Hello all. I can't sleep. Can I explain and get some sympathy/ advice?
Baby 3 due soon. Our house is a bit small and we want to move into town. Dcs aged 4 and 2.
Sold our house. Nothing much on tbe market for us. Found a house that ticks boxes and is in a great location. 30mins walk into town, quiet cul-de-sac, very green... but house is in a state and overpriced. Various offers rejected and ended up offering higher than we'd hoped, waiting to hear....
In the meantime we find a perfect house, very central, no work needs doing, on at lower. Can't get a viewing for a few days so contact agent, tell them we're proceedable and very interested. It sells in a day.
Not sure if we'll get the house we offered on but now much less enthusiastic! Gutted about the other one and generally nervous and fed up.

Im so sorry HighHeels. Lack of communication really is the worst thing ever! So many solicitors are shit. It doesn't seem to matter how much you spend, its pretty much guaranteed they'll be crap! (I speak as someone who has bought & sold many times btw.) Hope you get some answers on Monday! Flowers

Oh blinkineck. I can feel the frustration! Maybe try to look to possible negatives of the house you lost & focus on the positives of the house you've offered on? Being central isn't always such a great thing. In all honesty, being slightly further out of town in a nice cul de sac is, (in my opinion anyway) probably the better location to bring up young kids. It actually sounds lovely, & the fact that it needs doing up to some degree can also be viewed as a positive. You get to personalise it to your own taste rather than living with someone elses just because theres no pressing reason to change things.

If you do lose this one too, one thing I would suggest is to make sure that its YOU that agents think of first when a potential property comes on the market that suits your brief. You want to be on their list of hot buyers. This means keeping in touch frequently so they know you're still looking. Ring on a daily basis even. Don't let them forget you.

Make sure that the agent selling the house you lost knows that you want to know straight away if it becomes re available.

Another thing you could do is to leaflet drop in the particular area you want. I have done this before to great success! Personally you sound like the idea buyer & id be thrilled if I had a prospective buyer leaflet drop my house! Smile

Thank you so much pixiedust. All of that is very reassuring. I'm telling myself the offer they accepted was way over asking and more than we could afford! I will get in touch with all the local agents and let them know of our position so we can be first in next time! I've talked myself into the otger house now I think, so if they accept our offer I'll be pleased.

Our situation seems to have progressed slightly, we are in a two property chain and the other property has had their second mortgage valuation done on Friday I believe, waiting for this to filter through along with mortgage offer on new amount and then its just tidy up conveyancing and exchange....fingers crossed this time is our fourth time lucky (3 sales previously ended due to time wasters) Grin

hatehighheels our solicitor has NEVER acted out of courtesy in the four house sales they have been dealing with us for this past year! All very robotic I'm afraid!

I just don’t understand it! I work in a role where I act as a liaison essentially and deal direct with clients- if I just say on my arse without giving an update I’d be questioned!

Might retrain to be a “Friendly Solicitor”

Or with the next house get some SLAs in place!

Oh muss I'm sorry to hear your update. I think your vendor is a CF Angry What does your EA say? I'd like to think the vendor is just trying one on but worth checking if they have been showing the property after accepting your offer. Fingers crossed for you Flowers

Oh dear, we've got all this with the solicitors to look forward to!
Still not had our offer accepted or rejected... the old guy is being stubborn and wants more £ despite the agent advising us that if we offer more it probably won't be worth that in the mortgage valuation... plus there have been no other viewings! Same agent as we sold with. We could offer more, do a survey then gey money off but that's too much of a gamble for me.

OneMoreOne and Artus fingers crossed for you both that land registry pull their fingers out and get it sorted quickly and your mortgage doesn't expire OneMoreOne and that your developer doesn't find a buyer in a better position Artus (that's got to be quite unlikely I'd think).

Any more progress Hatehighheels? What's holding up exchange? Our solicitor was good - we were supposed to exchange before Christmas and it didn't happen but our solc explained why (and listened to my resulting rant!)

blinkingeckmum if you really don't want to proceed on the one you've offered on can you consider moving into rented in town while you wait for your perfect house to come on the market? My EA friend tells me that Easter always sees a huge swell in the numbers of houses coming up for sale. Your prospective vendor sounds like he could be difficult to do business with Sad

Latest update: buyer has insisted on the increased £10k. We've managed to beg, borrow and steal the difference but now the bank has got back to us and want a 20% deposit instead of 15% which means we can no longer afford the property. At all. Want to cry but am feeling numb. Why is everyone/everything conspiring against us buying this house?

MussInBoots that's awful. Flowers Why has the bank suddenly changed it's mind? Since you are paying the difference (rather than the bank loaning you more money) it seems s bit senseless to me. It might delay things, but could you find a broker to find you a lender who will agree to lend you the money n the original 15% deposit basis?

Muss ring London & Country. Seriously they absolutely saved my sale and purchase - I'm not joking. When the shit hit the fan due our solicitor throwing a spanner in the works (literally 2 days before deadline and the lender had a 5 working day service level agreement!), our broker pulled strings at a senior level and sorted it out for us. He was a complete hero and I'd recommend him in a heartbeat. When we had to reapply for our mortgage he got us a fully underwritten decision in 5 days!

PM me if you want his direct details. Seriously - when it's going tits up you need a big firm with muscle and pull with the banks and lenders to get the best deals, and with relationship managers who know the back office numbers to call when you're up against the clock.

Hi all- thanks for your kind words. We've got an IFA who we've paid a lot of money to to secure us a deal. We were told that because we were going for the same property and simply changing the purchase price by adding £10K, it'd be simple. Find out today after LOTS of digging that the bank has simply changed its mind and wants an extra 5% deposit which we haven't got. Have spent the evening frantically looking for cheaper properties in our area- guess what; they don't exist. Will give L&C a go. Thanks Lazy (congrats on your move btw) but not holding my breath.

We were meant to move from a flat to a house but the only thing we can afford atm in our current situation is another flat but with slightly more perks- parking, en-suite, concierge- but at a higher price than our current flat. Would that be a good move?
