What are you going to do for natural light? It's been extended so far back that some of those rooms will be horribly dark.

I think it's absolutely hideous!

I think it will need a lot of redecoration in areas but it does have a lot of space that other properties wouldn't maybe have in the price range.

Work out uour max budget and and how much to do the work, and subtract that cost and offer that.

It's a yuck from me, it looks like it'd feel dark and cold. The 'features' are a bit weird and not in keeping. Back garden looks cramped for the size of the house. Sorry!

Needs a full refurb imo. If I had to put an offer in (which I wouldn't as there's not much natural light and everything would need to be ripped out).. I would go with 30k under the asking price. ... but in reality I wouldn't be offering anything.

Not sure what you mean? It seems very ordinary apart from the slightly odd games room/bar in the garage. Playroom potentially rather dark, but it doesn't look too bad in the photo. It's no stunner, but they seem to have made reasonable use of the space.

The decor isn't to my taste but it looks to be in reasonable condition. I don't know the area so I don't know whether the price is reasonable or what else you get for that.

The dark games room is the garage, by the looks of things and wouldn't be my choice. I'm not keen on the long narrow and dark kitchen and family room, especially when they've been darkened by that pokey, ugly conservatory. The UPVC isn't to my taste, especially the chunky frames and faux stained glass. It needs a bit of money spending on it to fix the layout.

I do like the fact that it's end of terrace though. I wonder if any windows could be put in the detached side to brighten up the dark rooms? Or just take the conservatory down completely and knock the two back rooms through to give one open, fresh kitchen/family room with bifolds or French doors onto the garden.

This is what I needed! I hadn't even thought about the natural light vs extension thing as the photos are taken on a dark day.
The garden is a bit small but the house is big compared to others in the price range.
We wouldn't use the bar as a bar but would love the extra space (DH collects guitars).
Do you think knocking through the wall between the kitchen and the playroom would open it out and allow more light? No point putting another window in as it would just look out onto the fence so wouldn't let in more light.
The bathroom has a bloody TV in it! It is a bit blingy!

Quite like the kitchen although I prefer square to galley.

Bedrooms are teeny teeny tiny though and there's a lack of bathrooms but you get lots of living space for your money I guess.

Clearly someone who fancies themselves as Lawrence whatsisface lives there but it can be undone as long as the location and price are good.

My thinking was that it didn't matter if the bedrooms were small as we would use the family room.
It would only be a 5 year house rather than a forever home so thinking more about how to make it more appealing to buyers but without spending too much on it ( it's at the top of the area's ceiling price really)

It's a party house and it looks like the family have a lot of fun. Including in the bathroom. I would like to buy it and be more like them.
Would have to change all the wallpaper though.

I'd love to have so much space, 3 decent downstairs rooms and a garage, and it's near the park and in a cul de sac. Offer depends on the local market but I wouldn't pay extra for the bar! We'd turn it back into a garage/workshop/office. Otherwise it's all cosmetic to change wallpaper etc. I'd also get some roof lights into the extended back of the lounge/kitchen.

They have concreted over a lot of the garden but then it does have a big garden for the area. Are you happy with the location?

I wouldn't buy it if you want to make money on it in the short term.

x posted. If you are looking in the area, I don't think it's a bad spot. The extended back of the lounge and kitchen is flat roofed, so assuming the flat roof is in good condition you could do roof windows. The actual kitchen and bathroom fittings are neutral. Stained glass panels can be changed for a few £.

The conservatory looks a bit like they put a greenhouse on the patio but that might be just a case of changing the flooring and more cosy furniture.

I can't see a TV in the bathroom? It looks like one of those Bluetooth mirrors with lights.

I'm not keen on the house. The downstairs doesn't flow and the upstairs is very small - the bedrooms are really not a good size. Overall it looks dark and tatty.

Has Wyken really improved in recent years? If not, then that price is way too high IMO. Studied in Coventry then lived there for a few years after uni (did a lot of house hunting in that time) so I have a fair idea of the areas.

Also you'd need some amazing lighting to stop the house feeling dark and cold. The wallpaper in the living room hurts my eyes, and don't know that the flow of the house would work well.

On the upside, I suppose you get a lot of living space for your money.
