Where would you live in London? Budget up to £1.25m

So I've had it with where we're living at the moment. It's supposed to be nice but it's grotty and I want out. We are in a regeneration area so we have 10+ years of building work to put up with, literally on our doorstep, and we have a neighbour clearly drug dealing who seems to be made of teflon.

What we want is 2/3 bedrooms, off road parking (if possible), outdoor space, on the tube and decent neighbours. Does anyone have anywhere they would suggest/recommend?

There's a ton of new riverside flats going up in Hammersmith, and towards Fulham - large balconies and terraces, off-street parking, river views, and really, really good transport links, in zone 2. If you don't mind new-build they might be your thing.

I would choose walking distance to work and not bother with a car - used to hire, taxi, public transport when I was there child free. Barbican or London Bridge or Wapping.

Op one of your picks was in London Fields. If you don't like regeneration building works I'd give LF a miss as it's undergoing a lot of regeneration and also Hackney Central probably going to be included in crossrail 2.

It really does seem ludicrous that with your budget you will have to compromise on your home in some parts of London.

It is actually depressing - once you move out of London it is virtually impossible to move back in. 😔

I'd like to live in the Barbican-a friend of a friend lived there about 20 years ago and the flat had never been done up-all original fixtures and fittings-was incredible! And massive. Buy a total deadzone at weekends so it's good that that has changed! I have a massive soft spot for Barnes, lived there for years in my early twenties. How about the Harrods building overlooking Hammersmith bridge? There always used to be flats for sale in that complex and they were lovely...

Battersea is nowhere near the tube. That part of Battersea is lovely and quite quiet, but to get anywhere involves a bus ride down some very congested streets or a walk to Clapham Jcn which is rammed at rush hour.

I love that development, sparechange and would live there in a heartbeat. DH isn't so keen - it's too close to the shithole that is Clapham High Street in his opinion. But yes, that would be perfect. A home gym on the ground floor, bedrooms on the first and living on the top. Divine. And so pretty.

That one getoutofmygarden suggested looks amazing for the price, so does the one in Clapham. Prices definitely dropping in London. How can your dh not want to be near Clapham high street and yet want to be near the tube etc?

Lala my question too. He's one contrary bugger, that's for sure. Hopefully I'll find the unicorn that he will accept as better than where we are now. The problem is we have a lovely flat, just with a shitty neighbour and a lot of building going on not 6 feet from my kitchen window. I've got to find something at least as good as this or he won't countenance moving, even though I have wanted to for nearly 10 years.

I like north/east London areas and at that budget I'd stick to somewhere as central as possible and go for a house not a flat.

OP, that development is also right on the end of Abbeville Road, which is lovely!
Can you take him for a lunch there and then walk to Clapham Old Town, to show him how much lovely stuff there is without having to go near Clapham High Street..?
