Funny I guess I'd just be firm and say you're not interested, or you're looking elsewhere for cover. Presumably they will still want your business (in the shape of the mortgage). Alternatively, say it's something you want to look at after you've moved but not now, as you'll want to review the wider family finanaces at that point. Then if you get chased later on, you can just say you've gone with another provider. If it helps, my mortgage broker is trying to sell me the same thing too!

Funny can you say that you are going to look elsewhere for cover? I suspect the EA's people wont be the cheapest. I'm always very suspicious of attempts to sell on additional financial products and I refuse to talk to EAs about our mortgage.

The canal itself is quiet (!) but there's a busy towpath with some cafes and restaurants along it. And lots of boats up and down the canal. But I live in hipster east London - not where you come for quiet and green space!

Thank you all. I've sent a piece of paperwork in today and purposefully left out the insurance forms. When he mentions it (again) I will just tell him straight that I'm not doing it.

Otherwise he will hear that I cancelled my telephone appointment booked for Wednesday morning and he'll natter me about that.

I just hope my mortgage application goes through smoothly.

I'd like to live near a canal. My friend lives near one in Limehouse in London and it's lovely and peaceful and has swans and stuff swimming in. Smile Surely being near cafes etc is why people want to live in a city? People are weird!

Any news on the paperwork you submitted Funnyface1?

I'm feeling really down about it all today. Have tried to chase feedback from the 2 viewings on Saturday but the EA didn't have any to give me. The EA said they would chase it and call me back but, as ever, they haven't (they never seem to return calls). It's been nearly two months on the market now and we've got nowhere. There's a house I like the look of on Rightmove that's having an open house this weekend, but a big part of me doesn't even want to look at it as I just feel we'd see it, like it, and then watch it sell to someone else again since we don't have a buyer. I'm regretting giving our EA a 20 week contract now as I'm not hugely impressed with them.

No news yet. I got the call this morning about the insurance (insurance lady, not mortgage guy) and I cancelled it. She said she would let mortgage guy know.

The house we are purchasing is being valued today so I guess I'll hear back after that. And probably get a lecture about cancelling the insurance appointment!

Should I be worried that my buyers mortgage provider haven't been in touch to value this property yet?

Useless solicitor is useless again. Hounding us for a form we gave them 2 weeks ago. They've emailed another one.

The house we're buying has its survey today. Best stock up on cheap baked beans.

OK, so survey isn't happening today. Vendor's changed the locks so the key the surveyor picked up from the agent didn't work in the door Angry

Grrrr, that's bloody annoying Pick - both the survey and the dopey solicitor. It's very hard to know if there's any progress actually being made isn't it.

Good for you Funny you can only keep saying no! Good luck with your valuation. Do you know whether your buyers had an AIP before they offered? It may just depend on the queue with their underwriters/valuers I suppose.

Our buyer's lender's valuer was round this morning, so hoping nothing unusual appears. I did try and get some sense of timescale from our broker on when our lender might do the valuation, but they were very vague.

Your place sounds nice MrsJW I was out east London way last week for work meeting on a boat moored on the Thames, that end of things is very hip. As you say, not really where you buy for peace and quiet.

Sorry there's no progress Kit it becomes a real grind just waiting to see if anything will happen. Whilst feedback isn't always that helpful, I always felt with ours that if they chasing it and returning calls there were at least sort of on the ball. How long has it been on?

I really hate this process. I'm not over worrying about the insurance pressure and I'm already worrying that my buyer isn't moving as fast as me. I've called estate agent to try and chase up his status and she will get back to me. But when? My husband is also a worrier and is texting me by the minute from work. He really wants this house.

Sorry for everyone who's being messed about by crap solicitors and flaky viewers. I swear I'll never move again if I get in this new house!!

Urgh our almost chain just lost the top dudes who've decided not to sell/got a better offer/emigrating to North Korea/joining a cult. No idea what they are playing at as they only accepted the offer last week. Ah well next chaps down have two viewings set up this week both of which are the end of the chain so fingers crossed they like either of those... at the moment it feels like there is no way we'll be in before Christmas. ☹️

Well the two viewing people want a garden (so why look at a terrace with a yard, twice?) and think the trees next door would shade the house (they don't really, they are really annoying due to needle shedding but not shade).

The person who thought the Canal was too noisy has offered on a place around the corner. It's a basin so off the main towpath but surrounded by buildings so a bit echoey. So frustrating! The EA has made us a premium listing on rightmove and stats suggest we are still getting views but no one wants to come and see it!

@Raaraaboonah that's so frustrating! Hope they find somewhere soon.

