Assuming all you lovely people in a chain still need a support group? Here it is......

Pulling good luck!

Good luck pulling!

So nervous, our buyer's survey is on Tuesday, I keep worrying they will pull out between now and then, we've already had two buyers pull out and I'm not going to feel 'safe' till exchange!

pullingmyhairout1 · 20/08/2017 07:19

Thank you. Please just keep your fingers crossed. It really is a lovely house. Only a minor compromise to be had tbh. If I don't get that one there is one other I'd offer on.

Gizlotsmum · 20/08/2017 07:42

Fx onemorefrog. I am coming round to the idea that nothing will really happen in terms of our sale for another month... but hopefully our purchase will be done and ready to go as soon as the sale is completed. Still on pins waiting for the valuation and confirmed mortgage offer...

Gizlotsmum · 20/08/2017 07:43

Has everyone been present for their buyers survey?

emma8t4 · 20/08/2017 07:53

My dh was there for our survey, although some of that is because it's empty the vendors live 30mins away and her dad was in hospital so we wanted to try and help out.

Gizlotsmum · 20/08/2017 07:57

Sorry I meant the survey on your property for your buyers.

DragonMamma · 20/08/2017 16:44

Hello, do you mind if I join you?

We accepted an offer our our house around a month ago, and had our offer accepted on a house 2 weeks ago. Our vendor has had their offer accepted and their seller is moving in to a vacant property so there's only 4 of us in the chain.

We've been away for 2 weeks and have tried to do as much as possible whilst away.

Our buyers mortgage surveyor is coming out tomorrow but that is about it so far. We've paid out mortgage valuation fees but do they even tell you when they are going out? When do we instruct a surveyor? We haven't had our formal mortgage offer yet as we haven't been here to send them original documents but we've passed all the credit and affordability checks, it's just a payslip and bank statement they need.

I'm hoping things will be straightforward but having read this thread, I may need to take out wine shares.

Gizlotsmum · 20/08/2017 17:27

Hello Dragon! We got called when our survey was booked ( had to sign various forms) will get a mortgage offer post survey ( had valuation and homebuyers done at the same time) good luck

DragonMamma · 20/08/2017 17:57

Thanks Gizlot, that's good to know.

Is it possible to get the mortgage company surveyor to do the Homebuyer's at the same time? Seems nonsensical to get another one out to do it? We are with the Halifax if that's of any help? So bloody confusing and such a disjointed process!

Gizlotsmum · 20/08/2017 18:04

Dragon. Yes and yes. We went with level 2 with Halifax and was done within a week of the fee being taken

Gizlotsmum · 20/08/2017 18:05

Our buyers survey was instructed yesterday and booked for the earliest date which was the 14th September :(

DragonMamma · 20/08/2017 18:34

Oh bugger, that's not good about your buyer's survey being so far in to September. Our buyers BS called us whilst we were away last week and wanted to do it a couple of days later. Tomorrow is the earliest I could be here (having only arrived home yesterday!).

Thanks for the info on the Halifax. I've emailed our broker to see if we can upgrade it to a level 2 as it's only a couple of hundred quid extra but they took the fee last week, so hoping they haven't done it yet? Although from what you've said, they'd let us know in advance of it happening?

Gizlotsmum · 20/08/2017 18:45

Good luck. I should imagine it would be simple to change

emma8t4 · 20/08/2017 19:06

gizlot our vendors weren't there when their property was surveyed we were there instead.

Gizlotsmum · 20/08/2017 19:24

Thanks Emma. Just wondering if we should book a day off work or let the estate agent let the surveyor in.

pullingmyhairout1 · 21/08/2017 13:21

Oh god. No call from the agent regarding the offer I put in Saturday. It's killing me! Please keep your fingers crossed everyone. I love the house but do have a back up if required.

pullingmyhairout1 · 21/08/2017 14:25

Aaarrrrgggghhhh full and final offers. Sh*t why can't I negotiate for toffee when it come's to housing?

pullingmyhairout1 · 21/08/2017 15:41

Ffs. Soooo chuffing long. I have no patience!

Gizlotsmum · 21/08/2017 15:41

Oh no pulling. Fx

WhatwouldOliviaPopedo · 21/08/2017 15:45

Gizlotsmum Your buyers are taking the mick expecting you to wait another whole month for the survey to be done - why can't they use another company?? If you want to get things moving, maybe put that to the EA. We are a month from exchange ourselves and I made a point of being there when our buyer's survey was done. They had asked for a full building survey, which takes a few hours, so I made the chap a huge pot of coffee, laid out a few biscuits and when he finished he was happy to linger for a very nice, jovial chat about what the survey had thrown up, which meant I knew exactly what the buyer would come back with. Definitely made that part of the process a lot less stressy!

Gizlotsmum · 21/08/2017 17:17

Oh for ffs apparently our survey wasn't done on Thursday. Surveyor told mortgage company but no one told us! 2 different stories. One the right surveyor wasn't available second we needed a different level of survey.. waiting to see which is true and why we weren't told. I suspect we need a level 3 but we weren't told this and Halifax took the fee for a level 2 with no queries...

pullingmyhairout1 · 21/08/2017 17:44

Offer accepted. Vendor has offered on no onward. Aaaah. Keep fingers crossed pleased all goes well!

Gizlotsmum · 21/08/2017 18:12

Yay well done Pulling

OneMoreFrog · 21/08/2017 21:57
