No idea. EA being really vague. All i can think is they need more time to move out.
But at the beginning they wanted a fast move. So fed up with the lack of communication. Feel like emailing the vendor myself.

Ema people have hidden agendas don't they? If they were upfront in the beginning you could have a shared goal but no people ignore phone calls & emails and leave you despairing!!

My buyers sent a snotty email to my Estate agent today to say they are disappointed in them and me as I won't drop my price to cover the £1k worth of damp. My agents a feisty fucker and has reminded them I'm her client not them. Ive already taken 10k off and am leaving shutter blinds/ roller blinds/ wardrobes and a wrought iron bay pole and haven't asked for a penny. I will not budge, they can pull out I'm beyond giving a shit now.

Super yes it's a legal requirement now. Did your estate agent not offer to get one done for you? You can search online for a company to carry one out for you.

Can I join? We completed our chain a week and a half ago. It goes cash buyer, our buyers, us, our vendors. Instructed solicitor but not sure how soon to arrange (full structural) survey. I think I've been half waiting for someone to pull out before we pay for it Blush. We are probably in an unusual position, in that we are hoping to move in AFTER Christmas (although will go with the flow and not hold anything up). But our current house is lovely and this one will be lovelier but needs a lot of work! Although I've been imagining Christmas day in the new house, with carpet pulled up and original floor boards, all living in 1 room-it could be a real adventure :) How long do chains seem to take these days?

Hello can I join in please? We have a small chain, cash buyers buying our house, us, and then our vendors. Simple yes? Er.....no. Our vendors EA phoned today saying that our buyers solicitor has not replied to our contract pack.....this was over a month ago. We met our buyers when they asked to bring a builder in and they apologised for the slowness of their solicitors then..... We can't get hold of our own EA, she is not returning our calls and is forever on a "half day" or "in a meeting!". Can we call our buyers solicitors or does the EA have to do the chasing? The whole system is crap, we sold mid June and I don't think I've had a decent nights sleep since.

fedupslummymummy sorry, but you can't speak to the buyer's solicitor as you are not their client. I'm sure your solicitor will chase them to see if they are going to raise enquiries. From mid June to now isn't actually that long. It takes time for all the forms which form part of the contract pack to be received by the buyer's solicitor, who will then review all the papers before raising enquiries.

Thanks Spickle that's helped me put things into perspective. Our vendors EA was saying "oh you need to chase your buyers" but I wasn't really sure how I could do that!!! I guess it really is in the hands of the solicitors, and some are quicker than others!!!! Thanks for your help.

We've exchanged! By some miracle it all came together and we are completing on the 29th.

I'm still in shock. Keeping my fingers crossed for more good luck for others on here xx

Bored Have you heard anything else from your buyers? Did they pull out?

Been spending time packing and getting rid of things where we can. So much is packed already, but there's still a lot to go, most of it last minute things which is frustrating. We've sold our washing machine (well, in theory, they're meant to collect it the day before we move) already as there's an integrated one at the new house, and found a buyer for the fridge as well (same reason).

Annoyingly, the vendor managed to piss us off one last time. Was meant to have a viewing today to get in and measure - as he's forced us to buy all the furniture, we need to know where we're going to cram it all so that our OWN furniture will have somewhere to go on move in day, which is going to be a nightmare as it is. So I'd asked for a viewing to plan this out and also take measurements and photos so I could start advertising the furniture as well. The agent called today to cancel the viewing as apparently the vendor had "lost the keys to the house" and got the locks changed, and hadn't bothered to drop a set to the agent. Why he chose to do that is beyond me as the agent already had a set so he could have just popped in there... But nevermind. I know he's going to be a nightmare right until the end. Angry

Cosh yes I've had to chuck £300 at the damp problem to try and keep them happy. How exciting to be packing though (I'm having packers!) it means you are so nearly there! The bloke sounds like a dick, I wonder his motive it? Maybe control, buying and selling really does bring out the worst people. BUT soon it will be all forgotten when you get the keys 👍🏻

Hello everyone. Can I join you all? I've moved over from the listings and viewings thead.

We sold our house three weeks ago and had an offer accepted last Friday (with a small hiccup due to gazumping inbetween Hmm). I instructed our solicitors on the sale two weeks ago and returned their questionnaire and all the documents they requested last Monday. I've instructed them for the purchase now too, and handily our vendors are using the same firm. I've chosen a mortgage (having checked our solicitors are on the lender's panel) and the broker has started the application today. He's an in-house financial adviser at our EA and very familiar with the vendor's EA and our solicitors.

I'm hoping all this interlinking will help move things along. We're in a chain of six so I guess things could take a while. We're really keen to move asap, and at the very least we MUST exchange by January to get DS into the school we want.

Anything else I need to be doing right now?

I'm a little concerned that the buyers' survey hasn't been carried out on our house yet. They are apparently well into the process of selling their house and should be three weeks into buying ours now.

I hope everyone's Monday has got off to a good start and there is lots of progress for us all this week Smile

:waves: Hi Ann! It sounds like you've got it covered, you'll need to send some more info to the solicitor re your purchase but it'll take them a few days to send the forms to you.

Congrats on having your offer accepted (again)!

I'm currently stressing that my buyer is going to pull out. They paid for the survey immediately (basic one) and that's happened, but still haven't instructed their solicitor and it's 2.5 weeks since we accepted their offer...

I wonder if they're waiting to check that the survey doesn't show problems before paying for searches (and I'm fairly confident that this won't be a problem as we had a survey for a remortgage less than a year ago) but I'd feel a lot more confident if they'd instructed. So far the solicitor we're using seems fairly decent though and our contract pack is ready to go (as soon as it has somewhere to go to!). No word yet on our purchase but mortgage process seems to be trundling along without major problems so far...

Hope you don't mind me joining in. Woke up feeling very apprehensive today.. Small chain of 4. All seems to be going ok but no exchange date has been mentioned although initially looking to complete end of August. (Doesn't look likely now!) Today I am expecting our conveyencer to come back with our buyers enquries. They had full survey done last week. So a bit worried what will crop up and if they will try and drop the price. Need to stop stressing.

It's nervewracking isn't it? We have shelled out £800 in the last two days so I really don't want anything to derail things now. I just had a call from the EA and my stomach dropped to my shoes thinking the worst.

Hi perhaps. Could it just be the summer holidays slowing things down? I hope your buyer's enquiries turn out to be easily resolved.

Hello. Just had confirmation our valuation has been instructed so I'm taking that as a good sign. We have instructed our solicitors for the sale but not our purchase yet ( waiting for valuation before paying for searches)

For the love. We are waiting for the valuation ( and confirmed mortgage offer) before instructing our solicitor. It's a lot of money if the dip we have isn't honoured by the mortgage company and I have heard lots of horror stories.

Gizlot I know, it's just frustrating that now it's 10 days since the valuation, we accepted a low offer on the understanding they'd move quickly and we've had to pay the equivalent fees ourselves on our purchase otherwise things will go on even longer. I could understand if it was an unusual build, but it's a completely run-of-the-mill 50's brick built semi...

We were a bit worried our vendors were buying with friends.. lo and behold they had a disagreement and now that has collapsed.

Had a call today asking if we were willing to hold on for them to find something else. We have said yes but if nowhere is found by mid September we'd like to look at other options eg them going into rented accom for a while to break the chain. They have previously said they would consider this

Really frustrating - we offered in early May Sad

oh well. plod on I suppose. Plan to hopefully be in before fucking christmas
