Doris I hope that everything moves forward for you now. Slightly different but I get the house cleaning. We are in a rental and I am trying to pack and keep on top of the housework for viewings.

TheCapitals Goodness that's scary re your husband. Could he maybe go to the GP for some advice maybe a sleeping tablet. So pleased you have exchanged. Sending good vibes for completion.

Ocelot I can't believe they still don't have paperwork so late in the day. Well I do believe it actually as our solicitor and EA were beyond useless.

We completed last Wednesday but didn't receive our keys until Thursday. The vendor had a nightmare moving so I let him have until the Thursday. More fool me. They have left it in an absolute state. No way they have cleaned it since we viewed. I could have cried. The painters are currently in and the carpet fitters booked. We had cleaners in at the weekend but it hardly touched the filth. We are going to have to rip out all the appliances and get new as well as all the toilets and basins. Oh and a new front door as it's all cracked and coming out of the frame. It definitely wasn't like that when we viewed SadGinGinGinGin

OMG beautician that is shocking!!!! I must admit that we went back to see ours very close to exchange to suss it out, but then ours had been tenanted so we wanted to see it once they had moved out. We wanted to make sure it was still in good condition but tbh the tenants had left it lovely.

Have you spoken to your solicitor? Might be worth a try though I doubt there's much can be done as long as it matches what they said on the fixtures and fittings.

Missduke we tried to view again about three times but they kept putting us off now I know why. I've sent an email to solicitor but not heard a thing. They also left stuff in the garage, a loft full of stuff and a big unit in the lounge 😡

As expected, the vendors pulled out this morning. I'm not surprised but I'm still gutted. This was supposed to be our Forever Home. I really wish our system was more like Scotland's so that accepting an offer came with more commitment.

Nothing else on the market here that we'd want within our price range ATM, but then our chain is so complex that at least we don't have to rush.

Our new buyers have decided not to proceed because they think they're mortgage payments will be too much. We had another offer yesterday but cheeky doesn't even cover it. Offered 155. It's on for oieo 170. I'm on the verge of giving up.

OK so, everyone in chain ready, exchange imminent. But ftbs have apparently not returned their contract. They have had it for 2 weeks. And they aren't returning the EAs calls today either.Trying very hard not to panic. Spickle, does this happen often? Are ftbs just flaky? Or are we looking at something worse.

Thanks for the good vibes, Beautician. The window incident was scary but thankfully the sleepwalking has resolved itself now that we've exchanged. Hopefully it won't ramp up again before completion.

I can't believe the state of your house. Some people are absolutely disgusting. Does your solicitor think there will be any come back on your sellers?

Ocelot the ftbs are probably being flaky, not realising that it is a vital and necessary document without which exchange won't happen. Are you sure it is the Contract, rather than the Transfer?

I am sure it will all be fine and the ftbs solicitor will be liaising with them about needing the document back asap.

Yes, sorry, it would be the Contract, usually it's only sellers who sign the Transfer in straight forward transactions!

Sorry about the rest of the bad news on here. This thread is keeping a lot of us sane!

Have been checking our buyer's house online since their buyer pulled out and in the last 2 hours it's been marked as sold! I've emailed our estate agent to find out details and call me in the morning. Desperately trying not to get our hopes up until I know more. Keep everything crossed for us please.

How long are stages taking for everyone? The couple we're buying from want a first week of August move but they're on holiday for 3 weeks in July until the 29th so I'm wondering whether that's ambitious.

We've been told mortgage will take a few weeks but definitely less than 4. Searches round here are taking 8 weeks.

Chain is ftb, us, vendor going into rented which all sounds like it should be easy but I've heard that before. Our buyers are coming round on Saturday to measure up for furniture which seems rather early. I guess it's good they're excited.

I think that sounds a bit ambitious tbh, unless they are contactable on holiday. One way of speeding things up would be to pay for a private search.

I'm not planning to pay extra as I'm not the one wanting it that early - would be great but I'm happy with end of August as are our buyers. To be settled before dc are back at school would be ideal but feels out of our control. We've paid for survey and searches and all documents will be with the solicitor by Friday. Now it's just a waiting game I guess.

dragons when we had an offer accepted being at the top of the chain I got everything going immediately at the same time. (First week of March ). Mortgage and survey were very quick (less than 2 weeks) but we are still waiting for query stuff to be sorted. The solicitor is waiting for further info she requested after a local search mentioned contaminated land.
As it happens our buyer's buyer pulled out last week (although hopefully they blow have a new one) but just the house we are buying the paperwork has been going on for 3 whole months and still isn't finished and it's not what I thought would be classed as a complicated house at all!

Hi all please can I join you? Have been lingering for a while now. My story, separated from h last summer so selling family house. Sold to ftb end of Jan and took me until mid March to find a new house (market here crazy with not enough coming onto the market so a lot of competition). The house I am buying is empty so only 3 of us in the chain. You would think this would be straight forward? Well its not! The vendors of house I am buying too 7 weeks to get the correct documentation to my solicitor so I am still waiting for queries to be answered...this seems to be taking weeks. My buyers STILL have not got their mortgage offer, survey carried out 3.5 weeks ago now but still waiting for that to come through, I accepted their offer last week in Jan so 4 months to get their mortgage sorted!! Everything else is done, searches, my mortgage offer in place. Hoping and praying for an end of June completion as the house needs gutting and my dc and I will be staying with my folks over the summer.

I swear I will never ever ever move again. It has stressed me out beyond belief and it could still all go tits up. Rant over. Good luck to you all still in the joys of the process.

We have another buyer... 4th one!!! They called this morning to offer after viewing our house last Wednesday. After a bit of negotiating, we've agreed a sale price (bit lower than we wanted but hey ho, we're getting desperate) Let's see if this one pans out. EA says this buyer is a sure bet Hmm

If this one goes belly up, we're done because it's actually starting to mess with mine and DHs heads. Keep your fingers crossed for us.

Good luck to everyone going through this stressful and unnecessarily antiquated conveyancing process 🙂. I'll continue monitoring this thread sending positive vibes to you all.

We exchanged contracts earlier today, on the 4th attempt. We're 4th in a chain of 5, having taken 3.5 months to go under offer, and the process will have taken 12 weeks by the time we complete next week. That's with the bottom buyer walking away 3 weeks in.

We've sold/bought 9 houses over the last 16 years and it's as stressful now as it was when we first sold. Absolutely ridiculous.

Never moving again(!)
