Where would you live in London? Budget up to £1.25m

So I've had it with where we're living at the moment. It's supposed to be nice but it's grotty and I want out. We are in a regeneration area so we have 10+ years of building work to put up with, literally on our doorstep, and we have a neighbour clearly drug dealing who seems to be made of teflon.

What we want is 2/3 bedrooms, off road parking (if possible), outdoor space, on the tube and decent neighbours. Does anyone have anywhere they would suggest/recommend?

I would 100% live somewhere close to shoreditch / hoxton for that list of requirements.

Like this. Remove the wall for the crappy third bedroom to make the living space better. balcony and terrace. You could host super cool parties. You are in eating out heaven with some of londons best restaurants 5 mins walk away.

Lovely big west facing terrace for after work drinks. East facing balcony for morning coffee and a pastry at the weekends. 1000 sq ft so OK size for 2 beds.

Little bit far from the tube station maybe?

We tend to not want less than 1000 square feet as some of the 2 beds around town can be really poky and where we are we have lots of light. DH would probably only really consider top floor too. Picky bugger.

I found this yesterday and it'd be pretty perfect, were it not for the lack of tube.

The OP has clearly said she isn't fussed about a house and doesn't want to move miles away.

If you don't have children a central location offers so so SO much more enrichment to you life than living somewhere like Beaconsfield and destroying your social life and having a massive commute.

I agree with your DH @GinsanityBeckons re top floor and 1000 sq ft minimum.

I know he doesn't want period but woudl he consider warehouse conversion? That gives you the character with expose brickwork etc but recent conversion will be a top spec.

I would love a warehouse conversion, unfortunately they don't tend to come with outdoor space in our budget. You can never quite afford what you want, can you? Regardless of budget.

Anyway, now I am having a massive case of the green eyed monster looking at all the nice Old Street flats. I wish I still lived there but all I could afford was a rabbit hutch so i've moved to zone 3. If only i'd had another 500k I could have had stayed!

And this one is a bit far from the tube and needs some serious work on the layout... Also actually might be a bit dark, I looked at a flat on this road and it was a it oppressive and dark.

But its WH with roof terrace in budget.

I would make the big reception room on 2nd floor into the master bed and add a nice big en-suite (with bath! so you have a better bathroom and a 2nd toilet.

On 3rd floor remove the walls to the bedroom behind the kitchen to make a much bigger space and shift the kitchen back into that space.

If I had your budget (I don't) I would stay where I am; East Dulwich. We have a great high street with nice pubs and an M&S Food, plus a big Sainsbury's. The parks are nice, the cafes too, and there is a big community feel to the place.

We are moving out of our flat, out of London, because we needs to go to a cheaper area of the South East Sad.

Sell your asap.

Then rent - could try out a couple of different areas / property styles on short term lets - then be a cash buyer to swoop in to get a bargain exactly where you want it.

Zone 1 is a buyers market - so pace yourself and take your pick.

I would say Hampstead/Hampstead Heath!

None of those are very near a tube station

Alternatively if you want more central:

If I had your budget (I don't) I would stay where I am; East Dulwich.

I love east Dulwich but it is nappy valley central. Great community feel if you have 3 children, maybe not if you like modern light filled apartments and a quick taxi ride from central london.

With that budget and no kids I would be in zone 1, unless you have a hankering for more green.
You can get a 2 bed with 1000+ square feet in the Barbican for your budget, walk to work, nice flats (you don't hear the neighbours much), all with balconies and access to lovely communal gardens. You can get a parking space in the car parks underneath the complex for an annual fee. These days there are tonnes of bars and restaurants in the area that are open on weekends (it was not always so!).
