Seems we reached 1000 messages so I've started a new one!

Hi arsenic!

Sounds promising runner. Fingers crossed for you.

I have just collapsed in the chair after a mammouth days packing and cleaning. I urge you all, start now! I'm drowning in boxes! I really want to get everything done by the end of Saturday so we can relax and recoup our energy before moving on Sunday, but I fear it wont happen. There suddenly just seems to be masses more to do.

smallone · 05/01/2017 22:40

Nell I'd take anything the EAs say with a pinch of salt. They seem to add two and two and get five a lot of the time!

nell15 · 05/01/2017 23:12

Hope it goes well Smallone it will I'm sure.

I think you're right about ea. I think much of the problem in our chain is down to this ea who is elusive and probably didn't advise these buyers about getting a mortgage nor check their finances. But how do you find out what's going on.

nell15 · 06/01/2017 15:51

We've just heard that their mortgage offer is going out in tonight's post and it should be with solicitor Monday. We're all ready for exchange next week!!! At last!!

The sooner we get signed and completed the better. I don't think that these people will dare to dictate move dates after what we've all been put through by them

joystir59 · 06/01/2017 19:41

we are waiting to sign contracts and in the meantime are about half way through packing. How long have others taken to pack your house for moving? Ours is a two bed semi plus shed, plus I work from home so have had to pack all work related stuff (I am an artist). Finding it hard to keep the momentum up because we don't have a date yet

smallone · 06/01/2017 20:45

joy speaking as someone up to their eyes in it - forever! Do you have removals or are you moving yourself? We're in a maisonette with 2 beds, bath, kitchen and living room, plus garage and shed. DH and I are both self employed so there is a huge amount of work related guff here too. Are you still working or can you pack up your work materials? It's the craft stuff that seems to have taken the most time here. Fortunately DH and I finished work at Christmas and aren't starting again til the end of Jan. It seems to be the cleaning of everything that takes the time, we have furniture that hasn't moved in 8 years so there was a huge amount of cobwebs and "finds" behind and underneath!

Chrismino · 07/01/2017 22:52

Hi all,

Just after some info, we've had offer accepted on ours and the one we want to buy we have signed the land registry etc but not contract yet we've had a list of questions which we've answered although I'm not sure if there looking for reasons to pull out, but would you start packing yet?

OhMrBadger · 07/01/2017 23:07

I wouldn't until you've exchanged and have a potential completion date.

We're waiting to exchange and already have already discussed a potential date in early Feb. But I'm not doing any packing/booking removals until I know exchange has happened!

The week we complete is also the week I sit my driving test. I think I'm developing a stress-induced twitch.

Chrismino · 07/01/2017 23:41

Thanks, I thought it was too early to start but some ppl kept telling me to as they only had 2 days notice. I'm worrying about the questions as we don't have some of the certs they have asked for.

nell15 · 08/01/2017 10:05

Just get what you can and tell your solicitor that you haven't been able to find some . It's standard stuff that solicitors send out as part of the conveyancing. We had to send off for copies of things - e.g. A corgi gas certificate
It isn't meant to trick you or catch you out.
I would use this time for decluttering and getting rid of things. When you've signed contract then you'll have a clearer idea of dates and you can make a provisional booking with a removal firm - they're used to people changing dates - we've had change our date twice and it will now probably be mid Jan

Chrismino · 08/01/2017 17:29

Thanks, just some of questions I found a bit odd eg who cuts grass? It's not shared garden just a standard house with garden so we obviously Cut it. It's so nervous this waiting around.

nell15 · 08/01/2017 17:44

I know, we had questions like has there ever been any radon in the area? No idea! I think it's just questions that solicitors have to ask whether it applies to your house or not - it's how they make their money!
It's a very stressful situation. I just tell myself it will be worth it

smallone · 09/01/2017 23:41

We're in! Removals were fantastic, a really stress free day after all the stress of packing. So excited, can't go to sleep Grin

nell15 · 10/01/2017 09:13

Great!! Pleased for you Smallone
We were expected to hear yday that our buyers buyers mortgage had arrived at their solic but it hadn't!! It apparently went out Friday - so we wait and wait.
Another sleepless night and I've got a cold n sore throat!!

smallone · 10/01/2017 21:09

Thanks Nell I really feel for you. I was non-stop ill the last few months. The stress just gnaws away at you. It was 11 months for us after putting our house on the market, and today I woke up like a huge weight had been lifted off me. A couple of mums commented at school this morning that they could see the relief in my face. It is 100% worth it to get your new home, hang in there!

nell15 · 11/01/2017 09:38

Hi Smallbone glad you're able to relax - at last. We re still waiting to hear about our buyers buyers mortgage - the last I heard was that their estate agent was going to contact the building society and get a copy of it faxed over to their solicitors. Our estate agent is threatening them with re-marketing if things don't shift this week.
Got awful cold and can't sleep.

flownthecoopkiwi · 11/01/2017 14:00

we are waiting for the house we are buying to get the roof sign off thing done... turns out owner (now passed away) had the roof redone and no building reg completion cert. We weren't bothered but solicitor suggested we get the work checked out prior to exchange or completion. Seemed like a good idea but so desperate to exchange I would put up with a dodgy roof by this stage. Completion set for 27th!!!

Arsenicinthesugarbowl · 11/01/2017 19:21

Great news small
Let's hope we start to get some more people out of their old ones and into their new homes! It's certainly a stressful process. I'll be glad when it's over that's for sure.

Chrismino · 11/01/2017 20:48

I'm still waiting for a date, it's annoying how long it's taking we sold beg of Nov I thought we would be in before Christmas. We keep getting paperwork to sign and wondering whether we'll get a call or more paperwork.

UnlikelyRunner · 11/01/2017 21:09

We exchanged! Good luck everyone

nell15 · 11/01/2017 21:35

Great news Unlikely.

nell15 · 12/01/2017 09:46

After 3 days of stress and uncertainty things are becoming clearer about the missing mortgage offer - this is part of a longer saga that's kept the whole chain on tenterhooks for six weeks. Our EA contacted the solicitor of the people getting the mortgage and he explained that they have their mortgage BUT they have to pay £300 to the building society to release the funds. He said he'd never heard of this before. They've paid their £300 and should able to sign contracts early next week.and we should all be able to complete the following week. He understands how this has messed everyone about and says his clients are committed to the move Finger crossed

Chrismino · 12/01/2017 18:40

Just been told our date has been put back because further in the chain someone wants a new build and it's not ready, we were never told a date anyway but end of March aparantly, just worried our buyers will pull out.

joystir59 · 12/01/2017 19:04

So gutted- found out this afternoon that our buyer's buyer has pulled out, he is unlikely to get another buyer quickly cos his house is very expensive, and so we have had to put our house on the market. We are really scared we will now lose our dream house in Scarborough. Really fed up. Our buyer's buyer wanted a second home as a buy to let investment- it always bothered me that she was moving herself as it means she wasn't as invested in the process as our buyer or us. And lo and behold she has changed her mind and pulled out.

Chrismino · 12/01/2017 21:54

Sorry to hear that, I really do think this systems a bit crap, hope you find another buyer soon
