Thats great Kilburn.

I had a message from my vendors asking for various reasons if we could complete in June. This is a bit of a pain but not that far away so I agreed, as long as my buyer is happy. They then replied, 'great, we'll aim for the end of June then'!
I'm going to push for mid June, I don't want my buyer getting annoyed and pulling out!

Just had the EA on the phone saying my buyers thought we were completing next week! Thats news to me!
I told them from the start that the chain would all run at the same time and there is no way my purchase would be ready for next week.

I might have to push my vendors to move out earlier though, I had been hoping for May.

I want to exchange ASAP and move as soon as possible after that. My vendors are moving into a rental which she told me last night they already have so fingers crossed it'll all work.

We accepted an offer on our property a week after we put it on the market, the bungalow we desperately want came back onto the market the same day so all seemed perfect !

3 weeks in and my no chain buyer actually has got a property to sell and isn't even on the market yet 😠

No clue what's happening now !

We have absolutely no news. We are waiting for 1 piece of paper. Also waiting to find out if our buyer has pulled out. Hoping it was empty threats.

Apparently they were chain free when they viewed and offered but have since been advised they would be better to sell first. He thought that updating their situation on the website was enough 🤔 which seems like b.s. to me but not much I can do about it now!
All we can do is go back on the market and hope for the best.

Now my vendors are refusing to move before the end of June! When we offered on the house, we said we wanted to move asap, well as quick as selling houses is anyway. We had discussed dates for May but nothing was confirmed by the solicitor, due to the paperwork not being submitted by the vendors, so now vendor is saying anything before the end of June is not acceptable. And my buyer is pushing for it to be quick, how do I tell them its going to be another 9 weeks!!

I think I'm going to be writing to my MP, this process is so needlessly stressful for everyone, there must be ways to improve it!

If nothing else there should be a standard process and order of doing things as it seems we've all been told different things (though I suspect EAs telling me I can't even make an offer without my mortgage already lined up is because I am a single woman, I bet it never happens to couples!).

We had phone all from EA today to say that the reason the emails our solicitor has been sending haven't been received is because the company changed name a month or so back and so did all their emails addresses 🙄🙄. Our EA spoke to our buyer direct and they are happy to move towards exchange (whoop woop). Our solicitor is actively chasing our sellers on two queries and once they have answers back we can also move towards exchange 😀 Would it be totally unreasonable for us to exchange by this Friday and then complete next Friday as tentatively planned???

Raaraa I would suggest a rental to them there's no harm in asking. That must be so stressful for you. House prices here are rising so surely they will be the ones losing out.

Bluebell have your vendors not given any indication as to why they need to delay? If they are moving into rental surely it doesn't matter.

Badger argh how rubbish for you. You may be lucky. Our friend put their house on the market and sold within 24 hours so depending on where you are it's not impossible.

I heard from the EA today that our vendors are looking at next week for exchange and 12th May for completion. So that's now come from EA and vendor but I still haven't heard anything from our solicitor AngryAngryAngry

Bluebell, shit that puts you in a really difficult situation.

Badger and Dobby - lies and shit communication all around seem par for the course. I can't think of any other professional context in which this would be acceptable.

No news for us today - I think it will be that way until the searches come back for the ftbs - unless we get a pull out. So no news is good news at this point.

I was desperately hoping to have exchanged by the time this thread ran out! Pah!

The good news: the missing document has been found and now we're very close to exchange but only IF our buyer doesn't pull out.

At what point does a buyer lodge deposit and sign contracts? If they don't pull out I'm assuming they'd lodge it in the next couple of days.

I'm on the edge!

She wants to delay as she is finding it stressful. She asked me if the end of June was ok, I said I'd check with my buyers and now she is saying it is set in stone! She said she has told her friends she is renting from that it'll be the end June. But she also told me that she was moving some of their stuff into the rental this weekend, so it make it feel like she is being difficult for the sake of it. I've emailed my solicitor and asked her to find a date that the vendor and buyers all agree to. Fingers crossed.

That's what I thought. She also told me she is fed up of living surrounded by boxes, which is the same for me, hence why I want to move!

Bluebell if she's moving into rented what has she to be stressed about. Silly woman. I hope your solicitors manage to secure a sooner date. Have your buyers let the solicitors know that they need to get a pre school place?

Could I get some advice. What do you do when your solicitor completely ignores you. I've now sent 3 emails and called twice and still heard nothing from her regarding exchange and completion dates. Is this just the norm? EA and vendor have told me dates and answered any questions within 24 hours.

My sale (to a FTB) and purchase are likely to be ready to exchange on by the end of the week but currently being held up by the people at the top of the chain who only put in for their searches on Friday. It's going to be 2-3 weeks to get those back so we are probably now looking at mid to late-May for exchange. The new build at the top should hopefully be ready 3-6 weeks after exchange but you never know really.

One thing that is really concerning me is that no one seems to know if we pass our buyer's deposit up the chain as our own (still being liable for the full 10% if something goes wrong) or if we have to top it up to the full 10%. Our solicitors have said that it might be ok but they don't seem to be an a hurry to actually check with our vendor's solicitors. Luckily we do have the funds but I'd rather keep hold of them than have them sat in some solicitor's bank account and be refunded out of the proceeds of the sale later.

From what the EA told me today, the FTB thought we were exchanging next week and didn't realise that he had to wait for the whole chain to be ready. He's had notice to leave his rental at the end of May so will be homeless before we are likely to complete. I'm really hoping he doesn't pull out at this stage to rent for another six months. The EA thinks he can be managed but I'm really annoyed that my buyer seems to have no idea about the process. He only made an offer on the 1st of March so to be almost ready to exchange on a leasehold property 8 weeks later is pretty good going.

Bluebell, I can't believe how silly your seller is being. How can delaying things possibly be less stressful?

TheCapitals this is why I need a reply from our solicitor. I know that the whole chain needs to be ready. I know my vendor is ready but I have no clue about the new build at the end of chain. I can't presume it's complete as it wasn't due for completion until end of May. So I wonder where 12th May has come from. I also need to give notice on our rental which I haven't done yet as I'm waiting for some sort of guidance from my useless solicitor.
