The purchase shambles has come as a bit of a shock.

Not exchanged yet. Had a couple of phonecalls from Solicitors this morning and we have agreed with our buyer on a completion date of 9th January. An hour later the EA rang to say our vendor is going mad that the date has changed from the 21st ( the house is empty) even tho it's his Solicitors that stopped us from exchanging on Weds. Agh. The mince pies I dropped at the EA office yesterday must've paid off because he sorted it and got the vendor to agree to the 9th. Hurrah!

We've had an email from our buyers today to say that the surveyor has been today and he found no issues of concern - progress!
Our sale was very smooth - 6 viewings the first weekend of going online then an offer on the following Thursday. We found the house we're buying (hopefully) through leafleting the area we like and they emailed me - we viewed and offered in a week - they have found a house nearby with no chain. All good til the. Last two/three 2weeks

We have exchanged! After the EA rang to scare me that our vendor was kicking off about moving from the 21st December to 9th January as a completion date. Considering it was his terrible solicitor that held that up, I had very little sympathy. The box of mince pies I dropped at the EA office definitely smoothed the way and he sorted it out. So pleased we can pack in peace and still enjoy xmas and the kids can be back at school.

Lessons learned? Don't believe anything any one person tells you until it's backed up by someone else. Ie don't take the ea's word for it til a solicitor agrees. Dont plan on anything being quick, take nothing for granted. Don't act on any information for at least 24hrs as its likely things will change and you just stress yourself out in the meantime. Solicitors never give out false hope, so if they seem to be stonewalling you, dont worry all may not be lost.

Just got the really expensive bit next! Eek!

Thanks runner feels a bit of an anti-climax, I had bought a bottle of prosecco, but dh came home grumpy, dd is out at the panto with brownies so one of us wouldn't be able to drink it anyway. And ds has just been massively sick all over his bed. Agh! And I've already packed the spare duvet!

small congratulations!!! 🎊 After everything you've been through it must be such an anticlimax but at least it's done and you can relax a bit over the holidays.

Hoping everyone else makes some progress over the next couple of days. I've been a bit quiet this week because we got told on Weds that we could probably try and complete on Friday, then spent Weds afternoon like headless chickens getting the contracts signed, witnessed and back to the solicitor. Finally exchanged at 5pm on Thurs despite a few attempts earlier in the day, and completed on Friday!!! Literally never thought it would happen. The movers managed to squeeze us in yesterday morning so at least our stuff is out of storage and we can start getting sorted before going away for Christmas. Even though we're in, because it's been 4 months of challenging legal wrangling I still can't believe the new house is ours!

Lessons learned? Keep everything in order with this house as we go along. Our sale was so smooth and painless because everything and all paperwork was in order. It was a 60s house too, so nothing complicated. I'm hoping to stay at the new place for a looooooong time but having seen the deeds from the 1700s now I can see why the solicitors have struggled so much!

Congratulations small - it is such a relief.

We had a surprise call from our solicitor on Friday to say we had exchanged and will complete in January. We felt a little deflated too but are starting to get excited. At least we can book the move and start planning.

My tips are to keep tabs on everything and double check what has been said. We assumed things were ok/happening when it wasn't the case. Our solicitor has been worth his weight in gold. Most importantly don't be afraid to be a pain in the arse.
Finally, always have a back-up and work out what you might do if things don't happen when planned. On paper our sale and purchase should have been relatively straight forward but it doesn't take much to throw things off kilter.

So glad we weren't completing this week as all four of us have come down with norovirus this weekend. Gah! So glad I got xmas done early too. Hoping I will feel a little more human tomorrow, so I can get back to packing.

We have just received enquiries on our house- we have to buy a building regulations indemnity policy as our completion paperwork for having an internal wall removed is missing. Any one got any idea how much indemnity we might need? Is this something our solicitor will arrange? Sol on leave now until after Xmas so just wondering if anyone here knows anything

Joy - your solicitor will organise the indemnity and it is based on the value of the house. At one point we thought we might need to do this and our sol said it can be arranged very quickly.

Hi Joy our vendor's solicitor sorted indemnity insurance for a missing planning permission for windows in less than 12hrs, so it can definitely be done.

How's everyone doing? Has everyone downed tools for Christmas? We're all well again thankfully and I'm nearly caught up on the laundry. Fortunately we were booked in at my Mum and Dad's for the day itself, so decamping there tomorrow. Then its back home for the mad pack the house dash, before we're off to the inlaws for New Year.

As sods law will have it, one of our bastard fence posts and panels has given up the ghost in today's wind. Probably the only one that we haven't replaced in the last 2 years, and now we're going to have to do it before we complete, bah humbug!

Any news on your exchange runner?

Happy New Year all! T-7 DAYS! Just got back from the inlaws, we've had a lovely, relaxing Christmas. Now I have 6 days to sort the house, and I feel a bit sick about it! In the car on the way home I was just thinking of the billion things to do.

Hope everyone gets good news in the next couple of days when the solicitor's all open back up.

So, we thought we were moving early Dec - the paperwork was all done and we were about to exchange and we found out that the people at the bottom of the chain were applying for a mortgage instead of using family money.
The survey - just a valuation, was done mid Dec. Today we found that their offer hasn't come through yet. We thought they'd have got it by now. I'm completely fed up to the back teeth with it we're getting close to putting ours back on the market

Happy New Year all. I was part of the old thread when I sold my house. There was nothing on market so we agreed to rent for 6 months then lo and behold saw a place we liked! Our mortgage offer is all in place now but we are waiting for solicitors to get things done. Our vendor threatened to remarked the property if we didn't complete by Christmas but we are only just at the searches stage so can't go any quicker. We have offered our assurances we are not going to pull out and I think it was probably some agitating on the part of the vendors solicitor. Apparently there's some bad blood between the firms! Confused
Honestly I'll be glad when it's all over but not sure yet when that might happen. Hopefully there will be lots of moving dates soon!

There has been talk today of a agreed completion date... dare I start to hope we might actually exchange tomorrow? I've lost count of how many weeks we've been in this chain now but given we signed contracts in mid-summer, it's been a while!

Our buyer emailed me yesterday to say that their estate agent told them that their buyers have their mortgage offer and should hear in 3 to 5 working days - Monday at the latest I asked if there were any problems with them getting a mortgage, and he said no. An added problem seems to be very poor communication by their estate agent, who is "in meetings" and doesn't return calls. Our estate is gnashing her teeth and trying to get info out of their estate is like trying to get blood out of stone.
Our ea has rung complaining that no one has returned her calls from their ea all day and suggested we re- market if we haven't heard about their mortgage offer by Tuesday
Im fed up to the back teeth of this whole process
