The chain reaches new dramatic heights. All buyers have now ganged together and asked for a conference call with solicitors. The problem is that one solicitor says she is still lacking some info but won't say what or who from. Not responding to her own clients calls or ones from the solicitors on either side of her. Sorry, but we are not psychic!!!

Ocelot To answer your query earlier today - the person taking over from your solicitor shouldn't delay matters. You are almost ready to exchange so there shouldn't be much for him to do, other than check through the file to make sure everything is there and ready.

I doubt very much if the solicitors and the buyers will hold a conference call however, but you never know!

Thanks Spickle - that's the opposite of what I had heard, so that is very reassuring! If the solicitor in question does not respond to her client to tell her what is going on tomorrow when the entire chain is waiting to exchange, I think words may had with partners.

Still no info here. Solicitor emailed end of last week to say she was sending final queries start of this week (not received yet) and EA emailed Saturday to say she would find out all of the info on the new buyer's buyer and possible time scales etc and not heard anything yet!
I'm really busy all day tomorrow so won't even have time to squeeze in a call so if I don't hear anything tomorrow I will be calling both Thursday morning!!
I've got a job and my DDs childcare arranged for September 60 miles away. We need to move house!!!

We had similar with one of our many lost buyers Doris

She viewed once alone, second time with her children. She made an offer the next day saying she was a cash buyer and wanted to move quickly. We accepted since I wanted to be over and done with viewings as quickly as possible.

Then the next week she wanted to come round with half a days notice to show her brother the house. EA said that it was not another viewing. She's just very excited. I said it wasn't convenient but could do the weekend. She said no it had to be then, so it didn't go ahead.

Then she came round anyway with her brother while I was home at the time I said wasn't convenient - walking around the house/garden!! And that afternoon pulled out saying her brother said there was too much work. I'm glad she didn't get it in the end since she was a nightmare so early on!

Ours had no solicitor either... despite constant chasing. It was the first inkling that they were not serious IMHO.

m0ther - our homebuyer's survey was done yesterday, we called the surveyor firm today to confirm that it actually happened, and they verbally confirmed that the property was valued at the price we've agreed to pay. They also told us there was 'nothing of concern to the bank' in the survey, though that doesn't mean there isn't something that won't be of concern to us Smile.

We were told it'll be up to 5 days before the survey is available to us, but it was good to know there weren't any 'showstoppers' in there.

The last property we tried to buy, the surveyor called us afterwards (before his report was ready) to tell us he hadn't been able to value it and what his major concerns were. So hopefully, no news for you = good news?

Today I had an email from solicitor. Saying they are currently investigating the legal title of my property (dont know what this is) and reviewing the search results.

They will be raising legal enquiries with the Sellers Solicitors shortly and will revert back to me once they have complete the initial investigation.

I rang for an update on selling side & still no enquiries recieved. My estate agent rang our buyers solicitor who sent 7 enquiries 26th may but this has obviously been lost in post. They are re-sending again today. Solicitor said if can push buying side then could still happen on 30th June.

Is 7 enquiries alot or ok. Confused

Nic, how frustrating about the 'lost' letters. We had a problem with parts of documents apparently climbing out of sealed envelopes in their way from our solicitor to us. Either that, or our postman got his jollies from partial conveyancing docs.

Ocelot, you must be either very grey or bald by now! I hope something happens soon.

I feel I should whisper this, but we e-x-c-h-a-n-g-e-d today Smile. Moving in two weeks. Now to get packing.

How long do people expect to take to pack? I had hoped, after reading threads on here, to pay for packers but it's £600 plus £1500 moving costs. I was hoping it would be around £1k all in. Sad

We started packing when contract went out to our buyer (signed not dated ready for exchange day) took a day to do loft & done a few boxes a night. We are basically ready to go just need to pack the day to day stuff. We are just getting a van & 2 men (£40 per hour min of 2 hour) but only moving 5 miles away.

nic I received 17 enquiries on the house I'm selling and we're up to 23 on the one we're buying!
mother a week would be fine. A few days would be doable.

