Can I join? We were supposed to be exchanging on Monday but a solicitor several houses down the chain isn't ready and won't be ready next week. Our buyers want a week between exchange and completion which could case problems with our move date. We were due to have our kitchen fitted between exchange and completion so I might need to change that, all of our tradesmen, DHs start date at new job and DD s first day at new school. Is it too early for gin?

Also our removal for moving 60 miles four bed detached property is 860 including dismantling and buying boxes etc from them. We're in North West

Our exchange date has got pushed back from tomorrow to the 30th, but apparently we'll still be completing on 7th June. Seems a bit tight to me!

People sharing removal quotes - did you have someone come around for all of those? I've been trying to get quotes online but everyone here (London) seems to say they'll only quote if they come to visit the house first. We've had someone come around today but I'd rather not have to arrange for lots of surveys. Today's company are BAR members so if the quote comes in under my mental upper threshold I might just go with them and not bother with competing quotes.

We did an online quote then they came round and it almost tripled it. We're not that cluttered although I guess we are moving for more space so maybe we have more than I realised. No garage and just a tiny shed.

donkey86 - they all wanted to visit, apart from one much cheaper (and potentially a bit dodgy) man and van service... still debating whether to risk it!

I have mini news, the mortgage co asked for a minute detail about my outgoings, the broker says this probably means I will get a mortgage offer. I could buy without the mortgage but it's more comfortable to have it, plus I can buy furniture with my savings.

Just be nice to have an exchange and completion date now.

My Facebook plight proved fruitful! Managed to find someone who lives on the next street to the new house still had the geology form about the contaminated land from when she moved in. She sent me pictures of every page and the solicitor is happy with that!

Buuut still no info on the buyer's buyer! Solicitor contacted buyer's solicitor and he said he's waiting to hear their position regarding exchange etc. Which means literally anything. She is going to chase up again tomorrow.

3 weeks until our mortgage offer expires. Stressed doesn't even come close 😭

Just read all todays posts.
Koalas & mother mentioned about having boilers serviced. Were they just due service or is it something you normally have done when selling a house. Can't remember when last had ours done (we have a back boiler, fitted years ago by council)
Also is it normal to have to pay extra for mine search our environmental search came back saying previous mining area but I thought this would of been covered in the £300 I'd already paid for searched. Only cost extra £45 paid it but was just curious. Xx

Regarding the boiler- our buyer's solicitor didn't say anything about it. Ours was last done 2.5 years ago.
Our solicitor insisted that our purchase property was done though so they have had it done.

We've never had ours serviced (every winter we cross our fingers and hope and it's always worked). We're having a basic service and it'll include a gas safety inspection certificate thing which EA told buyers they'll get so we're just doing that before solicitor asks. It's £60.

My dad is a plumber (not gas registered though) he said if it works don't bother doing anything with it as if we get serviced it'll probably be condemned (its that old lol)

Yep, our experience is everyone up our street who had services had to get theirs replaced after 5 years. Ours is still going strong at 13 years old! I think a sales service is more about ensuring it's not giving off fumes.

I know our buyer wants to take the fire out I'm assuming they know the boiler is behind/part of the fire as 1 question we asked on viewings in where is the boiler & how old is it. (our agent did viewings so don't know what they asked) X
