Where would you live in London? Budget up to £1.25m

So I've had it with where we're living at the moment. It's supposed to be nice but it's grotty and I want out. We are in a regeneration area so we have 10+ years of building work to put up with, literally on our doorstep, and we have a neighbour clearly drug dealing who seems to be made of teflon.

What we want is 2/3 bedrooms, off road parking (if possible), outdoor space, on the tube and decent neighbours. Does anyone have anywhere they would suggest/recommend?

I think if I wanted somewhere a bit more hip and Chiswick was too grown-up for me, I'd consider Walthamstow.

Or Leytonstone. Could get a very nice house for £1.25m - you are pretty quick in on the central line although it is super busy.

Balham is lovely
Technically zone 3 but doesn't feel suburban at all.
Loads of open space, great transport links etc
Tooting is on your doorstep in one direction for restaurants and bars, and Northcote road in the other for nice shops and more restaurants

Beatrice you worked me out! I am sick of the noise, the dust and the shaking house! And the constant excuses and denials from the builders when we challenge them - I had one sit in my house and deny that it was vibrating when all my glasses could be heard shaking against one another in the cupboards. I don't think I can take another decade of it! And druggy neighbour back with his scummy customers has tipped me over the edge.

Fingers crossed DH will listen to me - he hasn't been amenable to us moving in the last decade (he had this place when I met him). It's never been somewhere I would have chosen and it doesn't feel like home to me.

Herne Hill, Denmark Hill/Camberwell, Dulwich would all work if you could compromise on the tube in favour of the train? Depends where you work I suppose.

My only issue with Chiswick is that even £1.2m just doesn't go very far. Mind you it's been two hears since we last looked so perhaps the market has softened a bit?
Zoopla have a nice travel time tool where you can put in your requirements and it comes up with all the listed properties that'd suit that are say a 20 min commute or 40 min commute.

Second the suggestions of Balham / Barnes - have friends who've moved out there to some lovely homes! Good luck :)

Wanstead/ Snaresbrook out east are really nice, a lovely villagey feel and on the central line so easy to get everywhere. It is Zone 4 though but a quick tube journey into central. Feels much less 'London' but that might not be what you are after!

I've had a nosey on RM.

For 1.25m I agree with the PPs who were suggesting Balham. You can get a nice house close to the tube there.

Where do you need to commute to and how do you like to commute- tube, bus, bike? What do you like about where you live? Where do family and friends live that you need to visit a lot? London is a big place and it would be good to narrow down options!

Have you considered taking the train instead of the tube. Radlet is nice enough but steadily improving and fairly affordable with a good variety f private schools.

We need to commute into the city, so east or south seems to make most sense. I don't think we'll leave London and go to the 'burbs, we like being close enough to the centre that doing stuff late at night doesn't result in a horrific cab fare home.

And just to make it extra difficult DH won't even consider a Victorian terrace or similar, cutting out about 90% of the housing stock in town! He has a thing for soulless boxes. Gah.

Milton keynes or Bedford takes 30mins to London Euston and you would get a 6 bed with land for that amount (and property prices are rising so it'll eventually increase).

Ummm that's on the right track but we need our own, private outdoor space (another DH non-negotiable).

We don't want a big house, or at least not lots of bedrooms. There will only ever be two of us so won't use more than 3 bedrooms. I think I'll spend the next few days in a rightmove hole and then realise that we're better off staying and putting up with the noise/drug dealing

A balcony would be fine, but that link seemed to only have a shared roof terrace. That just wouldn't do. Honestly he's so particular and yet has no taste when it comes to houses!
