That's good news Frescoed - always a relief to get the mortgage confirmation in place Smile We are in a broken chain as our buyers pulled out. Our vendor has given us some time before he puts his place back on the market so we're frantically trying to sell to complete the chain again. Only problem is that no-one is biting!

Sorry to hear your buyers have pulled out Yoga. What a stress for you.

As for our second viewing today, the fuckers never turned up. WTF? How do you go from liking somewhere so much you immediately book a second viewing for the next day, to the next day not turning up at all? Agggahhh!

Oh KitKat that's really crappy. I HATE people who just don't turn up - so selfish. Although I'd check there wasn't a mix up at the EA because it seems really strange that they would like your place so much they want a second viewing but then not turn up.

Ahh Pick what a pain in the arse - hope it goes ahead and you get feedback from the survey quickly, it's the waiting that drives you crackers isn't it!

Yoga that's completely pants, at least your vendors sound like they want to hold on to you. I hope you get some interest soon, it must be a bit heart-breaking to go back to viewings and all that malarky again.

Sorry to hear that Kit I would check with the EA too and just make sure they chase them up and check that there wasn't a mix-up.

Our buyers have got their mortgage offer confirmed now, but waiting on their building survey (which is scheduled for Friday 13th, yikes!). Otherwise, we seem to be good to go.

A couple of weeks on and no progress on the sale - no one has come to view since the open house! The EA sent us the rightmove stats, which were good, and made us a premium listing, but nothing. Like yoga, I can only conclude that the market is entirely stagnant though - a few things that we've looked at have dropped their price, and nothing really seems to be showing as sold. But not hugely helpful if you want more space! We are slightly waiting until we have something that we definitely want to buy, but considering a price drop, or looking at let-to-buy.

Kit I'd also check with the EA - they should definitely be chasing.

Posted on one of these threads back in May/June when we accepted an offer on our house.

Well, finally yesterday we exchanged contracts on the sale. Buyers had originally assured us that they could proceed ahead of the sale of their house in another part of the country which they wanted to schedule for the spring of 2018. Then things dragged on and they decided they wanted to try and coincide the two transactions.

A couple of weeks ago they wanted us to agree to a later completion date than we had originally discussed. We knocked that idea back, terrified that they would pull out, but they agreed to stick to what we had agreed and we have exchanged.

So relieved that we don't need to remarket it, I'm sure we would not get as good a price now.

Glad things seem to be progressing okay Frescoed. Fingers crossed all okay with the buildings survey on Friday.

I'm sorry things are really stagnant MrsJW15. Hopefully the market picks up soon.

Congrats on the exchange of contracts Trufflethewuffle! I hope you reach completion smoothly and easily.

As for us, surprising developments. Was actually feeling a bit down at the start of the week. It's not been the best year (won't bore you with all the details, but lost my Dad earlier this year to cancer, and some other stuff has happened too) and getting frustrated about lack of progress with house sale that we had been trying to sell since June. Well, some of you may remember a couple who viewed our house about a month ago, said they liked it and picked up an application form, and then seemed to disappear. Well EA phoned yesterday to say they have submitted an application! No idea why it took them a month but still exciting! The only thing is there was a document or two they missed but EA spoke to them yesterday, and told me today that they are planning on bringing said documents in this weekend, so hopefully the housing association can start to assess the application next week. The housing association still have to approve their application but we're crossing all of our fingers and toes tightly. And we've booked to do a second viewing (well actually it's a second viewing for me, a first for DH) on my personal favourite house currently on the market next Saturday, so praying we may be in a position to make an offer on the house not long afterwards. Oh, and I got a promotion at work on Thursday! So I'm hoping our luck may be starting to change. Smile

Well I don't know what is going on over here. Our mortgage offer has been sent out and my searches have been ordered. Got the fixtures and fittings list, all good.

Meanwhile my buyers lender still haven't been in touch to value this house so I know he hasn't got his offer and is falling weeks behind me. We keep ringing estate agent who keep chasing my buyer and his broker just to be told they are using a small building society who work "differently" and we can expect to hear from them about valuation "any day now". Time keeps going and I'm starting to get worried. I want to be in for Christmas. Is it all going to hell? Angry

Funny face how long has it been? Maybe give an ultimatum that if it isn’t booked by x you’ll start taking viewings again? Our buyers mortgage company were slow and they have put the whole process back by - good couple of weeks.

Also sounds frustrating for you Funnyface1. I agree with Gizlotsmum maybe give an ultimatum that you will start taking viewings again unless there's signs of progress soon.

No news from either EA or housing association today, but then the housing association do say they have up to 15 working days to assess applications (ugh) so I didn't really expect to hear anything for a bit. On a side point, on the proviso DH likes the house I do when we view it together on Saturday, what do you think a sensible offer would be? At the moment it's guide price is listed as between £295,000 - £305,000, but it's been on since May. I wouldn't want to pay the FAP as we would have to re-do the bathroom if we moved in (at the moment it's just a [downstairs] shower-room, but we would need to re-do the room to put a bath in because of the young DDs) so I would want to make an offer, but don't want to get the vendors hackles up by going in too low. My inclination is around the £285,000 - £290,000 mark. What do you think?

Damaged plasterboard has holes in.

He failed to spot the chipped bog but did notice that it has a macerator.

Thank you for advice on offers. I think provided DH likes the house, (and when we finally hear back from the housing association), we'll go in with a starting offer of £285,000 and see what they say. If no I'd be happy to go up to £290,000, but after that I would start to get a bit more twitchy.

I agree with Gizlotsmum Funnyface, start turning up the heat on your buyers. Have you spoken to your EA about it as they could speak to the buyer's EA.

We have dropped the price to practically zero - it's now cheaper than smaller houses in worse areas which need complete redecoration Sad But we do at least have 3 viewings booked this week so far, so fingers crossed.

Hi, just a quick update. We spoke to our estate agents who called buyers broker and solicitor. Solicitor is doing everything she can at her end and broker said building society had a back log but would hopefully start his mortgage application soon! We said if things don't start happening this week we'll be forced to put it back on the market.

I got a call from my estate agent today to say his mortgage offer is ready and his solicitor has received it! So the back log thing was a load of crap and it's been underway the whole time!

So we both have our mortgage offer and we've both sent off for searches so im hoping to get an idea of exchange and completion dates soon. Still hoping to be in for Christmas, would be so much nicer for the kids.

Right, new EA are worth it- they've got out of one viewer that they are v interested but have yet to sell.
Sadly everything is moving slowly, not just ours.