I'm sure our solicitor is just being incompetent now. spickle how accurate do the lines on land registry plans usually need to be? There is a path running between our new house and the one next door. If you look at the plan there is a gap between the properties and therefore the path. But oh no. The person who drew the coloured lines drew them along the path so now the solicitor keeps banging on about a public right of way crossing the property! No it fucking doesn't. I've taken screen shots from streeview allowing the path. The seller has taken photos down the path! But she's not happy. What in earth eke can be done?
Is it possible to contact the partner of a law firm and ask them to check in? I get the impression she's very new and being waaaay ott!

We're moving a 3 minute walk away from a fairly standard 3 bed house with easy access. I really thought £1k would cover removals. Will get a few quotes I think.
A week to pack with 3 dc? We're sorting the loft - charity shop has lots of beautiful monsoon, next and Boden baby clothes I really can't be bothered to sell so have just donated. 3 boxes and 2 bin bags gone. Plan is to sort the loft this weekend. I guess I can get a set of decent boxes and start on the non essentials. At least I'll feel like I'm achieving something rather than all this silence and waiting around. I actually got excited to talk about life assurance as it felt like we were progressing things!

mother, We're moving from a big two bed (lots of stuff, flatpacked playhouse, full shed etc) and have been quoted £600-1050 without packing. Packing prices tended to be £300-500. We've found a company that do just a kitchen and breakable pack, so we're going with that. Due to confirming dates so late, though, we're paying just under £1k.

Oh Lam, how frustrating. That would drive me round the bend.

Nic, I don't think 7 enquiries is bad. We had lots, but many of them were really silly things, confirming what had already been said about access rights.

lamcheeseman land registry plans are not to scale and not accurate. They are meant to be read in conjunction with the Official Register for illustrative purposes. The title register should say whether there is a right of way or describe a passageway "as outlined in blue or brown or hatched blue or brown". The property boundaries are edged in red but again only illustrative rather than accurate.

Your solicitor does have a duty to check the legal title and is doing her job. She has to make enquiries about this if it is not clear in order to be able to report to you on her findings. Then it will be up to you whether you are happy to proceed. I am sure if she is unsure, she will seek advice from the senior partner anyway.

Sweet of you to think of me folks. No prosecco for me, I was just too depressed to post last night. Massive push from the whole chain to get this through before my solicitor left last night, and to enable me to bid on a Scottish house which has a deadline of noon today for bids. Took up most of mg working day (again) fielding calls.

Buuttt...one of the solicitors turned out to have lost a query and needed a duplicate, that turned out to be quite important and it should have been dealt with promptly 7 weeks ago (when first received, reminders were sent). We got a response from the management company to sort it in a record 2 hours.

But then the ftbs raised a series of 11th hour queries which set everyone back too late to make it. These were so ridiculously small it was farcical, bearing in mind it was the day of exchange. I am so, so mad at them for making it impossible for me to try for this house - bearing in mind the whole chain has already been waiting for them 6 weeks (including one where they went off on holiday and didn't tell anyone).

These last minute queries were: can we chain our bikes to a pillar in the car park? (Er yes) Can the owner remove a chest of Xmas decorations (er yes, when she moves out) and can we have a bond of £300 in case any works come up on the flat in the next year (mate, by now we will have a whip round and give you £300. Do you realise that means all the papers now need to be redrafted for your sale?)

My new solicitor is going to need to review all the docs for my sale as my solicitor who has seen me through the past 11 months of hell has now left. Amendments regarding the retention will now have to be made, and the entire process starred again.

.Maybe its just because the ftbs haven't done this before, but it comes over as quite stunningly inconsiderate, esp when they know how long everyone has been waiting for them. Christ, Spickle, I couldn't do your job! So so stressful.
