ownership house we're selling, and the housing association are as slow as f* at doing anything). Our buyers are behind the rest of the chain and holding things up (despite having a 'head start') due to them being painfully slow, so we need to get them to catch up asap really. We did sign the selling contract though, so I gather we are getting near being able to exchange, (I'm crossing my fingers it'll be in the next couple of weeks). In preparation I've sorted out buildings insurance today on the house we are purchasing, and apparently we are getting all the final paperwork for our purchase sent out tomorrow, so I feel we are getting there. I said to our solicitor today I was hoping to have moved by the end of March and he seemed reasonably confident that would happen. I won't relax until we've exchanged though. I am slowly getting more confident though and considering even getting some quotes for removals.

Brilliant news Ezs23! It was rather twat-ish of your vendors to put an extra layer on the chain at such short notice, but I'll give them their credit and say they got on with it quickly then! When do you complete?

Hope you had a nice holiday KitKat. End of March is still possible and it sounds as though it is all moving, albeit more slowly that you hoped. Could you make an appointment at the HA and go in with the enquiries so that you can get answers while-u-wait? They must have stock answers for the houses they sell which are shared ownership.

blinkingeckmum - I'm speechless. So sorry this has happened to you. Your buyer may still be able to proceed - depends how much they have to borrow. Fingers crossed for you.

In our news - been in 3 weeks now and have finally worked out how the underfloor heating in the living room works! Quite why it couldn't have a radiator like the rest of the house I really don't know Smile

Back here for another session of wallowing in self pity.

Two weeks tomorrow our solicitor was ready to exchange and put it out for ezchange that day. We find out two days layer player 1 of 4 has asked yet more frigging questions. Apparently all amswered and finished last week some time yet their solicitors are now not answering my solicitors for the exchange to go ahead!

Artus have a good bottle of drink to sooth them nerves. Im on edge and have been for the last 4 months so god knows how i would be in your shoes. Actually, yes I do. I would be a mess right now so if you are anything but - well done

So sorry Artus. Why does it have to be like this?
I am bracing myself for game over but so far the buyers are being amazing. They have proposed to either find a new lender and get a new valuation or wait a few months to get more evidence for a higher valuation. I'm waiting to hear which they go with, but am wondering why they'd bother... and whether they will find somewhere else in the meantime.
It's out of our hands though. If we lose them I'm doing nothing for a while. I need to focus on the baby. We'll just have to squash in and make the most of it!

Congratulations on figuring out the underfloor heating Yoga! My PIL have this in their conservatory and they still struggle to operate it and it's been in for like a year now. Lol! Sadly us going to the HA isn't really an option as their central office which we are dealing with is the other side of the UK to us (over 300 miles away) and to be honest I don't even know what enquiries have been raised with them. Thankfully our solicitor seems very nice and on the ball and he's said he'll chase them for us.

Blinkineckmum sorry you've had all this to deal with on top of pregnancy. How long until your baby is due?

blinkineckmum fingers crissed this all comes good for you too...but as you say squashing in for a while may be a good option..and a lot calmer way if life.

artus i know it doesnt feel like it right now but it will all come good, it really will...hope you find some strength to get right back on it

Me, I am off to phone everyone was told last week exchange likely for friday last week..mon/tues this week...alas...no one keeping us informed, like I should be surprised! 🙈

I honestly think I have developed some kind of illness surrounding it...the mere thought of calling estate agent to get updates rushes adrenaline around my body at 100mph...twice since going on the market we have had two sales drop out on us and we found out when calling for an ad hoc update so my poor body/mind is getting ready to fight!!

Our buyers are still keen and have three viewings arranged for this weekend. We have asked the agents to restart actively marketing the house as well so hope we will back in the game soon.

We will tell the developers on Thursday and I know they will put the house we hoped to buy back on the market but our priority now is to sell our own.

We have exchanged! We are completing next Thursday (!) and I am trying to work out exactly what we need to do before we get there. I've only just gone back to work after mat leave so all a bit mad. Good to hear you have also exchanged Ezs23.

Artus what a nightmare. I hope either you get a new buyer quickly or they do. Chains are so awful sometimes.

KitKat I hope things speed up for you, glad it is still making some progress though!

Blinckin what a mess with the valuation. We decided to wait and put the house on the market after the baby and not before. We've managed despite the lack of space so far...

I'm really sorry about the situation Artus. You never know though, maybe your buyers will get another buyer themselves soon and the chain can re-form, but I can understand why you've gone back on the market. Wishing you the best of luck.

Blinkineckmum - oh gosh yes if baby is due so soon I think I'd wait to move now to be honest. It will be okay. In an ideal world we would have moved 18 months ago before DD2 arrived (she's now 15 months) but we've all squished in and it's been okay. I am very much looking forward to moving into our new house with an extra bedroom though so we can finally get her cot out of our room after all these months and 'reclaim our bedroom'! But yes, we've all squished in this past year or so (me, DH, DD1[3], and DD2) in our 2-bed semi and we've survived!

