Not good, too dark and overextended IMO.

I can see why the downstairs space would be tempting, on paper it's a lot of space but it's too dark and the layout is poor. Lots of narrow rooms and it's very unbalanced in terms of upstairs being so small in comparison.

It's really hard to judge if you don't know the local market.

But I agree with a pp who said don't pay extra for the garage conversion. It was a niche project that suited the current owners - and that doesn't automatically add value to a property.

Looking at the floorplan, the layout could be vastly improved by moving the wall in the lounge back to where the diagonal wall begins (maybe even with a walkway in the middle to let in a bit more light), and then demolishing the diagonal wall to create a huge kitchen/diner. The conservatory is a bit of a monstrosity, I'd consider losing that completely, or using it as a playroom and converting the garage back into a garage.

What's the location like?

If it's a good location and in budget, i din't think it's that bad. With some redecoration it would be perfectly nice.

I would offer what i thought it was worth for the area, less what i'd spend on the redecoration.

What is with that wallpaper btw? We are househunting and nearly every house has that- like everyone has been brainwashed by b&q. A feature wall in every room- that brown and blue flowery one, a stripy one, and a red colour one.

I don't know the area but if you look at what the sold prices are for that area, looks like it's about £60,000 over the average! Maybe they are trying to recoup what they have spent on the extension etc

I couldn't live in a house where the kitchen had no access to the outside from window/door for fresh air. Cooking smells would be hideous. The same with the play room, no direct fresh air. I'm a windows open/see the outside kind of girl

Depends on it's pricing in comparison to others in the area. It needs a lot of work though - at the very least decorating throughout. Kitchen looks dated. The third bedroom is very small and the downstairs layout isn't very appealing. The garage 'conversion' isn't really. They've just painted the walls and stuck some furniture and a snooker table in there, so don't pay anything extra for that. Garden needs work. Are there any others that you like the look of for comparison?

Hi all,
Just popped back up update.
Went to see it last night with DH and both of us agreed it was over priced and a bit tacky. There was a telly built into the bathroom wall and the jacuzzi bath changed colour! All a bit much and not to our taste. Would of considered a cheeky offer but some daft buggar has offered the full asking price after a first viewing!
Good luck to them, I hope they enjoy their new ugly home!
