Our buyer's solicitor realised yesterday that they've sent everything back signed but in one part they've signed in the wrong place. Buyers have had to admit they lied when they said they couldn't move this week as they were on holiday (really it was about not being able to afford rent and mortgage for 2 months and that date was the cut off - which actually annoys me a lot less than them saying they're on holiday).

Buyers have to re sign and post back.

We are waiting for confirmation on 2 enquiries but hopefully documents can be emailed Monday and posted back. Exchange could be Wednesday or Thursday or it could roll on another week. Kids are missing their toys as many are boxed up. Im teary and exhausted. Hard to motivate myself to pack without an end in sight.

M0ther It leaves you feeling so on edge doesnt it? It seems to dominate every waking moment for me. My stbxh has had none of the stress and its all been left to me to deal with. This is why I need it done so I can move on and know the house is fully mine.

I have sent back replies to buyers enquiries yesterday, they have their mortgage offer in place and as of last Tuesday were just waiting on searches. I am hoping for either 8th or 15th September at the latest. Luckily I am buying and selling through the same EA who are really proactive at chasing. Everything we own will be going into storage for 2 months as the dc and I are moving in with my wonderful parents whilst major renovations take place.

I cannot wait much longer as I need to be for early December, the commute to the dc school and back from my folks is going to be a hassle as they are not that local. Seeing as I sold my house in January never for a moment did I think I would still be here by August Angry

Why do so many of us have buyers/ solicitors or whatever who think silence is ok? They don't realise the impact they are having on people's lives!

I really want to start packing like some of the rest of you but I'm not tempting fate. I'll pack when we exchange. I'm super organised so I'll get it done in 24 hours if needs be I think 😂

If I knew what was going to happen at the start of this process I would have sold ours and moved into rented in the area we are moving to and then bought once settled.

We also sold in January too bored so I totally understand the frustration.

We have most stuff packed up to be honest. Same with the toys - most packed away, favourites left out for DS. Living around boxes is really annoying but I accept that's our fault for packing. You just don't expect the vendor of all people to start fucking around at exchange. Hmm

We need to exchange by Tuesday to make the August 15th date he's said. I know this won't happen. All he has to do is make the phone call. It's so painful. Angry

CoshPunt any chance you'll exchange tomorrow as hoped?

After a catalogue of errors and sweary emails from my solicitor to the buyers I'm still clinging to the chance we might exchange Thursday.

I mentioned to the solicitor's assistant that I'd booked Monday off as that's when we were trying to move and she said "oh you shouldn't book anything until you exchange!" - who are these employers that let you book leave in the summer with zero notice? Dh and I do not have jobs like this and both had to get director level clearance as leave Day clashed with others on leave! Plus organising childcare for 3 with no local family. We can't be the only movers in this situation!

I called my 92 yo granny and had a moan. She said the last time she moved she also had 3 dc, then asked "why do you think I've been in this house for 50 years?! I'm still recovering now 😂😂😂" love my granny.

We have actually exchanged completed and moved! There is hope so please all who are still trapped in the agony waiting please don't despair. It has taken us from Sept 12th last year, when we first put our house on the market, to 27th July this year to be finally living in our dream home. I never want to go through that process again. The lack of control, the emotional roller coaster, and the silence from other parties is awful awful awful. Everyone in this group has my every sympathy. Just believe it- you too will get there eventually.

Our seller's haven't provided the boiler service documents despite saying they're on the British gas service plan and it was serviced in May. We are due to exchange Friday but they've just put "not able to provide proof". Wtf?! We've backed down on everything but actually knowing the boiler is safe is a priority so I can't let that slide. Ffs!

They've had the service but turns out they lost the documents as it was done before they put the house on the market. We have an email confirmation with job number and proof service happened but no certificate. I'm fine with that. It confirms it's been serviced every year and email is from British Gas. Why didn't they say that rather than hope I didn't notice?

Anyway, documents were sent guaranteed next day delivery by 9am so exchange is supposed to be tomorrow, completion Monday. I'm exhausted. I would delay completion but it would be a huge pain and I'm not sure it would actually go through any smoother and think it would just be same situation next Friday as the solicitors would all relax.

Whoops. We didn't manage to exchange, however it's apparently on for tomorrow. Will believe it when it happens but have ordered buildings insurance as solicitor has said this needs to happen before they'll exchange. Hmm

However the seller came back after proposing the 15th originally and decided he actually had medical appointments that day, so could we do the 22nd. I mean, obviously we agreed (and buyer has too), but he was the one who proposed that date and lastly - he won't be lifting a finger in the move! Why should the date matter to him at all?!

m0ther Fingers crossed for tomorrow for you! A Monday move is so close, sounds stressful. Shock Are you all packed?