@Funnyface1 I know, it's so frustrating. When we bought this place you had to basically offer the day something came on. Now it's totally the opposite. Don't know which is worse! And that's before we get to dealing with lawyers, surveys etc.

Almost 2 weeks until our Surveyor can try again. We'll definitely not be in for November, now.

DH bought some pastries to comfort eat and I have a much needed vodka and coke.

We had a viewing Thursday, Friday and today. No feedback yet though. Still at least all three of these people turned up, so I guess that's an improvement over last weekend. Fingers crossed for some positive feedback at least.

And we definitely had a "drive by" this morning. Either that or a kerb crawler - but that seems unlikely in middle class cul-de-sac surburbia! Grin

I have set up a database of everything in our town which is in the same price bracket as our place so that I can monitor if anything sells. I get RM alerts for new properties and reductions but not for sales. Nothing has gone to "SSTC" on RM in the last two weeks Sad I don't know if that's because no one who is viewing is proceedable or there is just no market. Either way we're feeling really low about the whole process at the moment Sad

Goodness knows how long our vendor is going to wait for us to try and find a new buyer - it's been almost 3 weeks since we went back on now and only 5 viewings plus 2 no shows. If I were them I would be putting my house back on the market.

Well yes my week did improve. My mortgage guy glossed over the fact that I cancelled my insurance appointment and didn't give me a hard time so that's that. Also my valuation went through fine.

My estate agent chased up my buyer and his mortgage broker and he has definitely made his mortgage application and apparently I can expect a call for them to value my property some time next week.

So allegedly I can calm down for a while but I doubt I will! Now it's "will we be moved by Christmas?" etc.

I really hope you get some interest from your viewings, it must be such a worrying time. I hope everyone else is doing ok too.

Congrats on the valuation and shaking off the annoying insurance issue Funyface1 Smile In by Christmas has got to be the driver for your whole chain I'd expect.

We've had no feedback and no 2nd viewing requests. No new houses are coming onto the market and none are going off RM as STTC, so it looks like the market has just died entirely Sad We have no viewings booked in this week. I've emailed the agent to ask what they think we should do now. The issue is that if we drop the price again we won't be able to afford the place we have offered on because we'd go over our LTV on the mortgage offer we have.

Sorry it's slow progress your end YogaDrone. What have the EA advised?

No feedback at all from the two viewings we had last week, even though we phoned 3 times. Have given up now. I would have assumed since it's been over a week if they were interested / wanted a 2nd viewing we would have heard by now. Still, we had a viewing yesterday and another one today so fingers crossed. I accidentally bumped into the viewers today at the end of their viewing as they were viewing at 3pm so I left the house at 2.45pm to go to the shops, and got back just before 3.30pm thinking the viewing would be finished by then (since most first viewings which I've done seem to be about 15-20 mins) only for them to still be here with the EA which was a tad awkward. Blush Maybe I need to allow 30-40 minutes now for a viewing just so as they definitely have time to leave before I come home!

That all sounds a bit crap Yoga did your EA have any useful advice or thoughts?

Are you still waiting on your survey Pick ?

Glad things are ticking along Funny it's hard to be relaxed when you don't know what could go wrong next!

We're also - perhaps optimistically - hoping to be moved before Christmas, especially as we are relocating completely so it's quite a big upheaval all round. Our buyer's valuation was done last week - we haven't heard back, but they have booked a building survey for next week, so I don't know whether to assume everything is fine or that something has come up that they want to know more about. I don't think we're really willing to mess around with the price at this stage. Our application is in, but no word yet on whether a valuation has been booked by our lender, so we're all just hanging around at the moment.

Survey limbo stage Frescoed. It took about 4 working days for our valuation survey to come through and then the mortgage company sent out our AIP, so hopefully your buyers will have theirs sorted shortly. They'll probably have queries of some sort I'm sure (the solcs. have got to earn their fees!) but hopefully they will be minor.

Thanks to you all. I was feeling a bit down yesterday. I had a look at the three houses which have price dropped this week and I've realised that they all need some reasonably expensive work - new kitchens, bathrooms and paved over gardens (seems unlikely to be attractive for families) and perhaps they were overpriced anyway. Ours does still seem to be well priced for size, location, presentation etc. I just honestly don't think there are any buyers in a position to proceed. I guess we have to just wait. I'm impatient though!

Well, having spent a bit of time cursing our lender for not doing anything, it turns out they've done everything - valuation is done and fine, mortgage offer is through. So we seem to be all set with our purchase, but just need to chivy along our buyer a bit.

Sympathy to you Yoga the waiting is a real pain, especially when it's really about the market rather than whether your property is a lovely house and well-priced. Do you have a purchase lined up?

A nice round sum of £102.53 to have our windows inspected because we don't have a FENSA certificate!
