I'm feeling despondent.

So, we had a viewing Sat morning from a lady who was keen. Viewing went well. Sunday midday estate agent phoned to say could the husband come and view Monday at 9am. Fine. Then he said they want to make you an offer of XX. This is a perfectly reasonable offer. The people are in rented which is brilliant. I said to the estate agent, we would be happy with that offer and thats fab that they are in rented. Oh no says the agent, you NEVER say yes to the first offer. I said, er well let me talk to my husband. Spoke to husband, he said well, maybe if we can get a little more that would be good... ok I said .... so the agent went back to them and said could they increase a little ... the lady said maybe but lets wait until my husband has viewed on Monday which seemed fair enough. I did the viewing yesterday, he was a really lovely man, seemed to like the house, I didn't discuss the offers because I am not that good at that sort of thing so thought I would let the agents deal with that .... but now not heard from them since :( Agent got hold of the man yesterday afternoon.... he said they are still interested but haven't had a chance to speak to each other yet due to work etc.... ok... but I just cant help feeling that they are annoyed that we said no to their perfectly reasonable offer. So now I feel annoyed with the agent for being pushy on principle. I spoke to agent again yesterday and said that I was annoyed, but they reiterated that they do always say no to the first offer as if you say yes straight away the buyer thinks that maybe they should have offered lower and this can cause problems further down the line....

We just have to wait now but I wish I had stuck to my guns and said yes.I also wish that I had discussed it with the chap yesterday.

On the other hand, if they are/were really interested, there is nothing to stop them coming back and saying they want to stick with their original offer is there?

I'm so confused. Please talk some sense into me someone!!

It's funny you say this as my first offer was accepted by the buyer and I did have a niggle that perhaps I should have offered lower Grin. But I quickly reminded myself I am happy with the house and the price and to get a grip.

Can I join? House has literally just gone live on rightmove. I'm a little overexcited and realise I need to manage my expectations somewhat. We're quite rural so whilst the market is OK I think, it's not going to fly off the shelf either.

Not much going on here. Handed in our first lot of paperwork to our solicitor today, but until buyer and vendor appoint solicitors themselves then there's nowhere for it to go! Hmm

Thanks everyone. I actually feel a bit numb right now I think I need an early night and will get on with things.

If we are only selling is it a bad idea to ask the estate agent for a recommendation for a conveyancer?

Also, do most people take or leave curtains these days? I can't decide. They cost a lot but seems a bit mean to take them?!

Eeek - have viewing tomorrow! That means I need to spend tonight cleaning ovens and tiding wardrobes in case they open them. What to do with the dog?! The have children and dogs apparently but does that mean I'm ok to have him here?

Are you doing the viewing yourself Cashmere? If they have their own dog I'm sure it would be ok? I found that people did have a look in built in cupboards to see the size.

Yes I am. Not quite sure of the protocol should I show them round or let them go themselves? Or ask them which they prefer? Good news if the dog can stay put. Thanks for the wardrobe hint, I thought that might be the case. Looks like that's my evening sorted thenGrin

I did some of our viewings and tended to ask whether they wanted me to show them round. Everyone said yes and seemed to really appreciate it as I would point things out or give dates or whatever. Most people were lovely and I actually quite enjoyed it!

Thanks MrsZB, that's really helpful.
I'm planning on taking some curtains, certainly the expensive interlined ones. It may depend if they'll fit in the next place too. I do think people like to put their own stamp on a place so if you do leave them, they may just get rid of them anyway! I'd say take unless they specifically ask for them.

No news here yet. Had our 4th viewing in 6 days this morning. The lady, who I think doesn't even have her house on the market yet, Hmm was pretty thorough about wanting to visualise her things in the rooms & measuring spaces for beds. I asked how things were going with her sale & she said the market was pretty slow & was asking about how I was finding Purplebricks. I sang their praises to her, as in comparison to a high street agents they have been like a breath of fresh air! Perhaps she'll stick her place on with them. Have been in touch with our agent & given her the heads up, so she can offer her services. Our agent is also going to chase our other viewers to see how things are going with them & if they can be persuaded to consider our place or if its a firm no! We will see!

We're leaving our curtains MrsZB. But to fair they weren't expensive ones and I don't think they would fit on the windows in the new house anyway, so not much point taking them.

Sorry no luck yet Pixiedust. It's sounds like you are getting a good amount of viewings though which is a good sign.

A little update our end, our EA has confirmed that our very slow buyers have now chosen a solicitor so the memorandums of sale are being typed and posted today. So that's a little progress!

So we accepted our offer yesterday .... I can't remember what I need to do now?! It's been a few years since I sold a house and it's a dim and distant memory!!

I think we will take our curtains. We had some specially made and they were quite expensive. The new people will likely want to get their own anyway won't they.

What about intergrated appliances? Our washing machine is getting noisy so I'm in two minds as to if I should replace it or not. On the one hand, I don't really want to leave the new home owner with a cr@p machine but on the other hand I don't want to leave them with a brand new one either! I am getting ahead of myself as we haven't sold yet but I was just wondering ???

I wouldn't worry about replacing the washing machine if I were you. The buyers will be taking it "as seen" anyway.

Last time we sold I left the curtains, this time we will be leaving all the blinds but will probably take the curtains from DD's and DS's rooms but leave the curtain poles (don't think most people would want elephant and transport themed curtains anyway)!

Anyone want to join me in a collective scream?! The house we want has been on the market for 6 months with no interest, we had our offer on it accepted not quite 2 weeks ago it we have t sold ours yet.

Out of the blue another I tersted party has come along and are second viewing tomorrow and they have nothing to sell (assume in rented) and may not even need a mortgage Shock I can feel this house slipping away from us and it’s the only house in the whole village for sale and there’s only been 3 others in the last year.

We have 2 parties interested in ours but neither have sold. I just want to scream and cry on repeat.

Anyone else feel like the market is really slow at the moment (SEast) most of our viewers haven’t even been on the market yet and a lack of serious buyers about

Oh no Orchid that's so rubbish. You never know though, you may well still get it. Fingers crossed for you!
Completely agree that there seems to be a shortage of serious buyers (but no shortage of complete time wasters)!
