I'm prepping my house for sale in Silicon Valley, California - just south of San Francisco. The property market is completely insane. It is astonishing who can actually pay these prices - especially when you realize that most purchases are cash. That's right, cash. With no contingencies and no chain.

Will be chronicling the madness of this sale here. I will then be purchasing a smaller (cheaper we hope) property nearer to SF. They say 'good luck with that. Feel free to join in, or simply ignore. Should be very interesting.

Ok took DS with us today for a good critical look. It stacks up even better this time around. Shoot. We really want this house. It is everything we want and then some. Fog was swirling all around and the back yard was a sun pool, totally protected. Lovely.

Overheard the agent tell someone 22 disclosure packets out already, and got today and tomorrow still open. Lots of interest. This is going to be a tough battle. However, we are going in tough. 5 day close. All cash. And Deposit to include total offer in escrow within 24 hours. 60 day free rent back. Don't know what else to throw in.

Funny story. Guy comes in with glamorous blonde agent. He is wearing big red sneakers, long baseball shirt and baggy shorts. He takes a cursory look, nods at the blonde and lleavea. DS told us later he is the big drug dealer in SF. Eek. Guess he might have buckets of cash that needs laundered 😳

Yes, neighbors all seem very normal and nice. No signs of anything untoward.

We are assuming drug lord is just shopping properties on which to to spend his ill gotten gains. When they left they stood outside his very fancy black car checking a (paper and marked up) map for where to next.

You could easily rent space like this one for about $5k a month. Maybe he's a landlord. 😳

Oh holy mackerel. I slept only enough to nightmare about the bidding. Dreamt the agent lined us all up, barking 'you over there' 'you did not make the cut ' etc. A friend had a spreadsheet and was trying to calculate the winning offer, and our money was highest but the winner offered 360 days free rent back

Sheesh. This day shall be interminable.

Well here we are 4 hours after submission time. Have to imagine the agent is unveiling the offers to the homeowners as I type this. Just guessing though. As my lovely DH reminded me, it is truly out of our hands now. In the hands of the fates. I just hope we hear either way before bed tonight.

Good news is another one popped up in our primary target area. Looks like a very likely candidate, so tomorrow we go back to fishing if need be.

(and I did spend some time online looking at couches Grin)

Well, greedy people are asking for multiple counters - that means, two or three of us ( woman was very vague as if embarrassed to be asking) get to put another bunch of money in the pot and see if we are lucky winners.

How much more? Already $225,000 more than you asked for and you want more? Not sure how I feel about this. In most parts of this country you could buy the whole house for that amount alone!

Oh I am not liking this. Literally tearful.

Dont pay more than you want to or can afford. You will be resentful and hate your home if it doesnt meet your goal after all this disruption.

I would bow out gracefully. The others might also.

The problem is of course that for each house the expected is going up and up, and we are so very close. I have told our agent I will go another $5,000 (secretly $10,000) and that is it. She is to ask if that will close this down, and if not, we are out.

No more.

Feel free to ignore me 2017 as I don’t know anything about this stuff but going back to what you said about having to show the funds in your bank account and then they know how much extra you have and could use that info to push you higher... Couldn’t you transfer any surplus funds into another account so that they can see you have enough to buy but not how much over you have?

Too late. After much back and forth their agent suggested to mine that she throw in half a percent of commission with our additional 10k. We all agreed to that. Then they came back and said they wanted total of 30k more. So our lovely agent agreed to throw in another half percent.

So we said yes to a total of 30k more. 18k from us. Then we are out.

It is in writing and a single counter, not multiple now.

Tomorrow we send them the whole $1,230,000. Then wait until January 4 to take ownership.

Think we shall do a vacation rather than pay a hotel for some weeks. We have earned it.
