Sorry that was a really epic post wasn't it! I am just so AngrySad. We tried so hard. The good news is, other than the ftbs who we don't know, everyone else is now running a rota, so one member of the couple is always available by mobile if the other is in meetings. How organised are we?

ocelot I blame their solicitor who should tame the ftbs. I'm furious for you. My ftb turned off my whole hot water system so I'm already pissed at them. Let's hope that's the worst they do!

Hello all! motherofdragons thanks for letting me know about the in chain thread. I have finally joined after months of the listings viewings and offers!

Formally accepted an offer on Tues when our buyers had sent the EA proof of funds. They are chain free as is the property we are buying so hoping for a quick sale.

Getting the boiler serviced today, have booked a survey on our new property for Wed, applied for our mortgage and instructed our solicitors so guess we have made a good start!

Very very worried about the survey on our house when it gets done though.

Will find time soon I hope to read this thread and see where everyone else is at!

Oh and I don't suppose anyone knows what fees we are likely to pay up front? We are funding the whole move with proceeds from our sale so trying to scrape cash for anything we need to pay beforehand.

Hi Koalas welcome!
Our fees have been £50 for solicitor for sale and £300 for solicitor for buying plus £510 for homebuyers survey.
We're about a week ahead of you with boiler being done next Tuesday and survey was done on Tuesday just gone.

Hi mother thanks that is useful. Our survey is coming in at £480 so I shall also budget for paying some legal fees upfront.

It all seems to have caught me unawares which is ridiculous when we've had 4 months before getting to this point!

Mortgage approved so valuation is clearly acceptable. Still need homebuyers report to see comments on the cracked render before I allow myself to relax a little!

Morning ! Just going to slink in here (i read lots but rarely post)

Ocelot that would have had me going nuts ! How rude !

We are now 9 days since our buyer entered their solicitor details making the sale official - this is the stage I get very twitchy at !

Our first buyers were ftb, all was fairly quiet and at 3 weeks in I brought up his details to give him a nudge as we had heard nothing only to notice his position had changed from "ftb" to "property to sell - not yet on the market" and it turned out after lots of panic calls on our part that he had decided he probably better sell his flat before buying ours but could we wait for him to go on the market as he would definitely sell in the first weekend (waay back in May - its still not sold) We didnt wait needless to say, we lost out on the property we really loved and went back on the market.

Anyway, we have new buyers who are cash buyers, does anyone know how much we should be hearing from people at this stage ? I've done all the form filling already and my solicitors have sent out a contract to my buyers, other than that I've heard nothing :/ is that normal ?

ocelot - I'm sorry to hear that your exchange go through - I think you're coping amazingly, if it was me I would be posting many more expletives!

Koala - we've paid £400 for searches, £199 for mortgage broker fees, £795 for valuation and homebuyers survey, so £1394 so far. Quotes for removals are about £600-700 so I've squirrelled away some more for that.

I really hope I can find cheaper removals. You're giving me hope. We don't own a mansion and we're moving round the corner so over £1k seems horribly high but don't want to scrimp and regret it.

I'm paying £845 including packing for a 2 bed flat into a 4 bed house a mile and a half away. I had quotes of up to £1k including packing. This is in Surrey just inside the M25.

I'm in sleepy West Country in a 3 bed and it's £1900 with packing. Will get more quotes!

We have paid £500 for searches and £100 to solicitor for the selling part so far. Then about £300 something for survey and £400 for mortgage porting fee.

We've been quoted £880 for removals (not pack), moving 60 miles away.

So today has been fun! Has a text from bank reminding me that our mortgage offer expires in 3 weeks!!! That's how long this has taken!

I've managed through the powers of facebook to find out about the contaminated land issue and one very lovely person who lives very near the new house has sent me pictures of every page of the document about it from when she bought her house. I've emailed it to the solicitor along with 7 other emails this morning and tried calling her but she's 'busy'. I've probably put her off speaking to me.

Still no word on the buyers :-(

I'm joining as well.. we accepted an offer on our house on Monday and had an offer accepted as well. The vendors of the house we are buying are buying our house to move into, so house swap...sort of. They currently live in another property which they will sell at a later date so the property we are buying is empty.

Solicitors have been notified, they are using the same ones as us does that make it any easier/more difficult? I've filled in all the paperwork to be returned tomorrow which we will hand delivered with our proof of ID. The only paperwork outstanding will be a receipt for payment of the ground rent and the paperwork for the new boiler fitted in February. All the mortgage paperwork is with the mortgage broker and he is popping out to see us tomorrow prior to hitting submit on the application.

So far we have spent £252.50 on searches ( or will be doing cheque is in the post) our broker fee is paid on completion of the mortgage, so are all the solicitors fees. No idea if there is any fee for the valuation/arrangement of the mortgage we will go through that tomorrow.

Anyone tried reallymoving.com for removals quotes...are they accurate? I did a quote yesterday and it seemed reasonable ranging from £307 to £447 for a 2 bed bungalow.

Our really moving quote was I to £500 hence my shock when we got real quotes.

I guess it depends on how much stuff you have. I don't have any wardrobes or chests of drawers to take (sold them to buyer) and all my stuff should fit in the back of a Luton. If you have lots of stuff then it will cost more.

I would just get more people to quote. I had quite a range of nearly £240 in my quotes which is huge for something I'm paying £845 for.

Regarding removals - our quote was pretty reasonable for the packing and moving - but we would need to pay an extra £700 to dismantle and rebuild the wardrobes. If your quote isn't itemised it could be something like that bumping up the price?
