Thanks guys. I went round to see if the lady is still intrested and she is thankfully. She said she'll get in touch with our EA this morning. I reckon she'll try to knock at least 10k off which won't be the end of the world I guess. Fingers crossed!

Sorry to hear about your buyers, Doris. Their broker must be getting a huge commission to make them stick with that lender. Fingers crossed that your cash buyer comes through for you with a decent price.

I'm still in limbo with exchange. The new build builder has agreed to set completion at six weeks after exchange but my vendor's solicitors have suddenly realised that they don't have the paperwork for the indemnity they requested so my vendors still can't sign the contract. And the solicitor is away tomorrow so they can't sign until Friday. This is a shit hot City firm (with another office out in the town I'm buying) and I know my vendors are paying through the nose for them but they seem totally shite.

Also the EA has stopped returning my calls.

Great news, Upper. You must be so excited to move tomorrow. I keep thinking about how my days in my flat are numbered. I don't think I'll be able to sleep on my last night in it!

Things do seem to be on the move. The solicitor still hasn't found out whether just passing up our buyers deposit is acceptable so has asked us to transfer over the difference in case it isn't. Annoying when they might not even need it but there you are. Solicitor did also say to pull the trigger on the insurance so here's hoping we exchange tomorrow before the solicitors all start enjoying the long weekend.

Slight glitch for us today as the developer still on site here has never signed the agreement to have the main roads adopted, even though the council drew up the paperwork 4 years ago. This means we have to purchase an indemnity policy for our buyer asap. So many houses have sold on this estate since being purchased as new builds and I can't believe they all had this issue! I hate Persimmon Homes even more than I already did! Useless cowboy company.

So, no change here - I did tell the solicitor that if my searches end up being the thing holding anything up (it's not that likely) then I will forego them and buy an indemnity insurance to cover it (subject to mortgage co agreement of course).

He has recommended against private searches, he says they rarely take much less time and they often don't find everything, plus no reliable indemnity against the council. So, I'll stick with the council ones for now.

No news from mortgage broker on the transfer to the new property, the original full mortgage was quicker than this. I am worried it might not be approved.

Ex is behaving erratically (I still live in our house with him, he seems to think I am in his house though) so I have now arranged to remove a lot of my stuff next weekend, he is away so won't be getting under everyone's feet, I'll still stay there but at least when I move there won't be as much to do - plus if I do need to get out quickly I can just go, leaving behind the rest of the stuff. I feel aggrieved that I may end up replacing things that are mine or that I paid half for but if I do, I do. And at least I will have got some out.

Doris I understand your anger but it is a huge investment for your buyers and they obviously are nervous which is understandable. If mortgage companies were unwilling to lend on a house, I would run a mile too to be honest. Hopefully your cash buyer will step up and you can put that all behind you.

Great news Bluebell! All quiet for us this week - waiting for the queries on searches at the bottom of the chain to be responded to, and for the freeholder to confirm ground rent in writing. We are now a month over the anticipated exchange date. Fed up!

Sorry for being absent for a while. Been crazy busy with work and had nothing to report anyway (we were still waiting on our queries).
Just had a phone call from estate agents to say that our buyer's buyer has pulled out Sad
They have decided not to move house! So late in the day!
Given we are still not ready to exchange and our buyers still want our house we are giving them some time to find another buyer.

I just want to curl up and cry 😭

Hugs for cheeseman. That's so crap. How can people get this far into the process then decided to pull out? I sometimes wonder whether the Scottish system would be better but I suspect there are downsides to that too.

I'm still having exchange dangled in front of me. My estate agent rang this morning and said we should be able to exchange today so can you ring your solicitor up and authorise them to exchange. On speaking to our solicitors we find out that they haven't heard from the solicitors above about a completion date.

Estate agents won't call me back but a random person manages to send an email to another solicitor at the firm I'm using asking for our solicitor to get into contact with our buyer's solicitor. That person's phone number goes through so someone who has never heard of them and I spend the next half hour getting transferred between the estate agent offices.

It feels like an utter farce. And I'm paying these people what to me is a huge sum of money.

No exchange for me today. Seller's seller's solicitor wouldn't return any calls then left the office for the day. Estate agent assures me we will exchange tomorrow. I won't hold my breath.

Has anyone had to deal with an error on a transfer title? Our's refers to a right of access which simply doesn't exist, and which goes back to when our house was sold by the local council to the previous owner. This error wasn't spotted when we bought the house 11 years ago. Can an indemnity insurance be purchased to deal with such an error?

I've lost the will to live this evening. I was very mattter of fact about the cunts at position 3 in the chain pulling out just as things were close to exchange earlier but now I'm really furious with them. Angry

Anyone know if our buyers finding another buyer and things continuing is likely or if we are just going to end up back to square 1 regarding the sell and purchase and thousands of pounds down for the privilege?

Iamcheeseman this process does make you lose the will to live. We have been where you are twice and had to go back to market twice. It is very hard to say whether to hold on for your buyer to get another buyer- it will depend on how marketable your buyer's house is in your local property market. Our buyer had an unusual and very large house to sell and his buyer pulled out twice meaning that we lost 4 months waiting for him to sort himself out. I would ask your EA to advise (if EA any good) on whether they have had other enquiries on your house and what they think about whether or not you should go back on the market. This tie round we kept our house on the market until our buyer had paid out for searches and had their mortgage offer confirmed in writing.

Mini update from me and my ongoing house saga. So the cash buyers turned out to be billy bullshitters. Strung us along for a week Angry. Anyway, we went live on rightmove Friday and have had a flurry of viewers. Thankfully tonight we had a lovely couple who loved our house and are going to put in an offer in the morning. They're fully aware of the mine issue but aren't fazed by it at all and are prepared to find another lender if theirs kicks up a fuss.

I'm not getting my hopes up because I know we're still not going anywhere anytime soon, but fingers crossed its 24th time lucky (ok, slight exaggeration but it flippin feels like it!)

Oh I really hope that works out for you Doris! And Flowers to Iamcheeseman.It is really, really shit when that happens. I am now joining The capitals as EAs say exchange imminent - solicitors currently unreachable. I guess everyone is still playing catch up after the Bank holiday!

Solicitors are saying one thing and the estate agents are saying another. This is all so frustrating. Our completion date has been put back a week because we didn't exchange on Friday and if we don't exchange today then it will get put back another week because the builders at the top won't order the custom kitchen or bathroom until after exchange and some other mystical solicitor reasons.
