Where would you live in London? Budget up to £1.25m

So I've had it with where we're living at the moment. It's supposed to be nice but it's grotty and I want out. We are in a regeneration area so we have 10+ years of building work to put up with, literally on our doorstep, and we have a neighbour clearly drug dealing who seems to be made of teflon.

What we want is 2/3 bedrooms, off road parking (if possible), outdoor space, on the tube and decent neighbours. Does anyone have anywhere they would suggest/recommend?

A flat is absolutely fine - probably more sensible for us as the bedroom/living space split is slightly less bedroom biased. I like that one near Waterloo.

I had seen that house earlier but it's too ugly for words, I think.

Move to North London!

For that budget and north of Highgate, you'll get a driveway and a 4 bedroom house, possibly detached. Lovely areas that meet that criteria include East Finchley, Totteridge and Hadley Wood. All bar the last are on the tube.

NW London also lovely, e.g. Stanmore, and ditto on house prices.

Greenwich / blackHeath/ Westcombe park / maze hill - mainline trains rather than the tube but rains to Cannon Street, London Bridge, charting cross and Waterloo east. And a short bus ride to North Greenwich for jubilee line.

Greenwich park is amazing and the views are fab, real village feel but at the same time you feel closer to the city as you can actually see it from the top of the hill. It's zone 2 / 3 boarders. We had half your budget and couldn't afford to stay but would be back in a heart beat if we could

Earlsfield is better for commuting than Balham but you'd get something gorgeous for your money. Southfields is a lot further out in terms of time taken to travel into central London, even though it's next-door. But if I were you I'd look around Northcote Road - lovely Victorian houses but not massive, very safe area, tons of decent shopping, and right beside Clapham Junction for trains to Gatwick for your child-free weekends away... I also think Chiswick, which someone suggested upthread, might be for you. If you're used to the convenience of being close to town commuting times/distances will really matter to you.

What about the isle of dogs? Some of the earlier developments there are good value. You have an easy commute into the city by dlr or boat and all the shops and restaurants at the Wharf. I had a fab time living there.

Ealing. On the central line and rail network. Plenty on your doorstep and £1.2m would go quite far imo

Since the OP has given some more clariy over requirments, I think we can all stop reocmoineding village style places in Zone 3 or byond....

I see zero reason for you to live anywhere other than Zone 1

I forgot outside space and easy taxi home late at night.

I'm also guessing clidless, quite well off - oyu eat nad drink out a lot.
