Can you ring the estate agent and ask them to chase buyer?

Yeah the sales progressor is someone at the estate agent whose sole role is to liaise between everyone and communicate. It's great actually. She can speak to everyone so can get a clear idea of what's going on.

Well my brother says exchange has happened. Going to pop up over the weekend to say goodbye to the house where I grew up (daft I know)?and then Tuesday it's all over....

We still haven't had any offers and not a single viewing over the weekend. Probably getting a bit close to Christmas now, I'm keeping my fingers crossed for lots of interest between Christmas and New Year.

Is that s busy time Random? I would have thought it would be after new year? Either way it's not long and then it really will start to get busier for you.

Things are ticking along here. The survey is being done on Thursday so that feels like good progress.

I've been getting all the paperwork together- and resolving to be organised next time!!!

Apparently Boxing Day is the busiest day of the year according to our agent! I was really surprised too, but was chatting to an acquaintance who works in the industry the other day and she said the same. I think it's because people have got Christmas out of the way but often have a few days off work, so use the time to house hunt.

I'm STILL waiting to hear from by buyers solicitor. Chased up again this morning.

And my sellers are chasing me up - I don't want to start paying out unrecoverable fees etc for that process until I've heard back from my buyer. But I am itching to crack on.

It's such a shit process.

To progress with my purchase I need to send ££ 600 to lawyer for searches etc - If my buyer pulled out for some reason and everything falls through I'm, not going to get any of that back.

So I would like to at east hear back from my buyers solicitor before I do that?

I've got mortgage approved, and I'm ready to go with my purchase.

I'm not being mad or U to hold off until I hear back from my buyer am I? He sent a plumber round to look at my boiler last week, so i guess he is serious. Who the fuck knows?

I've had 2 sales on this flat collapse so I'm super nervous/cautions.

What do you need from them Rebecca? I can't remember what stage you are at?

Has your buyer had the survey done? Because in my view that's a good bit of progress and then you have to kind of trust in the process and proceed as if it will happen....

yes he had a survey done a few weeks back.

Its just that now the solicitors have gone quiet, they don't answer the phone and are not responding to messages. Estate agent left a message today as well as my solicitor. I'm hoping to have some progress today.

I know I need to trust in the process, but having been burnt twice before I've paid out a lot of extra ££ I'll never see again - I will proceed as soon as I hear from them. I wish they would hurry the fuck up.

Still no confirmation yet on if our chain is complete or not yet. Our vendor put an offer in on Thursday on a vacant property (probate sale) which would mean that would also be the end of the chain. But no news yet on if vendors offer has been accepted. Sigh.

So I've had some reassuring noises that buyers solicitor are going back to my solicitor today with a few more questions.

So I took the plunge and sent my solicitor ££ to being searches etc on my purchase.

All goo.

@RebeccaBunch- have you considered conveyancing insurance? Not sure if you can take it out at the stage you're currently at but worth checking anyway. We've paid out a fortune in solicitors, full structural survey and mortgage arrangement fees and had our previous sale fall through :/ wish we'd thought of insurance beforehand but we found out about it once we were quite a few steps into the sale of our flat.

@Pixiedust1973- our buyer came to view the flat for the third time on the weekend with a list of questions that would put anyone who makes lists for a living to shame! We were asked questions on everything from our neighbours and their job, children and friendliness to what was happening to the plot of land adjoining our property and the online reputation of our housing association. Some very valid questions and some just pedantic. We answered as truthfully as we could. His wife (on Skype) was clearly playing bad cop as me and the DH were cross examined (the buyer held the phone so we could see his wife sitting at a desk taking notes)! Anyway, not sure where this current sale is going as buyers have told the EA this morning that they need to do more research on the land next to ours and find out more on our housing association but the DH and I are finally in agreement that we've done as much as we could've done and if it doesn't happen with our current buyer, we're taking our flat off the market. Buyer said he'd have a word with his wife about whether or not they want the blinds. I'm taking it they won't be judging by the wife's attitude!

Fingers crossed for the viewing drspouse, & your survey MrsZB. Random we haven't had any viewings in a week & a half now. Also hoping that we are inundated on 27th after the Boxing day rush on Rightmove lol.

Rebecca sounds like things are progressing nicely now. Ill bet that your buyer was waiting to hear from you & your solicitor or agent that you were doing something before doing anymore themselves. Common situation, we get a stalemate where everyone is waiting for everyone else to do something because they're too scared to risk losing money & the other party thinks they're not serious, gets worried & the cycle continues!

They say no news is good news KitKat heres hoping tomorrow brings good news!

Its been quiet here. No viewings in a week & a half. Had a strange conversation with our vendors EA last Friday, basically trying to discredit our EA, who had apparently lied to them about the level of interest we'd had. I'm sure she did embellish things, but these EA & the vendors have certainly not been whiter than white themselves, so I don't know what their game is! Hmm

Anyway, had a call from our agent this evening saying that a viewer who saw our house 2 weeks ago tomorrow has contacted her & is considering her options & looking towards putting in an offer in the next day or so. I'm not getting excited, we've had this before! Will believe it when it happens & I see it in writing!

@Pixiedust1973- they've been underwhelming so far, that's for sure! Their solicitors have sent across 28 (?!) enquiries to our solicitors but our solicitors have been slow in replying- I'm fed up of chasing, chasing...

Your situation looks promising though! The fact that someone remembers your house from all that time ago (a fortnight is a long time in the house hunting/viewing world!) and is thinking of putting an offer in is exciting! FX it comes soon and works for you. 🤞🏻

Woohoo! We finally had our offer accepted and we have sold! I still can’t believe it has happened after all the hiccups.

Looks like lots of us are having more positive weeks? New houses all round for Christmas?! 🎄 🎅🏻 🏡

I received long list of questions from buyer I need to answer tomorrow, along with message from agent saying buyer wants to ideally exchange before Christmas and complete late January!! Grin
