badgercat we offered on a property where we knew everybody in that area of the village had gone against a planning application but it was still granted so seemed to make regular complaints to the parish council (all minuted and online for us to read). It didn't put us off as we loved the house (vendor didn't accept our offer). I'd wait for queries and then confidently confirm there was friction over the extension but it's been resolved. Just be very confident in any responses.

Thanks M0therofdragons that helps, it wouldnt bother me and the buyer had said she's not one for being on friendly terms with the neighbours so fingers crossed she meant it :D

As the problems were all personal and the dispute that started it was resolved by them installing a new fence i'm hoping the solicitors wont make too much of a deal over it

Received a letter from our solicitor to say she's just waiting for vendor's solicitors to answer a few queries and then she'll be in touch to make an appointment for us to sign contracts.

Don't think so - we don't have our mortgage offer yet and survey results aren't through Grin

Omg. Just been for my depo injection (pill) & they always check my bp. We'll is high. 155 over 92. Now got to have an appointment to see a doc & get a monitor for 24 hrs as was high when last went 3 month ago. (Tried to explain we're moving house & got loads going on at work etc but not having any of it)

Well I spoke to our solicitor who said today she'd received the notification from our buyer's solicitor so she'll send out the contract pack... erm what?! You haven't done that yet?

Then I asked re the contract pack for our vendor and she said she'd chased it as she knows we're trying to move things on but she's not had anything yet!

At this rate we might be in by Christmas and my dreams of a summer holiday in the new house are slipping away. 😩

Yay, electrical certificate is back, last query I think. Sol wants me to make appt to see him when I'm back from hols, so I've asked to book in 29th, hopefully exchange soon after and complete early July.
Mortgage offer not through but broker reckons next week. Will just use savings if it's not through in time, I'm not waiting for it.

I'm still hoping for 30th June. Answered all our enquiries & solicitors has sent enquiries to buyers solicitor today. Fingers crossed it's on or around the 30th. Grin

Mortgage offer came in the mail! happy dance

Couple of oddities - it mentions a grand cash back when we complete (lovely, but you'd think our broker might have mentioned that at some point?) and the interest rate is a full percentage point lower than we applied for. And apparently it's conditional that we pay off our credit committments. Um. We don't have any Confused.

So now I'm told the conveyencing is done. In theory we could sign and be ready to exchange. But no, we're all sitting waiting for the homeybuyer's survey..... (vendor's EA has asked whether we 'really need' to wait for it. I paid 445 quid for it - so yes, we do need to. And given that we are precisely 16 days after the day our offer was accepted, I think we've done extremely well and can wait a couple more days for the report we've paid for, thank you)

xandersmom our brokers do a thing where they recheck the market and mortgages available while the application goes through and if there's a better one available they'll automatically go for that one for you - could it be something like that ? We're using L&C

16 days from offer acceptance seems crazy quick so I agree with you I'd wait for that report

m0therofdragons - a combination of a very motivated vendor, and us pushing our solicitor (very nicely, of course).

We asked them to send searches immediately instead of waiting for the contract pack from the vendor - and they all came back within a week (lucky, I guess, as when we put in for the same searches on another property 2 months ago they were quoting a 6-week turnaround!) and nothing of any concern on them.

Vendor's solicitor had the draft contract to our solicitor within 2 days of us actually signing the engagement letter, and apparently responded to all her queries within 24 hours. A couple of them our solicitor wants to go back and cross t's / dot i's, but she's said she's 99% happy with them and it's just a formality.

Initially i thought a 6-week exchange might be a stretch (especially as the vendor didn't even tell us it was 6 weeks until we were 4 days into it) but it looks as though it should work out.

Of course, we might get the survey in a couple of days' time and slam the brakes on hard if there's something in there we don't like - so I'm not counting those chickens just yet Grin

Grrr I hate weekends. I know I shouldn't but I wish them away so I can get back in touch with the solicitor etc and things can move on!

Xandersmum we're all super motivated but vendor's solicitor isn't with the programme despite vendor needing 4 week exchange. Knowing our council they'll take forever with searches! 😩

Recieved tr1 form, freehold info, environmental search results & list of enquiries that my solicitor has sent to seller only 15. No fixtures list or contract for us to sign. Hoping won't be too long. Can't wait to be able to sit out in our new garden (can't sit out in our garden at mo) Grin

Our buyer/vendor (house swap) popped round last night while they were waking the dog. I had my dad and step mum here for their tea and they ended up staying for a couple our hours having a prosecco and strawberries, very civilised this house moving 😂

I got an update on where they are up to and they haven't done the solicitor paperwork yet as their solicitor has been on holiday, they have a holiday booked in July so I don't think it's going to be a super quick exchange. Our mortgage application is only going in mon/tues so at least I can relax that I'm not holding stuff up now.

Nic depending on budget I check sites like argos, currys and john Lewis for that sort of thing, then type models I like into Google and check reviews.

Can I join? I have been lurking since I had an offer accepted on a house mid April. So far searches are done, mortgage offer received, contract signed an returned. Apparently we are just waiting for a few enquiries to come back. So frustrating just when I think we are getting somewhere they ask for more stuff! I am the bottom of a chain of four. I have no idea what is happening with rest of Chain - how do I even find that out?!

Frustrating :/ just got call from our solicitors regarding searches payment cock up and when I said I presume that means they've not started yet and she said they haven't received my instruction questionnaire yet so nothing started. So pretty much nothing has happened yet 2 weeks in 😒

We got everything out the loft this weekend! My bedroom is full of boxes to be properly sorted and packed into 2 piles of to go in new loft or to go in garage loft. Once labelled it'll have to all go back up there!

I'm throwing so much out as I'm being ruthless. Need to remotivate myself this evening though. Would like a magic wand!

m0ther - we were sorting the loft at the weekend who needs six tents but it was too hot so I'm going to have to carry on in the evenings I think.

Had a call from the vendors EA earlier pushing for exchange... I growled cheerily advised that we'd love to exchange but we're waiting for their solicitor to reply to queries... then got an email saying they'd responded - but only to some of them Hmm not really sure why but our sol has chased the remaining queries again so fingers crossed!

I'm ready. Vendor is ready. Sadly I'm on holiday til next Monday so can't do anything.

Sol appt 29th to sign contracts, and maybe exchange will be quite soon after that and completion hopefully a week later. Hope ex has everything lined up from his side but I suspect he may not, seeing as he is a twat. I've asked the family sol to contact ex solicitor to get all the dates lined up.

I spoke to solicitor today. Told him I was a ending the form he had sent out to me. He said still waiting for fixtures & fixings list & response from enquiries. He asked what date we wanted on requesting the 30th he said it is still doable if sellers solicitor responds in a timely manner. Just with seller/their solicitor would hurry up. Frustrating as as far as I can tell sell side is done.
