Assuming all you lovely people in a chain still need a support group? Here it is......

OP posts:

I am bricking it that someone in our chain will get cold feet because of the news coverage of falling house prices in London.

TheGoodWife16 · 21/05/2017 18:27

ocelot it's a difficult time for you - keeping everything crossed. We are trying to remain calm, but four lots of useless solicitors aren't giving us much cause to do so! God knows how they'll ever manage the exchange and completion Angry.

TisapityshesaGeordie · 21/05/2017 18:30

Can I join please? There are 3 below us in our chain, and it's making me really nervous. Less worried about the onward train as the people we're buying from have said they'll move into rented if necessary.

I'm trying very hard not to get my hopes up, as there's so much could go wrong, but it's hard as I really love the house. We didn't think we'd find something that ticked almost all our boxes within our budget.

OutToGetYou · 21/05/2017 20:02

My mortgage broker wanted a whole load more documents. I have them but it's getting really silly now.

Offer was just after Easter so guess it's only been a month......my first offer was end Jan, so I've been really trying to move!

Bluebell9 · 22/05/2017 09:34

Well I'm getting ready to move on Friday. Exchange and completion on the same day are making me really nervous and I'm having dreams about it falling through. I've packed most things up, booked a hire van and got family and friends on standby to move everything. Fingers crossed it all goes ok.

TheGoodWife16 · 22/05/2017 12:38

Bluebell I wish you the very best of luck with your move. It must be extremely stressful preparing for exchange and completion on the same day. I cannot bring myself to commence packing until we've exchanged in case it all falls through again!

I shall keep everything crossed for you. Do update when you can Smile

Bluebell9 · 22/05/2017 12:50

Thank you GoodWife

DoristheNovice · 22/05/2017 13:19

Hi all, I'm still here... not exchanging. So we were all set to exchange this week but our buyers mortgage lender has had to be informed about the capped mines in the area (we're in the Black Country, they're everywhere, plus this had already been sorted out apparently) We asked how long roughly will it all take (fingers crossed they picked a lender that doesn't freak out about mines) and we were told "hmm, not sure" Lords knows if/when we'll move sobs

upperlimit · 22/05/2017 14:37

Well I spoke to the EA today to make sure everything was on track for exchange and completion on Friday and found out the solicitors are talking about exchanging today or tomorrow but can I get through to my solicitors? Can I fuck. Surely they would need to let me know? Anyway, I have reorganised the insurance to meet the terms of the mortgage in case this is happening and no one could be arsed to tell me. Still waiting for the solicitor to call after the mother of all long lunches Hmm

And another question, which a proper grown up probably knows the answer to. So today is the last day to register to vote and although I'm on the electoral register to vote from my current house and have received a voting card, I will probably be in the new house by then. But I cannot be 100% sure everything will work because chains are fragile. I can't be the only one here in voting no-man's land. Are you meant to switch even though you do not own the house yet?

thecapitalsunited · 22/05/2017 15:35

Upper, I looked up the answer to this the other week in a fit of optimism. Basically you only register at the house you currently own. If you move between now and the election you simply vote according to instructions on your polling card. Of course this is fine if you are only moving up the road but if you are moving to the other side of the country then you're a bit fucked when it comes to voting.

upperlimit · 22/05/2017 15:47

Oh, thanks Capital, that's ok for me then. We're not too far at all. In my mind that was a much bigger problem Grin

ocelot41 · 23/05/2017 12:33

Bit of an update at this end - the ftbs' searches are finally back after a 6 week wait! Their solicitor has raised queries really quickly buuuuutttt they require more docs from the Council, who we know are chronically overloaded. And so we trudge on...

ocelot41 · 23/05/2017 12:35

Also, how's this for a total U turn fro. The ES - only two days from the most alarmist articles about house prices falling in London. Apparently its quite the opposite ....www.standard.co.uk/business/london-house-prices-shrug-off-election-jitters-a3545221.html?amp

thecapitalsunited · 23/05/2017 14:21

I guess that's the difference between asking prices and selling prices for you!

Glad to hear your FTBs' searches are back, Ocelot. Hopefully you can get those other documents from the council asap.

EA told me this morning that we are very close to exchange. The only thing left to do is get my sellers to sign their purchase contract. Except their solicitors are refusing to let them sign it until the builder of the new build their sellers are buying gives an exact moving date not a guideline. So we are in a stalemate situation really.

EA thinks we should get a date by the end of the day but I think if that was true then the solicitor would be on the phone telling us to get the insurance in place on our purchase sorted and to check we are still ok to go ahead.

OutToGetYou · 23/05/2017 14:57

Re voting - get a postal vote sorted now.

Also, you don't have to register at a 'house you own' (or even rent), you can register anywhere you live, no matter how you live there or you can actually register as 'no fixed abode'. Not that you would in this situation - but the homeless are entitled to vote too.

The answer for those in the throes of moving (or not....) is to get a postal vote.

thecapitalsunited · 23/05/2017 15:28

Yes it's not linked to ownership of the house but residency. But the answer is the same. You can't change the registration until you move in.

The postal vote deadline is 5pm today so it's unlikely Upper will be able to sort that in time.

OutToGetYou · 23/05/2017 16:47

Yes, I hate postal voting myself, I never feel like I've really 'done' it. But the chances of me being moved by 8th are v slim now. Luckily, as I forgot to send the forms - plus the voting papers only go to where you are registered, so you'd have to be sure you had a redirect on (unless they are ones that comes with 'do not redirect' on the front?)

It is worth knowing though that you can register as 'no fixed abode' - but no, you can't register at house/property unless you live there.

upperlimit · 23/05/2017 19:31

No such luck but things are still on track for Friday - If I keep saying it it'll come true, right?

I'm not moving far and because my eldest won't have a school place in the new area, not yet anyway - I've just put an appeal in - I can just vote when I drop him off.

Meanwhile, the littlest just got a stomach bug - I am dettolling everything in the house to stave off a full house meltdown, wish me luck.

DoristheNovice · 24/05/2017 12:21

Our sale has fallen through Sad Our buyers lender pulled their mortgage offer because of the coal mining search results. There's a capped mine 17 feet from the end of our garden. The EA told our buyers if they buy a house in this area, make sure they choose a lender who understands the area (Black Country). They clearly didn't.

Our only hope now is, when we were STC, a woman from around the corner knocked our door and offered to buy the house cash. We said no (partly because she wants it as a BTL) but our EA is now phoning her.

We're gutted because the house we're buying is perfect. The thing is though I don't know if it's because of what happened in Manchester, but I'm trying get some perspective and realise it's not the end of the world, its just a house.

upperlimit · 24/05/2017 13:29

That's bad news Doris. Are your old buyers stuck with this particular lender or could they shift to another? Or is it the buyers who are concerned about the capped mine? Best of luck with your prospective new buyer.

DoristheNovice · 24/05/2017 14:01

Thanks upper. No, our buyers have cut and run. The EA said they'll only listen to their broker who has advised them it's too risky to change lenders Hmm

donkey86 · 24/05/2017 16:09

Sorry to hear that, Doris. Sometimes this whole process sucks! I hope you find a new buyer soon.

ocelot41 · 25/05/2017 04:09

Oh no! So sorry Doris
