We'd already knocked them down 5k because it was tatty and poorly maintained in general, which I suspect is as low as they could go because they were already asking what they'd paid for it, 2 years ago. We were dubious about the roof so got a contractor to inspect it pretty much as soon as our offer had been accepted. That's when we found out that it was worse than a few wonky/cracked tiles and loose flashing. The roof is about 30 years beyond its expected lifespan and the under felt is pretty much perished. One of the dormas needs refelting, too, which we'd guessed at by stains on the wall.

Crossing fingers that something comes of your viewings,. Anyhow.

We've had a few viewings this week and an offer! It was really very low though so hoping they come back with a better one.

All ticking along here slowly, some queries from our buyer following the valuation (we've got a small area of damp which we knew about) which hopefully won't gonna scare them off. Have been chasing our vendor, as their solicitor has been a bit slow off the mark (and their EA seems quite incompetent and unsure of what's happening) and I think they've finally issued us with a draft contract.

I'm glad being firm with your EA paid off Funnyface1 though goodness knows what they were gaining by saying the mortgage application was in a backlog. I'd be wary that they are trying to slow down the process. Good that you can now get the searches underway.

An offer, even a low one is a good start MrsJW15 Fx they will come back with a better offer.

My EA was telling us the other day that the market is very price sensitive in our area (east berks) and that people are not generally making "cheeky" offers but waiting for the vendor to reduce the price and then offering within 1% or 2% of the asking price.

Finally thought I’d join this thread. We have had our house on sale for 4 months now, not had any decent offers. People complaining they don’t like the area etc. Finally though have had a good offer through so hoping it all gets sorted soon. We have seen a property we like that has also come on the market, so hoping we are in a position to offer on that. Once ball starts rolling.

We have had feedback from our EA after yesterday's viewing and apparently she is very interested but has some others she has already agreed to view. One is with our EA and is smaller but on a larger plot and needs complete redecoration plus new kitchen, bathroom etc. Everything is very 1970's. They are renting currently so fingers crossed!

Hoping your viewers come back with a better off MrsJW15! Maybe they were just testing you to see how you would react to a low offer, and now they know it's a non-starter they will come back with something better.

As for us, feeling a tad frustrated. For those who remember our really slow buyers who finally put in an application form last week to buy our shared ownership house needed to hand in a couple more documents which they told EA they would do last weekend. Well, apparently they still haven't. EA was chasing them yesterday and she has one document but not the other one. Really quite miffed as I wasn't even aware until yesterday that they still hadn't done this and so I thought everything was in and the application was being processed! I also feel a bit sorry for our EA who has been chasing them for a month now to get stuff done! However EA has also e-mailed me to say that another interested party has also now picked up an application form to purchase the house, which is great, but also means we will now have to wait on them too if they decide they definitely want to proceed as the housing association won't chose a buyer until all applications / missing bits of paper are in. I'm trying to be optimistic because I know it's a good thing to have two interested buyers, but I can't believe I've still got even more waiting to do now until the housing association even look at the forms. Fingers crossed all bits of paper will be in within the next week so that things can get underway.

Am also slightly nervous that the viewing of the house I like on Saturday may have to be cancelled as DD1 has been up half the night with a vomiting bug (although seems okay today). Envy

Blimey KitKat, they certainly don't like rushing do they? It could be that the new people who have taken the application forms will actually get their act together more quickly and be better prospective buyers in the long run.

Flowers In many ways I hope the new prospective buyers do put an application form in as the original prospective buyers (although nice - I showed them around) seem to take forever to do everything, and I'm an impatient bugger at the best of times and so they're driving me bonkers!

I think the one thing we all have in common on these threads is that we are all impatient and are finding it really hard to not be in control of our situations.

Having two applications with the HA to review won't be a bad thing though Grin

I’ve decided I am a control freak. If I am not able to control when things happen I stress! I think most of my stress is not being able to do anything to change anything rather than the actual process itself!

We have another viewing on Saturday and another who is in rented, so effectively a FTB. That would be amazing! So, very positive viewing from a renter yesterday, a viewing from a local upsizer tomorrow, one Saturday morning and then another renter Saturday lunchtime. Please please please let one of these lead to an offer!!

I like the idea of "MumMove". I think the core criteria are:

  1. Only ever having to deal with one person for the whole process, who is fully up to speed with all issues.
  2. All forms that need doing to be done within 48 hours.
  3. Giving a minimum of 24 hours notice for all viewings.
  4. Only serious viewers allowed to do viewings.
  5. All viewers are obliged to give feedback and be honest about whether they intend to make an offer or not.
  6. Only sensible offers allowed to be made.

Any viewers who go against criteria 2-6 get smothered in jam and placed in a box with 1000 biting ants. Grin

The people with the crazy low offer have not come back with a higher offer. But we have a second viewing tomorrow and someone else coming Saturday. EA is suggesting we drop the price to get under the nearest thousand and get more people in but we will see how this week goes. But interesting perspective from your EA @YogaDrone

FC for you @KitKat1985 - even without a viewing to worry about, doesn't sound fun. But hope this other possible buyer is a help and not a hindrance! Also fc for you @YogaDrone

Aarghhh, I'm a control freak too, I cannot stand this process! I'm a mess every step of the way, even when it seems to be going well!