We're mostly packed as we were moving on the 1st then the 4th. Should have exchanged Monday but I can't see any reason why it won't happen tomorrow. Was supposed to be a week or two between exchange and completion but I just think that if we budge a day the solicitor will just piss around for an extra day so we're pushing on through!

Ugh getting so close to exchange but now our buyers are saying they want to complete in mid september as they have paid tenancy on their rent. I do understand this, but we really wanted to complete end of Aug (as did our vendors) as I'm away for work a lot of Sept. Also, my daughter has autism so i wanted time to settle her into into new home before school

We haven't exchanged yet. I will be very surprised if it happens today. Of course they can't get hold of the vendor even though he has already given confirmation, but they want him to give it again today. Angry

Hi everyone, just dropping in having graduated from the 'viewings/offers' thread. We've got a v short chain as we're selling to someone chain-free and buying an empty property, but I'm terrified of something going wrong.

I also have absolutely no idea how long it's meant to take between things happening. We got our offer a week last weds, accepted on thurs and mortgage valuation was booked in on fri (for this monday so a week and a bit). Found a property we liked over the weekend, offered and had it accepted at the start of this week. We've had the sale notifications from both EA's and everyone seems to have solicitors. Our solicitor had all our docs weeks ago, but I don't know how quickly I should expect them to be sent to our buyer.

I have mortgage appointment this Thursday to get our offer finalised for our onwards purchase. Should I wait until this is sorted and the valuation comes back ok before booking in a survey?

Does this sound like a 'normal' timeframe? This is the first house we've sold and I feel a bit at sea!

Hi all. 3 months into a small chain here but just discovered we have a document hold up at least 3 weeks long so far, waiting on a document about a balcony at the place we are buying

Waiting to move into our absolute dream home. Tearing my hair out here but I do know our vendors are keen to get a move on too so just hoping they are only on holiday or something and not suddenly being arseholes about it or experiencing some kind of problem... GAHHHHH

We've actually exchanged today! It's 9 weeks since our offer was accepted and 12 weeks since we put our house on the market. Despite being "quick" that's a quarter of the year gone!

We personally waited to get a survey done just incase something went wrong with the mortgage. We're also in a tiny chain - selling to a developer, and buying an empty property. Unfortunately, the vendor of the empty property is absolutely useless and couldn't care less if he sells or not, which has been an awful nightmare from the start. Hopefully your vendor isn't anything like him, though!

I've found solicitors and estate agents are generally useless, too, and require daily pushing. I have no idea where on earth we'd be if I hadn't chased them endlessly, honestly. But then we do have the complication of the horrible seller!

Sympathies to you lubey. We sold ours in January so we've been waiting a long time and I'm fed up now. We've essentially been waiting for the seller from April - June to answer enquiries, and then after that JUST to give authority to exchange. It would be laughable if it wasn't so infuriating.

We didn't exchange today. Apparently Countrywide require authority to exchange every day they attempt to exchange, despite receiving authority from him yesterday. And of course, as he's practically impossible to get hold of (today he was out "servicing his car" all day, and couldn't possibly answer the phone Hmm), I can see us struggling to exchange at all. So frustrating all around.

They're going to try again Monday, which means I have all weekend to worry about it. Grin

Cosh isn't it an awful process??! You are so nearly there though hold tight!

My buyers survey showed two small patches of higher moisture readings in a wall. The quote is £1k for works and they want us to reduce the price. I've said no we already took £10k off to secure a quick sale, it's a very popular buoyant area so I'm standing firm. They are 'thinking about it' so not sure if they are pulling out asked my agent to let me know by close of play today but of course no call....😖

Cosh annoyingly it's fairly standard to need to authorise officially on the actual day as if a solicitor were to exchange you're liable for the deposit and could sue the solicitor saying you didn't authorise it. Completely crazy process throughout.

Our seller moved out today (using same removal firm as us so they told me). It's only 2 houses involved so I'm continuing with my misplaced optimism that the two lots of funds will go through in the morning nice and early. (Yes I know but I can
hope can't I).

m0ther It's frustrating as our solicitors don't require it and neither do the buyer's.. It's such a shame one of our solicitors aren't the one to require it rather than the vendor - he is impossible to get hold of. That's exciting that your seller has moved out though!
