Mother. I only authorised our searches on monday (my solicitor doesn't do them till draft contract in from sellers solicitor) & some have already come back think the local authority ones takes the longest & my solicitor sent enquiries over to seller today Grin getting excited

When did you sell/buy. We accepted 22nd April & had offer accepted on 25th april. Our buyer ftb & where we r buying is going into rented.

We accepted an offer on 15 May (ftb) and had our offer accepted on a house 5 June. They are moving to rented but also buying a new build that isn't built yet. In order to secure it off plan they need a 28 day exchange.
So far solicitor has all our forms and payments, survey done and mortgage offer was officially accepted today.
All going far smoother than I expected and fairly quickly but I'm still unreasonably impatient and want to just jump forward to August. Vendor is away for 3 weeks in July so plan is to exchange before that so we can move 1st week in August.

We seem at similar stage (searches & enquiries ). I spoke to my solicitor the other day as we wanted 30th July & they r still saying this could happen if seller replies early enough to enquiries. Grin

We're aiming for 7th July exchange, which ea and solicitor have laughed at but it's the vender asking and tbh it suits us. If we could be in early August my dc will have a gorgeous garden to play in all summer. No reason to take longer than needed when it's such a short chain.
Feels like it's already dragging then I read about 11 months of moving hell from Ocelot and realise how lucky we are. Won't believe it until we have the key though!

Agree. I keep thinking it's not been that bad really (besides lost items in post) keep wanting time to go faster though. Fingers crossed it all keeps going this smooth as couldn't imagine months of it Sad

I'm just bewildered why it takes, so long. My offer was accepted mod April, searches came back a week ago. We have one tiny query outstanding so why do we not have an exchange date?

I'm on hols next week. I need to be out of this hell hole sooner rather than later. I am hoping for mid July. Might tell the solicitor to tell them it's then or I'll withdraw and go into rented.

It's so tedious isn't it. When you're that close I'd be calling solicitor daily for updates and ea to chase vendor. I'm sure mine are already fed up of me but last move I assumed everyone was doing their jobs but in hindsight they were massively procrastinating for no reason meaning 4 months or craziness with 4 in the chain. This time it's 3 in the chain - surely it can't be too hard?

Anyone else find bits of their survey funny - we have a warning to walk carefully on the decking steps as they may be slippery when wet. Feels like they were struggling to find things to write about 😂

Ours is going through smoothly but it has still taken 6 weeks and counting to deal with the queries. As all mortgage offers and searches came through really quickly I was hoping for 2 months between offer and completion. We are now 3 months in with no exchange. I don't want to burst any bubbles but it does take so much longer than you expect.

Apparently we are waiting for our buyers solicitor to ask more questions say if they are ready to exchange, and our vendors solicitor to respond to our queries...
The boiler certificate still hasn't shown up and gas safe won't issue a new one until the full 28 days has elapsed, so it looks like we'll be getting indemnity insurance.

As there are only 2 properties involved in the chain which are 3 minutes walk from each other and both built in the same year (2004) I'm hoping the queries will be uncomplicated. We currently have a shared parking area with an allocated spot which I'm assuming will come up and the new house access to the drive goes across the first part of next door's drive as it's a corner plot so we've been told there's something in the deeds regarding access so that'll be a query.
What other things tend to come up?
If we don't exchange by the deadline then our vendor could lose their new build plot so everyone is pushing in the right direction. Ftbs live with parents and have been looking since November so they're also keen.

All my quotes for moving involved someone coming around. I suspect that a lot of people underestimate just how much stuff they have so it's better for the removals guy to come and have a look. Plus they get to assess the access to the property. Mine is a second floor flat with no lift and I'm moving into a three story house which I'm sure made a difference to the quote.

Well. Done enquiries for selling but I need indemnity policies for

  1. Windows had done 2006 by family friend so no cert.
  2. Cavity wall insulation & wall ties. Certs lost in post but company has since stopped trading.

My solicitor is getting me a quote for this but has anyone had one before need indication of how much this is going to cost. X

Nic083 - my solicitor said he could get quotes for indemnity insurance within an hour so hopefully you won't be waiting long. He estimated about £100 for lack of boiler installation certificate, so hopefully windows/cavity wall would be in the £100's too? Sorry, that's not very helpful is it?

had anyone had any experiences of crime logs coming up in the searches ? Is that something they look into ?

I think they look into logged neighbour disputes so I'd guess that may include crime searches for the area?

I had one for a window Nic, think it was £75, and vendor of current house had one for lack of building regs on a door and it was £90.

Yeah crap neighbours! We had an extension built and it brought the crazy out in them 😁 one side we had police mediation (voluntary, it resolved the problem, kinda) opposite we reported him to the police as he kept hurling abuse at our deliveries - he then went on to assault his partner and be removed from the property.

Hopefully it all happening last year will show it's all resolved 🤔

Although indemnity insurance can be obtained really quickly, what has taken the time in our case is the 3 week discussion about whether it's needed! Maybe we have just been unlucky.

Our week is getting worse and worse.

We were supposed to be exchanging on Monday but due to lack of communication this won't be happening next week. It turns out someone lower down in the chain is still waiting on a search. Fair enough.

Then the solicitor above in the chain has gotten nowty because I contacted the architect for a completion certificate that he'd failed to sort out. Mostly because he hadn't actually requested the information from our solicitor.

Then today I got a phone call about a valuation for the mortgage company that we were told they didn't need as it's the mortgage is only for about 25% of the property value.

We're still.aiming to complete on the 3rd of July but is it even possible at this point? 😖 That's when DD is meant to start at her new school 70 miles away. I don't want to have to move in with in laws and drive 45 mins to school each way until it's sorted.
