Ooof. Another day of spending a good chunk of my day pushing to move things through. We are told that the additional additional additional (no that's not a typo) queries are now back. I think they were pretty simple so hopefully we are good to exchange tom or Wed. My solicitor leaves her firm by close of play on Wed and it would be almighty hassle for someone else to have to go through the docs all over again!

Heard from our solicitor who is sending out answers to final queries to us this week!
So hopefully now just the new buyer's buyer to get done. Had a reply from EA on Saturday sarong she'd find out exactly their position, what needs doing, timings etc asap but I haven't heard today 🙄
Am I allowed to ring the solicitor of my buyer and ask them myself?
It seems so silly getting my own EA or solicitor to do so and always takes ages. I'd rather just call them myself and find out first hand!

What happens at this point. I know solicitor authorised searches today. But I have no idea how long they take & what enquiries are normally made. Hmm xx

Iamcheeseman hi. I wanted to contact my sellers solicitor last wk but our solicitor said it wasn't advisable that they would ring. I just phone their estate agent who then contact their solicitor who in return gave me an update. Xx

Nic searches go off to the local Council to do. They can take a week -10 to come back. It really varies on the area. Then your solicitor will go through them and report back to you. Then they will probably raise some queries relating to them with the solicitor of whoever you are buying from.

Solicitors generally don't like being called by anyone but their clients or the next solicitor in the chain. You can see why -
it takes up time which they could spend getting the job done.

That said, the ones at the bottom of our chain have now gone 6 weeks over the first agreed exchange week and weren't chasing anything (I ended up chasing 8 docs for one of them!) I was on the phone to one of them to make sure she got those docs.

I am fairly sure she hates me, but my chain was at risk if she fannied around any longer, and I have now been trying to sell for 11 months, so frankly, I don't care!

Our solicitor said he would prioritise our exchange today. But haven't heard a dicky bird. Will give him a ring tomorrow.

It just seems such an old fashioned system. Surely there must be a better way - we are the customers so why like ocelot do we have to do all the chasing?

The kids r so excited but are so fed up of waiting now (I'm fed up of them asking if we have a move day yet. They ask like every day.)

I started looking at houses on Jan. I am sharing with the ex til I move, he is coming and going at odd hours, shagging a variety of women, touting himself about on sex websites, waking me up at 2am slamming doors, having sex phone calls late into the night...... It's doing my head in. So, yeah, I feel your pain!!

Oh Outtogetyou that's PROPER horrid.

And I agree with Stripy. It is absolutely archaic. At the very least we should now have a shared Google doc with a spreadsheet of what has been done and when so the whole chain can see where others are up to. I know the Scottish system is not perfect, but it is so much better. The seller pays for an independent survey and valuation before they shoe the house. Because it is all done through solicitors, they encourage you to get all your docs in order before you go on sale. Offers are binding much earlier and a 'date of entry' (completion) is also set. Result? Most house sales done and dusted in 8 weeks. No wonder they won't consider a bid from an English buyer until we have exchanged...

So its the race to the finish line here. Will the solicitors at the bottom end of the chain get it together today or tomorrow? My sol leaves her firm at the end of tomorrow and someone else would have to review all the docs from scratch if they took over. You would think we were asking something utterly ridiculous, but its now nearly 4 months in, the rest of the chain has been sat waiting for 6 weeks, and they have been issuing additional additional queries about the tiniest things in 3 weekly batches. They have been so slow that I have ended up chasing their bloody docs. They have been made aware that my sol is leaving (I asked her to call). Is there anything else I can do Spickle?

Does anyone else keep staring at the calendar and wishing time would pass? I'm so impatient but realised we only had our offer accepted just over one week ago. I just want to move now. Feels like my life is on hold. I want my brain back!

Hi folks. I'm sat here waiting for our new buyers to come round with their parents. The thing is, they offered last week (for a lot less than we wanted) but we accepted on the understanding that they'd get things done quickly, except we found out this morning they haven't got a solicitor sorted out yet Hmm. It feels to me as if this visit today is infact a second viewing even though the EA assures me it's not and they are committed to buying our house. I'm tempted to grill them on their intentions but I don't want to scare them off.

Arghhhhh!

Doris sounds like a second viewing to me too! Frustrating that they can say anything they like to get you to accept a low offer but don't have to go through with it. Like all those 'cash buyers' that suddenly need to get a mortgage.

mother I keep staring at the calendar as well. Things just seem to be going so slowly. We had our offer accepted back in April which seems a lifetime ago. There haven't been any complications really but still not exchanged :(

I've done as much as I can now to prepare for the move. Just need a date

We are (still) waiting on a copy of the installation certificate for our boiler - has anyone had to get indemnity insurance for anything like this? The original never arrived (and I totally forgot about it), apparently they can take 28 days to arrive...

Update.....It just gets better. So the people who turned up were not the people who are buying. Turns out they were our no show from last week who rebooked for today Angry
So as soon as they left I phoned the EA to ask wtf is going on it seems the EA have a stream of ready made excuses because although they were apologetic, they said they seem to of had a miscommunication issue Confused

I've asked for an update on our buyers with regards to them getting a solicitor sorted etc and was told I'll get an update before they close today. Fuckwits

So it doesn't look like our exchange is happening today - after a promising flurry of communications first thing, the bottom two solicitors in the chain have stopped responding to messages from anyone. My solicitor leaves her firm tomorrow. So I have been sitting here stressed out all day, with no clear indication of what is happening, as have my buyers, and their buyers... How is this remotely acceptable to just leave people hanging?

Oh I could cry. It really is AWFUL when you are waiting to exchange and on the day you are just left waiting and waiting, with no apology or reason given. So stressful. And hopeless trying to get any work done.

AwkwardPaws27 - totally normal I have told my sol to accept an indemnity insurance for the Part P cert for the building works if the vendor can't find it, I can't be faffing around with it now. (note - your mortgage co may have a different view of this, but probably not, I've had indemnity insurances for all sorts of things in the past [double note - they are ridiculously expensive for what they are, total rip of by solicitors who have a captive market!])

ocelot - :( so stressy! I'm sure passing it to another solicitor in the firm won't be a problem though, she'll have written handover notes. You could do an email update and send it to the senior partner, asking him to attach it to your file for whoever takes over? (hinting at them to make sure someone takes over NOW). I find some sort of action makes me feel better.

ocelot our last move (11 years ago) had to be finished off by a different sol as ours went on holiday (very apologetic and just hadn't occurred to her we wouldn't have moved by then). First a partner took over but was essentially was waiting for our sol to return (3 week holiday!). We kicked off big time as it had already been 4 months. Another partner took over and we exchanged in an hour! Hand over should be straight forward.

Our homebuyer survey was done this morning on the house we're buying. How long will it take until we see it? They're emailing it.

I got my homebuyer survey (on the last house, not bothering this time) the same day they completed it, by email.

My sol is currently on holiday and I got my searches by post Thu, I phoned and got vm for his assistant so Fri I just phoned the next person in that team on their website - he was able to pull my file up, understood what I was asking and emailed me replies (two queries I had on the title) on the Monday

I just called my sol as I'm assuming vendor will chase tomorrow (they want 28 day exchange) and it's confirmed that nope vendor sol still hasn't been in touch so without the contract pack my sol won't do searches. It appears that the only solicitor not onboard with the quick exchange is the vendor who actually requested it in the first place. Vendor is on holiday for 3 weeks in July!
