Yes Mary, they pack everything, mine packed a half full bin and as everything went into storage for a month that was nice......

Mortgage transfer to the new property confirmed as OK yesterday. Searches are underway. Now I'm just worried about my two holidays getting in the way! I had originally assumed I'd be moved way before those dates!

Yes ocelot I get frustrated that those days are written off. At least the 2 bank holidays are over (although we have another coming soon). They wind me up even more as it's 3 days you hear nothing and nothing gets done!
I've heard absolutely nothing from my solicitor or any estate agents this week!

I know what you mean!! All my friends mean well but I am sick of the question "do you have a date yet?". I think they have all forgotten how much is involved selling a house. At least we don't get the "it's a lovely house it will sell really quickly" now!

It looks like we are definitely on for moving house next Friday. All the stuff that needs to happen is happening. I've even got the broadband organised, first things first. Grin

Trying to organise the school places is proving an absolute nightmare. Current plans mean that only dc2 will get a place at a nearby school and dc1 will have to stay at his current school (not too bad, a 20min drive) and then we'll keep our fingers crossed that we can get him to dc2's school on the sibling link. It's like chess but shitter.

Mortgage broker not happy with downloaded document showing my accounts with all the money in (they were before), they now want an actual statement, but the account with the money I will use as the deposit doesn't have statements, so they say it's OK, you can download it. I said I did download it already, I sent it to you.....no, you downloaded the summary of all the accounts (which shows more than three times as much as is needed so why oh why is it a problem) and it was in Word and it has to be a PDF......no, apparently just converting it to a PDF doesn't count.

I've not got the account reader things with me today, so that's another day on before I get the total confirmation of the mortgage changing property.

Great news upper

Had an long email from our estate agent today. Short version is 3 of the 5 ready to exchange. The 2 left are us and another waiting for answers to queries which should be in soon!
Feels like things are getting closer.
First in chain wants a month between exchange and completion because they are renting but as long as we get to exchange soon I don't really care.

Trying to pay the solicitor the extra amount needed for the deposit. As there are only 8 working days until we complete, they cannot accept a cheque as that needs 10 working days to ensure it is cleared. They decided to tell me this today, after I asked about it last week which would have given the 10 days to clear fully.
So try to do a bank transfer, they wont give their banking details as they don't want the money until a few days before completion.
But what if the transaction gets picked up for extra money laundering checks? It can take up to 10 days to clear through the system!!!

Bluebell - can you draw a banker's draft?

I would do a bank transfer myself. Though my bank limits these to £10k per day so I'll have to do three on separate days (it's £25k).

Good news today - movement - the seller pack with fixtures and fitting has come. Exciting!

Out we will do the bank transfer but the solicitor wont accept the fund until a few days before completion, this doesn't allow for delays caused by money laundering checks carried out by the bank. They select random transactions to do further checks on and can take up to 10 days to release the funds. I want to send the money now in case it does get caught up in checks, but the solicitor wont give us the bank details.

Bluebell send the monies by internet transfer/BACS once you get the solicitors bank account details, making sure you can transfer the amount you need over several days if there are limits on how much you can transfer each day. Make absolutely sure that the monies come from YOUR account and not a third party, otherwise it will not be accepted. Bankers Drafts will not be acceptable (you can "stop" a bankers draft) so would still need 10 days to clear.

Out I paid for the searches by cheque.

I've spoken to them now as it was DP that spoke to them before. They have agreed I can send the money tomorrow. Apparently they don't like having the money for longer than necessary in case their bank collapses and they lose the money!

Bluebell - that's a bit of a flag, I thought client money was protected differently, is this a real solicitor?

Solicitors are regulated by the SRA which states that monies cannot be kept in a Client Account for longer than a few days, otherwise they have to be returned...

Yes, but that is not the reason Bluebell was given, the reason given was 'in case the bank collapses' - lord knows where they put it that they think that might happen! Greek National Bank maybe?

I've pretty much given up calling the estate agents now because there is never any progress but on my last call I was told that my buyer is calling every other day.

Searches are back for my vendor now. Hopefully their solicitors will chase up any loose ends quickly. EA thinks we are a few days from exchange but we've heard nothing from our solicitor so I suspect that's total crap. Am I right in thinking that if we were going to exchange at the end of the week then our solicitor would have been in touch to discuss completion dates?

Have you found somewhere to move to Ocelot?

Upperlimit good luck with the move. I'm sure the school stuff will work itself out.

Bluebell what is it with these useless solicitors and not giving the relevant information when required it's so frustrating. I paid our deposit by bank transfer but the limit on our account was £20,000 per day so I had to do it in two transactions a day apart. Both were received straight away even though I was told it could take 3 days to clear into the account.

Our mortgage stated that we had to get building insurance in place on the day of exchange. We did this and I sent the policy document by email to the solicitor straight away. Who wants to bet the solicitor chases it up right before completion and tells me I didn't send it.

Out They are proper solicitors, I've used them on my previous 2 sales/purchases. Plus my DF works for the Law Society and knows them.
Going in today to sign the final paperwork and sort out giving them the money.

Hi everyone, I'm saddened to see Ocelot and Camper still on here, hoped you would have completed by now and so sorry to read of your rental troubles Ocelot. I have a question- we are using proceeds of our sale to buy a house. We do not therefore have a deposit. Our buyer is FTB with a deposit. Will we be able to exchange and complete on separate days without a deposit?

Joy They will use the deposit from your FTB as your deposit. I know it probably won't be 10% but that doesn't seem to be an issue. But if you exchange and then don't complete, you would be liable for the 10% deposit.
