I'm here and reading after being sold in Jan. Buyer pulled out 2 weeks ago and I've got another buyer. We are all in temporary hell aren't we?! WHY WHY WHY is the process in this country not made easier?! If you go on the market you should have all contract/legal work/survey/land registry documents upfront from the beginning. I've moved many times but this has been by far the most hideous stressful experience and it isn't even over yet 😭😭😭😭

Like I said we are total novices so we're totally unaware of how it all happens but 8 days in and pushing for dates, we couldn't believe it! When we bought this house (first time buyers) we just rang a solicitor and sent identification never heard anything really until 4 weeks later when we exchanged and signed on the same day keys in hand.

My last move had 3 properties in the chain and if we hadn't hassled I probably still wouldn't have moved and that was 11 years ago. It took 4 months from offers but 8 months on the market with one buyer pulling out. With this move we only have 2 properties and so far it's straight forward yet solicitors are still making a meal of it.

Nic I'm going to get post redirected. We've lived here for 7 years so I imagine lots might come through that I had forgotten about.

My solicitor has filled me with loads of confidence now 🙄
I emailed her yesterday asking about getting my mortgage offer extended as it runs out next week! She said she couldn't do it and that I had to. A very quick call to the provider this morning and they say the solicitor has to request it. Surely she should have known this?!

I've arranged for my post to be redirected. I'm sure there are things not on my list to change simply because the don't come that often - plus it means that if relatives send things to the old address by mistake like Christmas cards, I'll still get it. Got it for my maiden name too so was £126 for the year. Worth it just for peace of mind really.

another call from my ea, my buyer HAS gone on holiday (alright for some not to be an absolute mess at their life being put on hold) he's not instructed his solicitor still over a month since we accepted his offer but he still wants to buy our house ???

I'm absolutely done in by the whole process Sad

After waiting with my stomach churning all day, EAs couldn't get hold of the seller. I am assuming he has received terrible news at the hospital. Whilst I sympathise, I still question if this is an excuse (we have been fed excuses from the very beginning) and if it's not.. Where does this leave us? The sold sign was taken down today and EA said they hadn't ordered that - so we think the seller has done so.

It doesn't sound good does it? Sad

Just making our new lady a list. I have bin collection day, window cleaner number, how to use hot water & heating, where window keys are which 1 opens which, plan of kitchen showing where meters & stop tap are. Can u thing of anything else you would want to know if u was moving into a new house. Xx

Can I join? Offers accepted last week and in a short chain of 3. Apparently everything is progressing as it should be - but obviously the solicitor stuff and surveys have not been done....
I just hate all the waiting - not quite knowing if it its all going ok....

Should I be concerned that on the documents sent thro the vendors have said there is no extension. When clearly there is a porch. So much so that when looking on rightmove Street view you can see the actual people erecting it. It's a similar size to a small conservatory and probably wouldnt need planning permission but have flagged it up with my solicitor. My husband said it's not a problem and to leave it, but if they cant even fill the form out correct I'm slightly nervous about what else is wrong.... Confused can someone give me a bit of reassurance that I did the right thing? My solicitor hasn't contacted me since I raised the query??

No mortgage offer yet here. I spoke to the brokers yesterday who said that the mortgage company had asked a couple of questions regarding the flooding (when- 2015 and how, -drains due to excessive rainfall) but broker said she answered them. I queried if they asked about the damage as it was only 1 carpet in 1 room that was affected i.e. the flood damage wasn't extensive and she said they didn't ask and she didn't tell. Fingers crossed everything is ok but she did say that she said she expects an offer either Friday or Monday.

I have chased our solicitor (secretary is on hols) and we have now received sellers draft contract and commenced with searches. Woohoo the only problem is our solicitor is away on hols next week, any ideas is this will slow stuff down?

Fingers crossed the sellers solicitors are doing the same as they have had our draft contract since the 22nd June.

Sent hubby round to chivvy up the solicitor (who hasn't answered any phone calls or emails for the last week).

We are apparently all ready to exchange pending the results of the electrical survey that was done earlier this week. Made a provisional appointment to go sign paperwork next Tuesday. That'll be 5.5 weeks after offer accepted, expecting to exchange the end of next week - not bad, especially as vendors disappeared on holiday for 2 weeks....!

Fingers crossed for Tuesday, please...

Things are finally moving for us enquiries and searches have been done this week so just waiting for results of those. We're on week 4 now and solicitors today said another 6 weeks or maybe much less so still no idea on any dates.

This maybe a silly question but will I get to see fixtures and fittings list from who we are buying from or is it just the solicitor who sees it? I'm worries she's going to leave a load of furniture and stuff as the house was packed with stuff.

Am I completely wrong here? I'm sure I read in the solicitor's papers we signed that completion must be a week day? Vendor wants a Saturday (EA has been telling us 1st week of August and turns out they mean 1st weekend). We can't 2 second week so might end up being 3rd week but vendor has no holiday left to take from work. I need 🍷

Beckyb your solicitor does not visit the property so is relying on information supplied by the seller and your observations and queries to be able to report to you later on with all their findings. The fact that you have raised a query regarding the porch, and the seller denies any extension work, will prompt your solicitor to look at the estate agent's particulars, the property information form, the local authority search and rightmove/streetview to compare them all. Any discrepancies will be raised as enquiries and planning or building regulations documents requested. The seller may have to provide indemnity policies if they have no paperwork. You did the right thing. Your solicitor hasn't spoken to you about because she will be waiting for a response from the seller's solicitors.

whereareyou you will get a copy of the Fixtures and Fittings. If the seller is offering goods for a payment, it will state it on this form. You can decide if you want to purchase anything. Similarly, it might say that the garden shed is not included, but you thought it was. So, do read through this document when you receive a copy, just to make sure that all appliances and goods you thought were staying, are!!

m0ther it has to be a week day because all parties need to be at work to effect the completion, and I am sure you know, that not all solicitors or banks work at the weekend.