I'm genuinely crossing my fingers for everyone here. It's so difficult with so many people involved, buyers, sellers, solicitors, estate agents, lenders, no wonder we are all stressed.

My next query is whether it's too soon to email my solicitor to sound her out about exchange/completion dates? My mortgage offer is in and so is my buyers. I know his searches have been ordered and mine should be back by now.

But my solicitor is a bit of a battleaxe and I'm scared Grin

Good luck for the second viewing today MrsJW . Our EA suggested something similar about going to £xxx,950, just for the effect of it looking as though it's under the nearest thousand. I'm not sure of the logic though as my brain doesn't see these - it just automatically rounds up anyway.

Our vendor's EA said that in their experience it's just the act of dropping the price that makes the property visible to a different set of prospective buyers that provokes new viewings. I tend to agree with them! Our market is so confused though, this morning RM has houses similar to ours at all points within a £100k range! How that can happen baffles me. We have a viewing this afternoon too , so fx for us both Smile

The viewing on the house we liked went well on Saturday and DH likes it too. BUT, the people who have applied to buy our house still haven't completed the friggin' missing bit of paper they need to complete the application so we're not in a position to make an offer yet. All they bloody need is a letter from one of their grandparents (who has gifted them some money) to say 'I have given couple XY £xxxxx as a gift and do not intend to have a financial stake in the property purchased'. That's it. Nearly a sodding fortnight we've been waiting for them to do this, and we've had to close to other viewings whilst there's an application in waiting, and nothing can progress until they've done it. Doing my head in now. I actually said to DH this morning that I'm tempted to say if they don't do it by the end of the week then we'll re-open the house to viewings as they're taking the proverbial now I think. And this is after taking them a month prior to do the rest of the application form. [bangs head against wall] It's possible though that I may just be in a bad mood as DD1 shared our stomach bug with me over the weekend, AND DH has given me his cold, so I'm feeling ill and generally grumpy. Grin

Can I join you all? House has just gone on the market about an hour ago and I've had a call to book the first viewing in - getting excited now! We've worked so hard to clean and scrub and repaint everywhere and the house looks great, but I'm not sure how long it will stay that way with the DC. My 2 year old is just so bloody destructive and I've got my older DC off school with chicken pox - so I'm hoping the house sells quickly before it turns to wreck and ruin again.
I'll catch up on everyone's status tonight while I'm obsessing over rightmove!

Shh. I don't want to jinx it but I think that exchange might just be in sight. We have a building regs guy coming on Friday to issue a certificate for our windows and then that's it. Our vendor doesn't want to deal with a couple of things that our survey pulled up but, after a weekend of arguing about it, her and her ex agreed to knock a few k more off the price to cover us doing that stuff ourselves.

Well the people who made the crazy low offer have had an offer accepted elsewhere, and the people who came for a second viewing decided the flat was too small. Waiting for feedback from Saturday's viewing. But we seem to keep chasing EA for this - they are not keeping us updated. But I reckon we will drop the price this week. I saw something I liked yesterday so planning to take DH on Saturday.

@KitKat1985 A deadline seems totally reasonable at this point. They are so slow!

MrsJW15 how are the estate agents in general? Do you do all of the ringing and following up to prompt them? I found it really hard to choose an EA as they all seem to be much of a muchness to me. Thankfully the one we went for doesn't have a tie in period and just asks for 28 days notice to end the contract so we shouldn't be stuck with them if they are rubbish

KitKat I am stressed just reading about the wait for other people to do stuff. Hopefully they will get the document through this week?

Hope the viewing went well yoga. Sounds like you've had a steady flow of them?

MrsJW. Oh bugger. Sorry your offer people and your second viewing people didn't give you the outcome you wanted. At least you are getting lots of interest and people obviously like your flat if you are getting second viewings / offers etc, so hopefully it won't be much longer until you have a buyer.

As for us, I think even our EA is getting pissed off with VSC (Very Slow Couple, as I now refer to them as) when I spoke to him yesterday. He e-mailed me this morning though to say he had heard from VSC and they were getting their grandparents to talk to solicitors today about getting some paperwork written up about the gifted deposit (no idea why they need a solicitor, they were only asked to get a letter from grandparents confirming they don't intend to hold a claim on the property) and should have the paperwork needed by Saturday. So we'll see. However VSC did say they would have the paperwork needed by last Saturday. And then previously the Saturday before that. Hmm So we shall see.

Hello Gently welcome Smile wow - viewings immediately, that's a good start! Good luck. I know what you mean about cleaning and tidying. I don't have a 2 year old (mine is at primary school) but we do have a dog and we work from home so viewings are a bit of a pain as we have to all get out of the house!

MrsJW - that's pants Wine. We had similar - our Friday viewing said it was between us and a cheaper smaller house which was in need of total redecoration. Unfortunately (for us) they went for that one in the end. Oh well. we had 4 viewings last week and although all the viewings were apparently very positive only one has responded to the EA's request for some feedback. That's that then. We have no viewings lined up this week and we only dropped the price last week Sad fairly hacked off with the whole process at the moment to be honest.
