Yes they had a full homebuyers survey!! Solicitor and EA were also shocked, saying they had never heard the likes of it!!!!

Katkin I never knew that about solar panels. I'll be making sure I never get any or purchase a house with them. Sorry it means you have to look elsewhere but that wasn't supposed to be your home. I hope you find something much better and perfect for your family.

Missduke so pleased that you are so happy in your new home. I didn't know that complaining to a solicitor after a house sale was a thing either. I would just ignore as you've been advised.

So exchange didn't happen today as apparently the ID that I sent over yesterday wasn't received. The department dealing with the ID requirements and paperwork are useless. I've re sent today and say has DH so I presume all is well as I haven't heard anything although everything tends to be delayed. So fingers crossed for Exchange tomorrow.

MissDuke, you given me another thing to worry about now Grin Hopefully your buyers will realise they are being silly.

My chain is still waiting for my vendor to get their searches back. My buyer has signed his contract and sent his deposit over to his solicitor so he's ready to go. As am I. The EA reckons vendors will get their searches back early next week as their vendors got theirs back this week and they applied at more or less the same time. He's reasonably confident we will exchange next week but I won't hold my breath. Plus it will be another 6 weeks before we can be in so I'll still have a while to wait.

Really miserable tonight. Our landlady has contacted us to say she wants the flat we have been renting back soon. That means shifting DS to another temporary flat for probably another 6 months. Its all just horrid. I have no idea when we will exchange and as we are in Scotland, we aren't taken seriously as buyers until that point, so can't get a sale underway either. We are just caught between two stools and its unbelievably stressful by now. Waaah!

Ocelot oh no has the landlady said how long she can give you? Have you decided or offered on any other houses yet? Hopefully things keep progressing along nicely with your buyers and it will soon all be over with. I'm so sorry it's dragging on for you Sad

TheCapitals ID was the first thing and then three weeks ago I questioned why the identification section online was the only bit showing as incomplete. I realised although I had given my bank statements as ID I hadn't for DH so quickly scanned them over. Then yesterday she finally asked for more ID. The woman hasn't got a clue. I think I will be making a complaint once it's all over.

Fingers crossed you Exchange next week. Why will it be 6 weeks before you move in? Sorry if I've missed something. We are setting completion for end of May but we need to do work on our house so will move in at the end of June.

The top of our chain are buying a new build and the builder won't put in the kitchen or bathroom until after exchange. They want six weeks to do that. I'm not that happy about such a long period between exchange and completion but it is what it is. That's if the EA have been telling the truth, you never can tell!

What a cheek Duke! Definitely stand firm. We're selling an old property and it won't be pristine when we sell - it's something you have to expect.

That must have been frustrating Beautician. I'd have been furious.

Can you get to exchange quickly Capital? I guess at least you know you'll be moving for sure and when (small consolation, I know!).

We received our mortgage offer yesterday😄. Trying to ignore the section about how much our repayments will be if interest rates rise to 10% at the end of the ftp. We have one thing to get checked, as advised on the home buyer report, then we'll be ready to exchange. Just waiting for our buyers mortgage offer and it can actually happen 😄.

On a side notes, has anyone ever had a buyer who initially went for a valuation survey then asked for a home buyer survey? Our buyers only had the valuation survey (Victorian house) and the surveyor mentioned something that would be picked up by hbs but that she wouldn't need to report as it wouldn't affect the valuation, but may require attention fairly imminently. We're just sweating a bit that they might decide to do a hbs after all.

Yes for Beautician! That must be SUCH a great feeling! Thanks for all the sympathy - landlady wants the flat back by end of July. A call to the solicitors today confirmed that EAs talking BS when they said we could exchange next week. Looks like we could still be a month off. So we have to look for another 6 month rental. If this sale goes wrong we will have to let the house as we can't afford to keep paying for two properties - it has been nearly a year now. The stress is killing me!

Spickle are you there? We found out today that, contrary to what we were told (spot the theme), the ftbs' solicitor did not do the queries relating to the leasehold pack a month ago. Instead, they did them....today. We are told the queries are routine but there are a fair few of them. About how many weeks will this latest thing add on do you think?

Oh no ocelot, you must feel annoyed about this. It does sound like the ftbs are significantly behind in the process and everyone else will have to wait for them.

Leasehold enquiries can take quite a while, especially as there is usually a long wait to get the management/leasehold pack which then has to be read through before the buyer's solicitor can raise enquiries. We usually quote for 10-12 weeks from receipt of draft contracts for a leasehold property, but of course you wouldn't know when the buyer's solicitor received the draft contracts to start the work. My guess would be that you are still looking at a month or so before enquiries are satisfied, longer if the responses are unsatisfactory.

Oh and please don't believe the EA - I say it all the time - they do not see the legal work, therefore how can they know when you will exchange?!

And thanks for the sympathy - yes, I am very annoyed. We are now at 12 weeks and the searches haven't been returned yet, nor have the management enquiries been resolved. Both could have been done a long while back. It just seems such poor organisation - and very unkind actually. We now have to find another 6 month lease which means moving DC to another temp flat (there will be BIG tears). That was eminently avoidable. So frustrating ...they knew we could have problems if they dawdled, but they didn't get the right docs in motion when they could have done. Aaaargg!!!!

The thought of being stuck in a hospital waiting for exchange is awful! (If I get any worse I'll be admitted for a few days like before)

Sometimes, I think the way conveyancing was done many years ago was better - local solicitor, snail mail and 28 days between exchange and completion - because it was less stressful, plenty of time to organise redirection of post, sort schools out, measure up and not bothering the solicitor with expectant phone calls every day etc. It is unfortunate that because we now have email and can scan documents, everyone thinks the whole process should be instant and therefore put unrealistic time constraints on the transaction. Conveyancing has also come down in price resulting in many bucket type firms who have hundreds of clients at any one time. Obviously this means a less personal service and work done in rotation.

I do hope you feel better soon Camper, moving is very stressful but in the scheme of things, it is not a life or death situation (been there, done that) and making yourself ill is not worth it over a house.

Long time lurker breaking my silence to answer mary- yes, packers just pack everything, no judging you!! Mouldy load of bread and empty loo roll included... totally worth it. In your shoes it's a total no brainier, get 'em in!!!
