Hi all, can I join you?

We accepted an offer on our house & had our offer accepted on 31st July (only on market for 4 days Shock). We did it all the wrong way round - viewed a house before even putting ours on market, but fortunately it worked out (so far!) & we managed to secure the house we viewed & fell for.

There are 4 in the chain: bottom buyers, our buyers, us, vendors. The bottom buyers have already completed & are living with parents for time being, our vendors are moving back to a house they already own, so fairly simple chain in theory [crosses everything twice].

So far we've sent back all our info packs etc to our solicitor, commissioned a full building survey (all fine, buying a 70s house), been on holiday for 2 weeks Grin then came home Sunday to answer 1st set of questions from buyers solicitors, send off our mortgage app (confirmed received yest by virgin money) & our buyers had survey done on our house whilst we were away.

I hate to tempt fate but.... so far, all seems to be ticking over ok. I KNOW I should'nt say that & something nightmarish is probably round the corner!
Hoping to move October half term or earlier [very hopeful face].

Good luck all going through this process - we have lived in current house since year we married - it's our 12th wedding anniversary this weekend, so we're totally out of the loop on all things house moving!

This is a super helpful thread so will update more as it happens.

Oh forgot to say - we've also signed & sent back the exchange contract with our buyers plus the TR1 form. Obviously for solicitor to keep until exchange but seemed quite early on to be doing that?!

What a pain gizlot. Guess summer holidays delays things a lot.

I've just had a call from Virgin money - am pretty impressed so far - posted application Monday, had text yesterday to say they'd received it, literally just had a phone-call to say everything is fine with the mortgage (Underwriters happy) its just pending the valuation now, which has been passed to the external company who must attempt to book it within 48 hours. We've already had a separate full survey done by a local surveyor who valued it at full asking, so should be no problem. Only paid Virgin for basic valuation.

Hope all goes well with your survey in Sept.

Thank you. That's our buyers survey our valuation survey was done yesterday and we will book a full survey dependant on what that comes back with as a value

After my rant yesterday I had some good news. Buyers have their mortgage offer and are going to sign contracts today. Their buyers mortgage offer will be there by end of next week and searches due back next Tuesday, everything else done and dusted. Fingers crossed we are on for the 15th.....can it really happen? I darent even start packing just in case something else goes tits up!

Gizlot, I hope your valuation is OK.

I received our survey report yesterday. The surveyor is fully aware it's a PRC house and says this is reflected in the value. He just says it's necessary to get the PRC cert. which we have seen so should be no problem for our solicitor. He also stressed the difficulty in selling onwards, but we have seen many houses in that road sell quickly and easily, including with good friends of ours, so I'm not concerned about that.

The report is more extensive than I expected and lists a lot of things that need attention, some 3s and many 2s. It did put me off slightly but having discussed with DH I feel better. If this were a Victorian house I would be quite relaxed about it, and this was built in the 50s so some stuff is bound to need modernising.

Our EA's liaison woman called yesterday to say our buyers have had their mortgage offer, they didn't conduct a physical survey at all. But it's a 7 year old house with some NHBC warranty left so I guess there's not much need.

We received our mortgage offer yesterday and some enquiries from our buyer's solicitor, which we've answered and will hand deliver back to them today. Just trying to keep the momentum going and drive this thing forward to the not-so-bitter end! I want to be in by half-term. Is that reasonable?

Oh for fucks sake. Survey was rearranged for today ( our valuation) again no fucker decided to tell us I am so done with this!

I'm not a patient woman either, and with the fact I am the one who will be separated from her children when working I feel a bit ... pushy!

Pulling yes. I don't mind things changing I mind not being told! Especially as this is key to the whole process. If the valuation is low we are scuppered!

Yay! Valuation came back at price we have offered. Mortgage has been formally offered ( although 2 yr fixed not 5 so will be asking why) but one big hurdle cleared!! I am so relieved!

Mortgage adviser will have input wrong product code. Shouldn't be a drama to change.

I feel sick buyers mortgage company might refuse the mortgage because of a technicality. It could delay things 9 weeks if my buyer and vendor agree or I could lose both buyer and vendor so could end up having to pull the house off the market until early December. Really can't handle the stress right now with relocating on top and starting a new job.

Got our 5 yr fixed. ;) instructed solicitor for searches and will get a surveyor to do a building survey.
