Where would you live in London? Budget up to £1.25m

So I've had it with where we're living at the moment. It's supposed to be nice but it's grotty and I want out. We are in a regeneration area so we have 10+ years of building work to put up with, literally on our doorstep, and we have a neighbour clearly drug dealing who seems to be made of teflon.

What we want is 2/3 bedrooms, off road parking (if possible), outdoor space, on the tube and decent neighbours. Does anyone have anywhere they would suggest/recommend?

Where do you go out to eat? Where do you socialise? Where are your friends?

I feel you enjoy strolling down portobello road that is quite different from if you like having breakfast in boundary in spitalfields.

Another vote for Wimbledon- that's still a decent budget there and has such amazing transport links/ buzzy main town and stunning village/amazing restaurants/pubs/outdoor space. Richmond is stunning too but weirdly even multi mill £ houses barely get any back yard, gardens are very scarce and teeny around there.

If you need to get to the City then definitely Wanstead or Snaresbrook. You'd get a very decent house for £1.25m.

We have friends all over - home counties and further afield as they've left town having had children, and all over London. We socialise in the city, around the southbank, Victoria (my old office) and Dulwich way. I think I've found a winner (online at least). It's effectively our flat but without a building site in the back garden, in a much nicer building, and it's not far from one of my favourite pubs. And it's too far for our parents to visit (SW London is too far for them, and they're both west of here) so seems to be ticking lots of boxes.

@GinsanityBeckons I love that flat, perfect layout for me. And you are such a short walk up to shoreditch. Good location for City / Southbank and also Dulwich cos you can nip down pretty near on the ginger line.

Whitechaple will always be slightly gritty / ethic tho I think, and if you are concerned about building sites have a good careful look at the buildings near by and if you think those low-rise LA blocks will be next on the list for demolition and regeneration!

My thing about building sites is that they're ok if slightly removed. The one I have issues with is right by our back wall and is driving me mad. The shitbags who run it don't care about noise/vibration/law and are consistently breaching all manner of rules. Nice builders, who are slightly further away, I can cope with Grin

Trouble is you aren't going to get the best price for your flat if selling during building work next door. Rent it out for a bit and rent somewhere else for a year? That way your oh can try out a new area too

Just the conversation we've had apples though the budget does take into account not getting top money for our current place. Building works do finish in December next to us though, so not long to wait.

It slightly depends what sort of vibe you want I guess! Near us, in the De Beauvoir area between Dalston and Islington you could get a beautiful Georgian or Victorian house for that budget. Lovely area, quiet streets, and between hipster Dalston and more upmarket Islington. Not sure you'd get off-road parking, but you might.

I'd head West, to Ealing and surrounds, or North of the river, up to Finchley.

1.25 mil will still buy you a lovely home with good sized garden, driveway and close to the tube in those areas. Lots of green space, loads of shops, into central London reasonably quickly, not much bother/nice neighbourhoods.
