News at this end, esp for Spickle who is been super supportive and helpful. Having got a list of the missing docs from the bottom rung of our chain, I decided to see how many of those I could locate myself in one day. Half of them, it turns out.

I have also made contact with the freeholder via the managing agent and have got another line of communication up to the company who converted the building into flats. That should help resolve the issue regarding ground rent - apparently neither of them were told there was any urgency on this so sat on the request for a couple of weeks.

There are umpty nine skiddly bits of info to deal with - I can well understand why therr are delays. What I don't understand was why no one seemed to be chasing any of this. I am and it isn't even my sale! I am kind of surprised that anyone is helping me at all actually...

The leaseholder still seems laid back about the whole thing, but the rest of us cannot afford to be.

The remaining docs are: 1. An obstruction of light notice and 2. A share of common leasehold. Any idea who to talk to about these Spickle?

Yes I'm totally relieved. And super drunk right now. I can't imagine how crazy I'd have gone if I'd been waiting for 11 months like you Ocelot. It's honestly been making me ill and it's been 3 months. I think I would have had to pull out for my own good. I really take my hat off to you. Here's hoping you get your exchange soon.

Ocelot this would be information obtained from the management company who may manage the block on behalf of the freeholder. There may be details in the lease if an obstruction of light notice has been registered. Do you know if the management company is limited by shares or guarantee? If by shares, then the outgoing leaseholder transfers his share to the incoming leaseholder by way of a stock transfer form and a new share certificate is issued to the new owner, but the buyer's solicitor will need to have a copy. Unfortunately, I don't read leases or legal documentation during my working day, my supervising solicitor does that and I follow instructions!

They should do Ocelot if the set up is that the freeholder/landlord employs the management company to "manage" and the freeholder just collects the ground rent. Do you know if the management company has provided the Leasehold Pack to the buyer's solicitors?

Ocelot OK sounds like the buyer's solicitor has been going through it and is now asking for documents to back up information contained within the pack, which is good news - the transaction is pretty advanced, so fingers crossed there's not much further to go.

Looks like I need to move over and join this thread. We have a ftb and the owners of the house we're buying are going into rented as they're relocating. All sounds very straight forward so I'm assuming something will go wrong. Buyer's survey is being done on Monday and we only had offer accepted today so we'll get everything moving on that side on Monday too. Can't let myself believe it yet as it's all been very fast.

Well im leaving this board back to the viewings, listing board. We had to withdraw from our purchase last week. On the plus side, we have exchanged contracts with our buyer with a completion date of 16 June, and tomorrow mornings job is to try to find a rental which can get the paperwork and the keys to us within a week. Then we are back to viewing places again. The estate agent we are selling with did get in quick and took us to 2 places friday afternoon, but one was above a bypass and too noisy for my husband the other had a huge telephone mast right behind the back garden, again the husband wasnt keen. Lovely house, but i would be worried about selling it on if we needed to as its been on the market 2 years already.

I am really sorry to hear that feejee.

News from this end - I found all the docs missing by the solicitors at the bottom of the chain, and put them in contact with the freeholder. Solicitors now checking through all the docs and if all good, they expect to exchange by the end of the week.

Jesus god, wouldn't that be wonderful? After 10 and a half months....

Well, our chain is falling apart below us and the vendor's of the house we want have had an offer from a first time buyer, so are likely to pull out of our deal and sell to them.

I can understand their position, but I'd quite like to find the smug bastard of a first time buyer who can pay three quarters of a million for their first house and also their stupid face.

Yeah. Things had just started to reach the point where we started to allow ourselves to hope it might actually happen, then in the course of less than a week it all fell apart.

Took the kids to see the house for the first time last week. They loved it, picked their bedrooms out. Sad

I'm being really bad and talking about the new house as "our" new house when we drive past it (which is most days as it's round the corner). Dh keeps correcting me like the voice of doom. Dc are confused. Feels like I'm naively optimistic.

Hi think I need to join accepted an offer today for my property and had an offer accepted on the one I wanted to buy so all go.

Unfortunately go on holiday on Friday so not much time to get things rolling.

Luckily already have a solicitor in place just been trying to fill in the forms but I have a stupid question if anyone can help ( I have bought and sold before but not at the same time)

There is a question that says 'how much do you expect to receive on completion?'do I put £0 here if the profit is being used to pay deposit for purchase.
The sale won't cover all of the fees and the deposit so I will have to put some extra money will I have to show If have this as I don't at the moment as it may have to be borrowed from parents.

I think I may be getting ahead of myself but I have 20 questions going around in my head.

Will have a read through the thread now Smile