Brilliant news MrsJW! Have you got removals and everything all sorted? Must be such an enormous relief to finally be on the home stretch.

As for us, still sat here waiting for last few enquiries to be answered so we can exchange. Had to e-mail estate agent yesterday to get them to pass onto our buyers that the rental side of our shared ownership house goes up in April (only by about £10pcm) but they are so twitchy about costs I was genuinely worried it will scare our buyers away, but not heard anything back yet. I have braved starting getting a few removals quotes though so I'm trying to get organised. I'm mentally stuck between not wanting to leave everything to the last minute, and not wanting to get to ahead of myself! I've also done some maths yesterday and I'm really starting to wonder if I've got enough cash to cover everything we need to pay for. Worst comes to the worst I guess we'll have to pay the removals people on a credit card and pay it off over the next couple of months.

Oooh exciting. Our (masses of) paperwork relating to search results etc, and contract of purchase finally arrived this morning! So if we deal with it tonight when DH is back then we will have signed both our contracts of sale and our contracts of purchase this week. Surely therefore we must be getting near the point of exchange right? How long after signing contracts does it normally take for exchange to happen?

Buyers have booked in their survey - phew!

They have asked us what paint and colour was used for the gable end repainting Confused - pretty sure even the painting company won't remember from 2015! Oh and what is the design name of the kitchen which was installed in 2005. Do they think they'll be able to get add-ons??!

kitkat my call was met with a reply of we have not heard back from buyers solicitor, when i pressed on when the last contact was they said recently, wothon the last two weeks..then admitted she doesnt have details to hand...our solicitor was busy so never got any update from them 🙈. Called EA their response was they chased buyers solicitor and buter on monday, as of yest morning no reply but they hoped to get an update soon...aye right! We still have no update...

tbh flummoxed with it all, fourth time lucky we thought, but now 13 weeks on the process...cant be bothered with interim updates as they mean nothing in grand scheme of things..i know i aint hanging on in silence because no-one wants to talk about anything 😂 would rather back out if there is no commitment to exchange soon as we have had this exchange issue before with a previous 'buyer' keeping us dangling with stupid questions and then agreeing a completion date and then backing out on exchange day!

Great news on purchase contract Kitkat, i am end of chain so cant really comment about having both contracts in place but we signed our contract of sale in the middle of December....but we had a delay in the chain with our buyers buyers finance...I guess it depends if all other conditions have been met on both sides too! 👌

Yep, totally sympathise with the buyer raising random queries, proposing completion dates enthusiastically then backing out at exchange! Angry
Been there, done that!
We had the joy of our estate agent telling us it was us who'd pulled out the sale as the buyer had said they wanted to buy and we'd pressured them. Yep, we did ask them for an exchange date as they'd missed 3 previous dates suggested by solicitors and were now 5.5m past date of offer, no outstanding queries and telling the estate agents they were definitely completing with us next week, next week, next week... no, they aren't because they haven't exchanged THIS week!
Grrrr. Viewing on Tuesday so planning to paint the kids rooms white before hand in case viewer dislikes yellow or green paint! Smile

Hi all, sorry to all with bad news & congrats to those who have exchanged.

Found out today, via an estate agents email, that the house we were hoping to buy has gone back on the market. They're asking 42k more than what we were buying it for. Hmm I don't have a problem with them remarketing, its the lies that get me. DH text the vendor 2 days ago to ask if their open day had taken place yet, & she responded saying they hadn't instructed an agent yet & were still thinking about it!

The other house we viewed at the weekend I decided to offer on. A fair price given the length of time its been on the market & work needing doing. Despite the EA telling me they were keen to sell now & open to offers, they apparently want much nearer to their asking price. That will be why it hasn't sold in 3 years! Hmm

Its actually looking like our only option may be to come off of the market & wait for this silly market to refresh & everyone to be pricing at the same level rather than 95% wildly overpriced & those of us priced to sell with nothing to look at, as it is now! Sad

Can I join? Have been following for a while. Just starting this process.
Dreading it but am so pleased to ehar the happy endings. (So people do actually get to move!!!)

House went on the market in January. We had had three viewings. No feedback of any use - they didn't like the road nearby. Fair enough. You don't know until you are there how much it will or won't bother you - but it's not as thoguh I can do anything about it.

I think it is fairly priced but I will tak a lowish offer for speed. I don't want to start low as people in this market are playing games trying to get prices down after offer with survey results etc. I only want to drop for a cash/already sold buey who can go fast.

So - all aboard. We're off!

DH has sorted out queries of buyers - and as both of us said, if they were so keen to find out what brand the kitchen was, they could have opened any drawer where a large MAGNET sticker is attached inside.
